What we appreciated most was his great sense of humour and the fact that he actually treats you like a human being, rather than just another transaction. He kept us completely in the loop at every single stage of the process. Unlike other agents we've encountered, he was never evasive—he gave us straight answers, answered every query promptly, and worked tirelessly to make sure the purchase went smoothly. Andrew was also great whenever we spoke with him, providing fantastic additional support and keeping everything on track.<br><br>Thanks in huge part to James's exceptional service and care, we successfully completed our purchase and happily moved into our new home last week! If you want an estate agent who treats you with basic manners, respect, and true professionalism, go straight to James and the team.
19th Mar 2024 (2 years ago)It's taken me a couple of weeks to get to write this review but the team at Leavenheath have been fantastic throughout this protracted sale having produced three purchasers over the period. The first was affected by Liz Truss the second someone trying to buy involving Cryptocurrency (you couldn't write it) They stuck with me throughout the whole process and found the third and successful buyer. Availability on the telephone and communication in general was great. They clearly smoothed what would otherwise have been a very bumpy ride in the market we were selling in. Thank you all

Jackie was so kind and helpful throughout the entire letting process! She kept us updated at every turn and was an utter pleasure to work with, she made everything so painless! She was so thorough with making sure the property was up to a high standard when we got the keys, after dealing with London letting agents who couldn’t care less this was so refreshing! I can’t recommend Grier & Partners enough, especially Jackie! Thank you!!

15th Oct 2026 (20 days ago)I wanted to share my recent experience with Lamb & Co following the completion of my first home purchase.<br><br>From the very beginning, the team were incredibly helpful, friendly and professional. They made me feel at ease when showing me around the property and were always happy to answer any questions I had.<br><br>A special mention goes to Jo, the Sales Progressor, who was absolutely fantastic throughout the purchasing process. Things became a little stressful at times when dealing with the solicitors, but Jo was always on hand to offer support, keep me updated and help move things along. Her help was genuinely a lifesaver and made what could have been a much more stressful experience far more manageable.<br><br>Overall, the whole team have been so helpful and supportive, and I’m incredibly grateful for their help in making my first home purchase a reality. I wouldn’t hesitate to recommend Lamb & Co to anyone looking to buy a property!

No ownership taken by any member of staff when enquiring about completing standard land lord/letting agency jobs where property maintenance is required to maintain a safe living environment.

5th May 2023 (3 years ago)Very disappointing… they didn’t vet the viewers carefully enough and had a lot of time wasters . Marketing of the property was such that offers were coming in way below what the property was worth. When I asked them to take the property off the market it took them days to take it off Rightmove and they still haven’t been round to collect the For Sale sign or indeed return the spare set of keys we lent them .
24th Jun 2025 (1 year ago)Very poor property description initially - evidently no research of the area undertaken and lack of property features included as well as some inaccurate information used. Having given some pointers of the positives of the property and locality, they basically used all of my wording resulting in having described the property ourselves and providing the sales pitch for them. No communication whatsoever in 3/4 months. No signs of additional effort other than listing on basic sales sights (eg rightmove etc) Different advice given by different staff members. Request for partial refund of advertising fees completed ignored after complaint and subsequent dis-instruction, we didn’t even receive a reply or acknowledgement of this.
20th Oct 2026 (15 days ago)Chapman Stickels are a first class agent, friendly, experienced and above all very professional. They achieved many viewings, found more than one offer and remained extremely helpful until long after completion. I don't think one could find a better agent for this area.

3rd Nov 2026 (1 day ago)We lost of buyer as we couldn't find anywhere to buy. But Joseph's sold it again quickly after we did find somewhere, and thereafter a smooth selling experience.

2nd Jan 2026 (10 mo. ago)Amazing Service! Lola showed us round multiple times on different occasions at first which you do not see much with EAs so that was very helpful. After having a bid accepted, Chris and Lola were both very helpful. Very responsive, proactive and took things into their own hands when there were issues with solicitors and if we had any questions regarding the house or any processes. No hassle at all. Would definitely recommend and would happily use them again if we ever sell :)
18th Dec 2025 (10 mo. ago)This agency gives me rather dubious vibes. There are no Google reviews, and the only review I’ve been able to find mirrors my experience exactly. We have been attempting to arrange a viewing for over a week. When they eventually responded, it was via a late-evening text message suggesting a Sunday viewing at a very specific time, with no alternative offered. I’ve never previously encountered Sunday viewings, but more concerning was the complete lack of flexibility or willingness to accommodate. As a prospective buyer, this has been enough to put me off the property altogether, as I can only assume the process would be equally difficult further down the line.

We had switched from another agent where progress had stalled, but Ben Walsham turned things around immediately. He brought through serious, qualified viewers, and within a handful of viewings, a solid offer was negotiated and agreed. Ben went above and beyond from day one.<br>?Once under offer, Maddie in sales progression was an absolute lifesaver. Conveyancing threw up plenty of complications, but Maddie was proactive, tenacious with the solicitors, and kept us fully in the loop so we never had to chase.<br>?We completed today and couldn't be more grateful to Ben, Maddie, and the entire team. They are genuinely setting the standard for the estate agency industry.
