I can't recommend William H Brown in Yeadon highly enough. Selling a property especially during these uncertain times could have been extremely stressful but Elle and Vicky were always on hand to answer any questions, alleviate any concerns and talk me through the process. From the very beginning to the end of selling my house, Elle was always there and I'm not sure I could have done it without her! The time and care invested into myself and my house sale was above and beyond what I'd expected. If I could give 10 stars I would!... Read more

WH Brown contacted us when our original estate agent hadn't sold our house. My husband met with the manager (as I was away on holiday) and went through their sales pitch and he was given a card which quoted 1.1% charges. When I arrived back went, I into the office for a quick chat and to sign the paperwork - this was my error as I didn't fully check what had been written. It turns out I signed for a fixed fee and not the 1.1% which has cost us an extra £900+. When we realised the mistake and contacted WH Brown, they were not interested in this at all - even though they spoke to the original manager and he has some recollection of this. When the brochure was sent through to us, it was a shambles. The photo on the front was done on bin collection day so had wheelie bins featured on the front, there was a spelling mistake and 3 typos in the description, measurements incorrect in some rooms and one room missed off totally. We felt some of the key features such as new windows, doors etc should have been included. We had no contact with them until they showed their first clients round which was some 7-8 weeks from first signing. I came home to find lights left on and the back door unlocked! At about 10 weeks during the sale, we got a phone call to say the office was closing down and the office at Yeadon would be taking over the sale. To start with everything was fine, they found a buyer within a week but then communication was poor. Any messages left never got through to the right person - and although apologies were made when we did finally speak to the agents, we felt that once the sale had been made they didn't keep up the same enthusiasm. Would I recommend them - absolutely not. I appreciate the charges made should have been checked by myself before signing but we also put our trust in the agents as this was our first move for 35 years.... Read more

Appear to be purely reactive. Only 3 viewings after 17 weeks! Lost proposed purchase as a result. In the 20 week total contract period, more interest/communications received from other local agents than Ribston Pippin. Complete waste of time!... Read more

Belvoir Review I came to property letting some 6 years ago engaging Belvoir to mange for me, the advice and direction offered by Belvoir has been central to the success of the project, many thanks to Glen. Belvoir has given professional help and knowledge across all things. Problems encountered on the way including structural and regulatory requirements have been handled smoothly and cost effectively. Maintaining an amicable bridge with tenants ensuring that things do not escalate. The whole team has been helpful and good to communicate with, shouldn’t mention names but Amie and Sarah have kept me supplied with statements and bills efficiently not forgetting Harry who has managed what to me are large items for example roof replacement, rewire and complete decoration with ease, not to mention speed. I have the situation now of selling a property and have had no hesitation in engaging Belvoir to manage the full sale. I would recommend Belvoir to any one considering renting out for the first time and the more hardened larger property owner.... Read more

The staff was very good but the preparation of the apartment was very poor, which has to reflect on the company. Many areas were not clean and the shower head didn't work, flying off at the first attempt at a shower. Great introduction to my new home. The inventory was not correct in several areas, which is potentially very serious for the incoming tenant. Fancy repair reporting system online but in view of my concerns, felt the company should have talked to me about these issues. Also, I don't see why I have to go online to register a complaint or anything else. Being in the midst of moving is very stressful; a call from them would have been appreciated. Very poor customer service.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
