2nd Jun 2026 (25 days ago)“As a ‘snail without a shell’ (meaning someone who does not own their own property), whenever my tenancy agreement comes to an end and I have to face rent increases from landlords or an unsatisfactory living environment, I need to look for another place to live. What I hope for most is to find a suitable new home as soon as possible, and a professional, reliable, and efficient estate agency is truly indispensable. I am a UK visa holder, and my visa expired at the beginning of May. Although I had already submitted my application for permanent residency in early April, I had still not received the approval result while searching for a new home. As a result, many landlords were unwilling to rent their properties to someone in my situation, and most estate agents tended to avoid difficult cases and were not very willing to help me. However, I was extremely fortunate to meet Mr. Sharma from Ritz Properties. During the last weekend of April, he arranged for me to view a rental property. After understanding my immigration status and permanent residency application situation, he remained very positive and proactive. He immediately arranged for a referencing company to carry out the preliminary rental procedures for me. Whenever I encountered any problems during the process, he responded very quickly to my emails and WhatsApp messages. With his assistance, I successfully signed the tenancy agreement and received the property keys in mid-May. Before moving in, there were several minor issues with the property’s facilities and appliances that required immediate attention. Every time I contacted Mr. Sharma, he handled each problem with a positive and professional attitude. Having lived in the UK for five years, Ritz Properties is the best estate agency I have ever dealt with. 25th Mar 2026 (13 weeks ago)Martin and co manage the property next door to mine which is noisy and overcrowded- noise from the house including slamming doors, shouting and taxis coming and going at all hours upsets both myself and other neighbours on the street. I have complained to Martin and co numerous times but they have failed to deal with the issue.
17th May 2026 (6 weeks ago)Showed us a property and told us we could sign, but we had to answer some questions for the landlord first. We filled these out on the day and sent them off, however Haus sent them to the wrong email address. After hearing nothing from them, we chased them up and they informed us of their error, telling us they would fix it. A week later, we heard nothing again, and when we rang they told us another group had viewed and signed the house straight away (which we tried to do but Haus messed up). They didn’t even bother to tell us the house had gone. Poor communication and unprofessional. Disgusting.

I wouldn’t have even viewed the apartment I ended up buying if she hadn’t taken the time to really listen to what I was looking for and suggest it. It turned out to be exactly the right place for me. I particularly appreciated her kindness, responsiveness and communication throughout the process. She was always helpful, kept things moving smoothly and made what could have been a stressful experience feel much easier. Her recommendations for solicitors and mortgage brokers were excellent, and everything worked together remarkably well as a result. Thank you, Jess, for all your support and guidance. It has made a real difference.

When the sellers timelines and plans started to change and closing the purchase started to get more challenging, Victoria was excellent in communicating messaging, keeping me up to speed and helping to eventually execute the purchase. Would fully recommend.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
