I recently rented a house through Martins & Co. From start to finish, William, Dean, and Rachel were incredibly helpful and made the entire process smooth and stress-free.
William and Dean guided me through each step of the rental process with patience and professionalism. They were thorough in explaining all the necessary paperwork and requirements, ensuring that I understood everything before proceeding. Both as a sales and letting agent, Martin & Co in Crystal Palace is a pleasure to deal with. Not something I've ever said about any other estate agent or lettings agent/manager. Everyone there is just so nice, efficient, helpful, swift to get back to you - almost unheard of in the property business. There's none of that pushy, wheeler-dealer attitude that so many estate agents have, which makes you mistrust them. On the contrary, their honest, straightforward, personal style makes you feel at ease and well supported.
If it weren't for the cheerful, common-sense, pragmatic, can-do approach of James Gough when I was buying my flat, I don't think the sale would have gone through. The vendor and his solicitor seemed intent on hindering the process and pulled out of the sale at one point, which made my solicitor advise me to walk away. But thanks to James, we managed to seal the deal - and get a last-minute lease extension. The fact that he is a solicitor by training is also very reassuring.
Normally, I would try and manage my own rental property, but because James was such an ally over the purchase of my flat, I kept the team on as managing agents - and am 100% pleased that I did so. So many little things go wrong or come up, and they just deal with them with the least fuss and expense. It's so nice to deal with real people!

I have just sold my flat through James and team at Martin & Co.Throughout my 10 years of ownership, they continued to be reliable, friendly, helpful, responsive managing agents. My partner and I rented a flat in Fulham from Martin & Co in November. Though the flat had many issues to begin with that needed to be resolved, I am giving them 5 stars due to the tireless work of our property manager, Francesco Moretti, who swooped in and ensured everything was dealt with swiftly and easily (for us, not for him!), which involved him constantly emailing and calling the council on our behalf, really advocating for us, all the while keeping us updated and making us feel heard. These issues did get resolved thanks to his work, and we are now really settling into our flat. I have rented a lot in London and know what a pain it can be to deal with distant landlords/property managers, but this could not have been farther from our experience with Francesco. Would 100% rent from them again due to this experience!

Francesco manages our property, he was a fantastically friendly and attentive chap from the onset who has worked with us and our landlord to address issues promptly and effectively - he’s a truly valuable addition to the M&Co team and we’re glad to have him!

Rented a property through this branch for 8 years and the simple fact is when the landlords pay the estate agents, the estate agents don't want to bite the hand that feeds them. So when you go to them with issues Martin and Co are not great at getting them sorted, through fear of annoying the landlords with nothing but problems. And because there are plenty of other estate agencies out there that the landlords can go to, they seem wary not to rock the boat.
They were never rude to us as tenants. However, weeks after moving in we had issues with rising damp and mould, especially in the bedroom, the walls of which always felt cold and wet. We were simply told it was because we were not putting the heating on enough or opening the windows enough.
Fast forward four years and the same problems were persisting though we were managing with a lot of effort. We did, however, also find out from a tradesman who serviced the boiler every year that the flat had flooded just weeks before we moved into the property through a burst water pipe that sat on the other side of the bedroom wall.
We were not told anything about this prior to moving into the property. We, as mentioned before, had consistent issues with mould and damp and were now finding out 4 years later that there was a big contributing factor to these issues that was hidden from us by both the landlord and Martin and Co.
Needless to say I was very unhappy and even contacted a solicitor as we had gone to great expense painting the flat with anti-mould paint and purchased a large dehumidifier that would be on for around 6-10 hours a day. Both the landlord and estate agency wouldn't comment unsurprisingly which is sneaky to say the least as it screams out guilt.
So ultimately, I would definitely not recommend using this estate agency if you are a tenant as they will always take the landlords side.

Be careful with your deposit. This company is very sneaky and will take at least half of it for 'cleaning' and minor damage which should come under wear and tear if you're an occupant of the house/flat for a certain period of time. They WILL NOT take this into account which is illegal. They will also avoid or defer discussions on the matter to other companies like DPS which makes it harder to claim your deposit back. They will also ignore black mould in a bathroom, even when asked to do something about it, and were slow to reply (weeks) on anything financial. Untrustworthy, unscrupulous and thieving.

I have rented twice in Surrey. Both through Martin & Co. I have found them friendly, honest and responsive and would class them as an example of what a good estate agent should be. I’m about to move in to my new property next week , and have been helped, listened to and even championed. Jevon has been fantastic help and highly professional throughout the whole process. I would highly recommend them!

Miriam surpasses all expectations of an agent in a demanding market. Seeming to always be happy and readily resolves flat maintenance matters with ease. She has made the experience of renting in London, an infinitely nicer one.
