24th Feb 2025 (30 days ago)EDIT - To comment on the below reply, I did not even bother applying, even after liking the look of the flat, knowing that this would be the estate agent we would have to deal with and Stephen's rudeness, just read other reviews on this exact same problem you will likely encounter... I recently attended a property viewing arranged by this letting agency, and I have to say it was one of the most disappointing experiences I’ve ever had. The representative, Stephen, was incredibly rude to everyone in attendance. He showed no respect to all 10-20 potential tenants and acted as if he didn’t want to be there at all. I’ve never seen anything like it at a viewing - basic questions were met with dismissive answers, and the whole atmosphere felt uncomfortable, even overhearing everyone else say how awful Stephen was instead of liking/disliking the flat. A viewing should be an opportunity to get a proper feel for the property, but Stephen’s attitude made that impossible. I strongly recommend arranging your rental viewings through any other letting agency. This level of service is completely unacceptable, and tenants deserve to be treated with professionalism and courtesy.

I cant fault them at all, I wouldn't hesitate to recommend them to friends and family and if I ever need them again they will be my first port of call.

I was given excellent advice and counsel, helping me make the right decision for me and reassuring me throughout the process. Could not be happier with the service.

They always answered our calls and answered any questions we had during the sale. I would highly recommend them.

I just had to follow their guidelines in some minor aspects, and they toke care of the rest, including useful advice. The flat was rented in just a few days. I really recommend them.

Having encounterrd several challenges as a landlord in the past couple of years I have found them to be efficient and fair to both tenant and landlord. A big 'thank'you'

9th Jun 2019 (5 years ago)Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.

14th Mar 2025 (12 days ago)We moved one week ago and I have given time for the dust to settle before writing this review; however I still feel it would be inaccurate for me to give more than one star. As the buyer you definitely feel you are not as important as the seller. Having viewed in August and being unable to view our property again till the day after missives were concluded added to the stress of the move. We haven't considered reaching out to them regarding some issues we've had since moving in to the property as they had no intention of helping us throughout the process. Possibly a good agent for the seller though.

They went through everything with great detail as I was a first time renter and didn’t really know what I was doing. They were both really friendly and answered everyone of my questions. Highly recommend Hames estate to anyone looking to rent or buy:)

20th Mar 2025 (6 days ago)Let out a property that is full of dampness to my partner 5 months ago. We started reporting it 2 weeks after moving in and the advice they gave us was wash the damp away and leave windows open in the middle of winter. There was no ventilation whatsoever in the house until a few weeks ago when they put 4 panes of glass with wee fans in the glass in 4 different rooms but didn't do anything about the kitchen and bathroom that have no vents either. We had broken heaters on the walls but 2 have been broken for months also then a couple of days ago a workman turned up with 2 small heaters about a 1/4 of the size that are on the walls and said that's all you are getting. Emailed Kayleigh about this and said they are not fit for purpose and she said that's all we are getting and that someone will be coming to fit them onto the wall. So this company are a joke and I would be very wary if you are thinking of using them.

The flat went up for sale on Thursday and by the following Tuesday we had an offer for over the home report value. Lesley and Beth make everything really easy and keep you in the loop throughout the process. They are fast, friendly and efficient and we would have absolutely no hesitation in recommending them to anyone who is looking to sell a property.

4th Nov 2024 (20 weeks ago)Best in class! One stop shop for BTL owners. I was introduced to Thomas and Gavin for my first BTL mortgage. Both were diligent, responsive and very knowledgeable. Got me a Fantastic deal in high interest rate market. Once I had secured my property, Gavin mentioned that they do lettings too and impressed by my first hassle free mortgage experience I decided to trust Gavin, Kasim and Hayley to get my property on the market and manage the letting. Again, super fast, efficient and no nonsense approach. I have recommended their service to everyone I have comes across looking for mortgage or letting services. Their promptness and clear open communication is an absolute winner. Looking forward to doing more business with them.
13th Mar 2025 (13 days ago)Used Fraser Kelly to sell our family home. The service from Fraser is second to none. He is there 24/7 for any questions, he gave his honest opinion for anything we asked. The feeling we got when first met Fraser was genuine honest and looking out for you. There was no pushy sales pitch or hidden agenda like I have heard about other estate agents. He genuinely cared and you just felt he would do the best for you selling the house. He has a lovely welcoming manner and knew he would sell the house to its best. The pictures and video footage (including drone footage) were superb. Friends and family commented on how amazing the house looked. We were kept fully informed of every stage, he done all viewings weekdays and weekends. The house was sold in 9 days from going live to a closing date with a fantastic amount of interest and ultimately an incredible amount of offers to choose from which we were delighted with. I can’t thank Fraser and his team enough for all they done and wouldn’t use anyone else. Top class estate agent but more importantly a lovely genuine person.
