Your team has changed our view of estate agents after an awful experience last year with another local agent and many complications. They are responsive, helpful, communicative and actually nice people, who recognise they are dealing with human beings selling and buying homes, not just focused on the numbers. I would particularly highlight that Feroza is kind, calm, supportive, responsive and reassuring when things get stressful. And also thank you to Robbie for your efforts and reassurance at various points along the way. I would absolutely recommend selling through Barnard Marcus Mitcham.

We recently had a slightly unsettled handover when our previous property manager left, but our new property manager, James Mander, has been absolutely fantastic always quick to help and resolving any issues as soon as possible.

The property was handed to us in a great condition. Ines and Sean have been really helpful in communication and checking in between us and the sellers. We are really happy with this purchase.

He was communicative, proactive and highly professional, liaising closely with the buyers and all parties, to ensure everyone was aligned and working towards an agreed tight completion date, that was achieved before Christmas! Dan really made a difference in making this happen. Dans knowledge of the local market and ability to deal with any tricky situation gave us a lot of confidence. His calm and considered approach, in particular, made what can often be a stressful process feel easy and reassuring from start to finish.

I was looked after very well by Tegan, who is very professional and thorough. She went to great lengths to arrange a viewing for the original apartment, which had already gone by the time I was available. Tegan then went above and beyond to curate a suitable alternative and arranged a viewing on the same day. This was an even better apartment, which I signed up to straight after visiting. All the paperwork was made as easy as possible l and I am looking forward to moving in. Would thoroughly recommend Tegan and her Kensington team for your next amazing apartment.

12th Mar 2026 (27 days ago)Before renting a flat managed by this company, I would not have expected the experience to be so difficult. The points below describe my personal experience during a two-year tenancy so that others can form their own opinion. The only person who consistently appeared helpful during my interactions was Kamran. He was friendly during the property viewing and stepped in a few times when I was struggling to get responses regarding certain issues. The check-in report stated that the flat had been professionally cleaned. However, when we moved in, it appeared dirty and dusty. We had to request additional cleaning and provide photos before the issue was addressed. The company presents itself as carefully selecting tenants. However, during my tenancy the experience with other tenants in the building was mixed. Some tenants regularly held late-night gatherings and there were occasions with loud arguments during the night (around 2–4 a.m.). There were also times when people were sitting or lying in the common stairway area, which raised safety concerns for me. These situations made the building environment difficult at times. During the tenancy we encountered a mouse in the flat. The issue was reported immediately with photos. Pest control was arranged only several weeks later after additional follow-up. I suggested that pest control might be organized for the entire building as the company manages all five flats but this was declined. A similar issue later occurred in another flat in the building. Over time it became clear that several windows in the flat were poorly sealed. There appeared to be gaps between the window frames and the walls, which allowed cold air to enter during colder months. We purchased insulation materials ourselves to reduce the drafts as it cause chronic back pain for me and wife. Because previous maintenance requests had taken a long time, I decided not to raise this additional issue formally. While contacting utility providers, I noticed that the gas supplier associated with the property had changed at some point. When I informed the property manager, I was asked to urgently switch back to the previous supplier as tenants were reportedly not allowed to change providers. The process took around three weeks and several hours of phone calls. After informing the property manager that the change had been completed, I was told that returning to the previous supplier had actually been optional. Some items in the flat (such as old bedsheets, pillows, and a mattress) appeared very worn. I suggested replacing or disposing of them, even offering to purchase replacements myself, but I was told they needed to remain in the property. As a result, I had to store these items during the tenancy, which took up space. At the end of the tenancy, I also asked whether the landlord might want me to leave some useful items I had purchased. I was instructed to remove everything and informed that leaving items could potentially result in a removal charge. Mould appeared periodically in the flat, which may have been related to ventilation issues. I arranged professional cleaning through the company recommended by the property managers. Despite this, I was charged over £100 for several minor issues noted during the checkout process (for example small marks or minor damage). The soundproofing in the building was very limited. From the bedroom it was possible to hear neighbours using their bathroom and other everyday activities. Combined with late-night noise from some tenants, this significantly affected sleep during parts of the tenancy. I reported the noise concerns to the property managers; a note was sent to the building once, but the situation remained the same. Overall, this tenancy was a very stressful experience for me and my family. After the two-year fixed contract ended, it took some time to recover from the impact of the living conditions and ongoing issues. Based on my personal experience, I would be cautious about renting a property managed by this company.- 15th Aug 2025 (7 mo. ago)My roommate and I worked with Paris and he was exterenely accommodating. 21st Mar 2026 (18 days ago)If you ever looking to buy or sell , you wont find a better agent, they are the best I have ever dealt with, they go out of their way to make you happy and every thing goes smooth, they look after you from start to finish..we were only buying from them but made sure they kept you informed of any changes and chased up solicitors to make sure they were doing there job and had all the info they needed.... I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.
24th Mar 2026 (15 days ago)We’ve just bought a lovely apartment in Chiswick for my mother-in-law through Horton and Garden, and honestly, the whole experience was a pleasure (which I don’t think anyone ever says about buying property!). Stuart looked after us from start to finish and was brilliant—super helpful, responsive, and endlessly patient. He especially deserves a medal for dealing with us managing things on behalf of my mother-in-law… let’s just say her relationship with technology is not her strong point ?????? Nothing was ever too much trouble, and Stuart made what could have been a stressful process feel surprisingly smooth and straightforward. Would absolutely recommend Stuart and the team at Horton and Garden—thanks again for all your help!

10th Mar 2026 (29 days ago)We recently purchased a house marketed through Newton Rowe and though it wasn’t the smoothest of transactions with our buyers disappearing mid-transaction (whilst we were on the market with a different estate agency), Sarah was incredible to deal with. She went above and beyond to ensure the chain stayed in tact, kept all parties constantly informed and followed up diligently until the transaction was complete. There were times when we really didn’t think it would happen but Sarah made it happen! She really offers a personal touch and is an incredible human being. You really get the sense of pride she takes in her work and in actually bringing joy to her clients. She genuinely cares and it shows! I would never think of looking elsewhere and will always recommend Sarah to anyone looking to buy or sell their property. 6th Apr 2026 (2 days ago)Contacted the agents who were eager to show us a flat. Went to view it and the person showing us round knew nothing about the place at all. They were very eager up until the point where we asked about a survey/lease agreements and then we were ghosted. The place we loved and wanted to put an offer in has since sold because they didn't get back to us in time about the papers. Really really disappointed is an understatement. They seem to pick and choose who can put offers in/who they want to deal with.

Tom, Molly and their team went to great lengths to keep us updated regularly via WhatsApp, they got gorgeous photos of our flat and provided us with pragmatic and candid advice all the way through the process. What's great is that they themselves are local so they really know what they're talking about. They're also kind and empathetic people which goes a long way when you're nervous about not selling your property! Thank you so much guys! You made a stressful life event very smooth and manageable.
