Went to the house we're interested in and spoke to the owners in person instead. They are disappointed to hear this. Looking to deal with them privately now.

23rd Mar 2019 (7 years ago)Bleak- 11th Jan 2026 (11 weeks ago)They seem to only be a 4-5 star letting agent if you are a landlord or seller. If you are renting with them good luck to you. Really slow response times, been without a washing machine for months, reported it as per procedure and they did send someone to see it, the guy told me it is indeed broken and he’ll get back to us/them, and have heard nothing since! Having to do my laundry by hand since before the new year, it is depressing. Hoping that they will one day remember we have been paying rent on time for 8 years without any issues and have done our best to keep the property in good condition. Tried to phone about this before the holidays and some guy answered, didn’t even give his name and hung up halfway thru me trying to ask about this issue, I even made sure to call outside of lunch time to make sure nobody was inconvenienced! I understand that they manage alot of properties and it is probably not easy. They probably do their best but there really should be a faster reaction to fixing something as necessary as a washing machine that did come with the flat. Just really sad, but what else can you do, leaving an honest review I suppose

Keller Williams Scotland must also be recommended for their diligent handling of the final handover.

Rachel and her colleagues were so friendly with numerous problems we had trying to use our online forms and helped all the way through a maze of online forms. Thanks again. 23rd Sep 2025 (6 mo. ago)My wife arranged a viewing in New Cumnock, travelled for an hour to get to it and nobody turned up. There was someone in the property but they would not answer the door! Nobody is answering the phone at the office or returning emails. A very, very unprofessional company! Please think before using Glow Homes ….. Wasted time and petrol……**update, now been blocked from their facebook page for stating these facts…..???????????. ***update 2, was phoned by the director who would not take our concerns onboard and was more interested in a bad review to the very poor service we received today. I explained that no one would answer the door to the viewing, so naturally the first step would be to phone the estate agent. No one was answering their phone (turns out the office was closed), we emailed the office to which it took 1 1/2 hours to respond! Not much help there. Me wife and mother in law had travelled some distance for the viewing, so were almost home when they received the email. These are all facts. We asked why they were arraigning viewings when the office was closed and nobody could be contacted on the phone. When the ‘director’ phoned he passed the buck with loads of excuses, these are all facts! We were offered petrol money, but was hung up on before we could arrange this…. Hopefully they take on board our concerns before anyone else is highly inconvenienced………….
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

11th Mar 2026 (21 days ago)My wife and I recently sold our house and moved to a new home in Ayr. It had been nearly 10 years since our last house move and the most stressful of things to do. I have moved about half a dozen times over the years and I can honestly say I have never found an estate agent that I trusted. The majority seemed only interested in making money from you with little input or effort. I have used a good few and all been the same. This time I noticed some new options in the market and we reached out to Belmont Property. All I can say is I am so glad that we did. The service from this dedicated, knowledgeable bunch of honest hard working guys was absolutely superb, night and day to all the rest. They genuinely care about you, they were in no rush, taking time to answer all your questions and concerns, they talk common sense and not nonsense, They give you an honest opinion and there set up from house survey to home report, the fantastic use of the enhanced marketing and drone survey to them actually arranging and doing all your viewings and negotiations for you is superb. What they discussed with us was exactly what played out, what they said we could maximise and achieve was exactly what we did, the way they market the asking price in relation to the home report value was 100% accurate and had viewers coming in numbers despite it being in December. Our house was effectively sold in 2 days. They believe in doing all the work and earning what you are paying them and on top of this gave us good advice on our purchase too. From what I have seen online, with the amount of properties selling fast, then I am not on my own. I cannot emphasise how genuine, how knowledgeable and how lovely this team is at Belmont Property. I can guarantee nobody comes close. To add to this, having seen some distasteful posts from other firms on FB, they conduct themselves with modesty and dignity too. They are the Leo Messi of Estate Agents in Ayrshire and you would be crazy to choose anyone else. Massive thanks to Richard, Barry, Donna & Stephanie. 5 star doesn't do it justice

Lynne provide support and guidance above and beyond anything I have ever experienced with an estate agent! I cannot fault a single thing and can only praise her level of commitment to getting your property sold for the best value possible. Her advise, enthusiasm and help every step of the way really made it feel like a team effort! Kept updated at every point. Something I have not known previously selling a property. I would 100% give my full recommendation for Cecchini Property and Lynne to anyone considering putting their home on the market.

There were a few issues along the way and it was a particularly long process with buying and selling (through absolutely no fault of Gavin or Arrowhead ), and Gavin kept us up to date and advised throughout and was particularly helpful getting things over the line as our deadline approached. Would highly recommend using Gavin and his team and would use them ourselves if we’re ever brave enough to move again. Thanks to all.
