23rd Mar 2019 (7 years ago)Bleak- 17th Jul 2026 (9 days ago)Very poor service, submitted a verbal offer with via phoning the estate agent for a property at Oswald Court on the basis nobody else had submitted a bid on the property at that time. Received a call over 3 hours later to say someone else has had submitted a bid which the client had accepted. At no point was I informed of someone else submitting a bid.<br><br>Was given no further options and basically left with "tough luck".<br><br>Sent a written email of complaint as instructed on the website over 10 days ago to raise my issues with no response as of yet so doesn't look like I'm getting one.<br><br>Wouldn't recommend to use, been dealing with estate agents for nearly 6 months as a first time buyer and this is the only estate agent which has made me feel unwelcome and unsupported.

While the agent, Rachel, was pleasant during the viewing and check-in process for 2B Orchard Avenue, her behavior changed completely once I moved in.The property itself was completely unlivable—miserably cold due to old, inefficient radiators. When I raised valid complaints about the heating, Rachel became insulting and hostile. Upon leaving, she deducted more than half of my deposit using completely fake reasons. The stress of this tenancy was so severe that it forced me to relocate and even leave my job. Disgraceful
10th Jul 2026 (16 days ago)Faultless from start to finish.<br>Michael knows exactly how to sell your house, and who to sell it to.<br>My property didn't even have time to hit the market - a "coming soon" video on social media was all it took, and 2 days later I accepted an offer significantly over home report value.<br>Michael had pre-vetted the buyer so there was no chain and we completed on the date first agreed, with zero hassle.<br>Would I use Montgreenan again? Yes, in a heartbeat.

I met Julie at the property and she showed me around and we had a good chat during the process. I explained my situation and I can’t say how relaxed and better I felt. Julie made me feel very relaxed and at ease. Unfortunately after Julie left I felt less supported, I have closed my tenancy and left the property. I am upset how much was taken off my deposit at the end of the day, when I had issues it wasn’t resolved and when rat issues started the cheapest option was gone for<br><br>Unfortunately seemed to go downhill after Julie left felt less supported and I felt the end situation was handled poorly. I could dispute it but I just want the hassle over and done with
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

17th Jul 2026 (9 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
