21st Apr 2026 (15 weeks ago)My property was not advertised on their Enfields site for a number of weeks .. i picked up on this & got an apology & said they were having a few problems.. while in contract with them they sent me 2-3 property's that i might be interested in...poor service in my opinion.

They are genuinely warm, approachable, and professional people who worked incredibly hard to achieve a very strong sale price for the property.<br>What impressed me most was their commitment to keeping the transaction moving. They consistently chased all parties involved, including solicitors and buyers, and stayed on top of every detail right through to completion. Whenever progress slowed, they proactively followed up and did everything possible to keep matters on track.<br>I know I probably tested their patience at times with my many questions and requests, but they were always helpful, responsive, and supportive. Their dedication and professionalism made a challenging process much easier to navigate.<br>I would like to sincerely thank both Richard and Emma for all their hard work and support. 17th Jun 2026 (7 weeks ago)Excellent experience using Crown to sell a house. From start to finish they were extremely professional and ensured great communication throughout the sale. Valuation was totally in line with our expectations, and the advice on setting a sale price was valuable. Visits started within a week of the valuation and we accepted an offer within two weeks of that. Crown handled coordination with the buyer and solicitors and ensured everything moved along smoothly. I wouldn't hesitate to recommend them.

It is a very difficult and sensitive time for me and the staff at Park Row have shown compassion and sensitivity towards me at all times. I would highly recommend them.

24th Jan 2026 (6 mo. ago)Have been horrifically harassed by my next door neighbour who Movemaker are letting agent for. Rang several times complaining of domestic abuse within the home (including police) and neighbour keying my car, tipping a FULL wheelie bin of his rubbish bin on to my property and throwing dog feaces while being verbally abusive, all when intoxicated. This letting agent ignored my complaints which has resulted in police and CPS involvement, also, I was informed by police that they were not letting the owner of property know all this abuse was happening to me and was kept a secret. I would not recommend anyone to rent their property through them.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

15th May 2026 (12 weeks ago)Although we haven't quite reached the exchanging contracts stage of our house sale, it's worth commenting on the service we've received up to this point. Enfields have delivered a highly professional experience from start to finish. Granted there was a slight delay in the production of our brochures but other than that small matter, we've been super happy with how we've been looked after by the team. Frank and honest conversations at the start of the process about expectations and the reality of the market, great advice on the approach to take, a fun day of staging and photos (with some fabulous results). Then, from the moment we went 'live', Joanne has been great at liaising with us at every step to update on viewings, feedback, and now the particulars of the sale. Would definitely recommend if you're looking for a highly professional and credible agency run by people who truly care.

From the moment I first spoke to them to booking the valuation to meeting them it was a breath of fresh air. I've bought and sold a large number of homes in my time but one thing is for sure I will only ever use Kestrel Again. The photography, the service, the communication, and the amount they achieved everything was perfect.

30th Jul 2026 (5 days ago)This is the second home I've sold with Red Roots, but the first time I've had Steve looking after my sale, and I honestly couldn't have asked for anyone better.<br>From day one, Steve was friendly, approachable, and always on the ball. He kept me updated throughout the whole process, was quick to answer any questions, and made everything feel so much less stressful. We got on so well that it genuinely felt like dealing with a friend rather than just an estate agent.<br><br>Nothing was ever too much trouble, and I always felt like I was in safe hands. His professionalism, communication, and support were second to none.<br><br>A huge thank you to Steve and everyone at Red Roots for all your hard work. I really can't praise Steve enough and wouldn't hesitate to recommend him and the team to anyone looking to buy or sell a home.

26th Jul 2026 (9 days ago)Hello everyone,<br><br>I want to share my experience with this company—if you can even call it an agency.<br><br>At first, they kept calling me. I ignored them several times, but eventually they convinced me to sign a one-year contract as a landlord so they could manage my property and find tenants. Since it was my first time renting out a property, there were a lot of things I didn’t know, and unfortunately I overlooked some important details in the contract.<br><br>They found tenants, but they rented the house out by individual rooms, which is not very convenient. Later, the person who had passed the referencing checks moved out and left someone else living there instead. As far as I understand, this is a breach of the tenancy agreement.<br><br>The tenants often pay late, but even when they do pay and send me proof of payment, the agency still delays transferring the rent to me. They ignore my calls and don’t respond to my messages.<br><br>I even went to their office, where I was told that someone would call me back within five minutes. They did call and promised to sort everything out immediately, but another week has passed and I still haven’t been paid. Now they’re telling me they will send me an email explaining what they are going to do, while they continue holding my money.<br><br>This has been happening every single month. I still have five months left on my contract with them, and I honestly don’t know how this will end. I have a feeling they’re going to cost me even more money.<br><br>At least it has been a valuable lesson, and my advice is simple: avoid this agency and choose a professional one that keeps its promises and does its job properly.<br><br>Hart Estate has been completely unprofessional in my experience, and I would strongly advise anyone considering them to stay away from them.. !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!I am updating my previous review because the situation has become even worse.<br><br>I still have not received the money I am owed. For June, I only received half of the payment, and for July I have received nothing at all. Nobody seems willing to take responsibility. Every time I contact the agency, I am ignored or one person blames another. I have been told that my case has been passed to the director, but nothing has changed.<br><br>This is not the first time this has happened. Around three months ago, my payment was also delayed for about a month. The director only contacted me after I said I was considering legal action. I was given an apology and promised that I would receive the money soon, but it is disappointing that it takes that much pressure before anyone responds.<br><br>I have sent multiple emails and have received no reply. I feel completely ignored.<br><br>I even offered to let the agency keep their 6% management fee for the remaining six months of our contract if they would simply end our agreement, but they refused.<br><br>At this point, I am considering asking my tenants to pay me directly instead of paying through the agency until this matter is resolved. My tenants have also expressed that they are unhappy with the service they have received.<br><br>I hope this issue is resolved as soon as possible, but based on my experience I cannot recommend this agency.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

17th Jul 2026 (18 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
