I even live overseas and had a buyer try and reach out to me privately to bypass them, and Keeley, Helen and her team kept their utmost composure To ensure a safe and swift transaction, despite negative experiences from the Potential private buyers trying to bypasses system. They personally went out of their way and above and beyond to do everything in their power and would recommend them in heartbeat.

21st Aug 2026 (5 weeks ago)Honestly avoid this branch. We moved into our place a month ago with venerable and the management has been shocking. Even you log an urgent issue you just get completely ignored .The contractor they given endless excuses about being away or having accidents and don’t show up on the time he promise . They literally do not care about you at all once you sign the contract and move in. Zero communication and terrible customer service.

He showed me around the property, explained everything clearly, and answered all my questions.<br>Robert was really helpful and made the whole viewing feel relaxed and straightforward. I really appreciated how approachable he was and how he took the time to make sure I had all the information I needed. I’d definitely recommend Robert to anyone looking for a friendly and professional estate agent.
24th May 2026 (18 weeks ago)Had an absolutely awful time attempting to get a flat with these agents. We had to constantly call and ask them to actually do the job they said they were going to. Only to then find out they'd given another applicant the property without even telling us because they had "better references". The issue being they never completed our references or actually looked at our documents?? No reason given by the agents of why they never completed our references, they honestly sounded like they couldn't be bothered. Wasted a week of our time when we need to be moving soon, will never be looking at a property through this estate agents ever again.

The issues we report are handled with priority and sorted quickly. All the associates working there are very kind and acknowledge all the calls and emails quickly. Overall a good service and I would definitely recommend them to my friends who are looking for houses to buy and rent.

6th Sep 2026 (21 days ago)Avoid this company they made buying our first home an awful experience. I’d especially advise you to avoid Susie Ralston and Paul Howell. Told me the role as an estate agent is to list and sell a property and any chasing of a chain is simply a good will gesture and falls outside of the estate agent’s ethics.<br>They had the audacity to advise thier contact log showed 32 contact points since April. Yes 32 times I had to chase and ask for updates to which I was met with nothing meaningful and to contact my solicitor. They also had the cheek to say I knew the vendors daughter in law so I had updates from them - shouldn’t have to justify I know sometime from a school run not personally as a friend.<br>Ignored my complaint request for compensation.<br>Property onbudsman is my next step.
14th Sep 2026 (13 days ago)After over 6 months listing with other agencies and very little to show for it we switched to Haart and could not have been happier with our choice. Joe and Stewart have been fabulous and took our sale through to completion very quickly. Communication was flawless, we were kept regularly up to date and they gave great advice and support as the offer came in and sale progressed. I would 100% recommend them and we will definitely use Haart again in the future.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Aidan gave expert and experienced advice on market pricing and advertising aimed at the most likely section of the target market. When it came toward the sharp end of offers and negotiations Aidan was calm, professional, polite and clear with his advice to us. We are convinced that we could not have sought out a better more committed agent who never once did not answer the telephone or respond promptly to an email. Top drawer service and very much appreciated. Very highly recommended.
23rd Sep 2026 (4 days ago)Our experience with Linley & Simpson has been genuinely horrendous. We were left living with severe damp and mould for weeks, alongside a flea infestation despite having no pets. I have severe asthma and became so unwell in the property that I had to be blue-lighted to resus several times fighting for my life. Yet despite repeatedly contacting Linley & Simpson, we were ignored, belittled and left chasing for updates. I’m actually putting my medical records on here as proof, that’s how serious this has got.<br><br>Repairs took an unacceptable amount of time, leaving us without a usable kitchen and forcing us to pay for alternative accommodation ourselves. At no point did we feel that the seriousness of the situation was being taken remotely seriously.<br>We are young tenants, not nuisances. Having a safe, habitable home should be the absolute bare minimum. The lack of communication, urgency and basic consideration throughout this situation has been appalling. I would seriously think twice before renting through Linley & Simpson.

7th Sep 2026 (20 days ago)Working with Lauren at The Home Movement has been amazing. She marketed our property well and had it quickly sold. We also quickly resold the property when we lost our initial buyer. From that point, Lauren was communicative and present right until the day we moved (and beyond). She was fundamental at passing information and keeping things moving - often informing us of progress and changes before our solicitors did, coordinating between the chain, and generally ensuring a swift exchange and completion could happen. I would highly recommend Lauren and The Home Movement.
