19th Mar 2026 (7 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

20th Oct 2025 (6 mo. ago)When I enquired about a property’s asking price and the seller’s position, I was met with terse, dismissive replies from the female agent I spoke to on the phone - a remarkably unhelpful attitude towards a serious buyer. I decided to proceed with the viewing regardless, but communication remained poor throughout. Afterwards, I submitted a formal offer, which was completely ignored. I never received any confirmation or follow-up, and it appeared my offer may not even have been passed to the vendors - which, if true, would be a breach of legal duty. The overall experience suggested a lack of basic organisation, professionalism, and integrity. For sellers, that should be alarming; for buyers, it’s simply exasperating. I would strongly advise caution when dealing with this agency.

2nd Nov 2025 (6 mo. ago)I don't feel they really put any effort into trying to sell our property. The quality of the pictures and listing was not up to scratch. We had to chase for information a lot. I regret choosing them.

From keeping me up to date with what is going on with the sale, solicitors to answering any and all questions I have had. Cannot recommend them enough, if I had to do this all again I would 100% pick Haart!

13th Apr 2026 (21 days ago)We had a fantastic experience selling our home with Cassidy & Tate, and in particular working with Duncan, who was excellent throughout the entire process. From the outset, Duncan moved quickly to get the property listed, organising photography and even helping arrange the EPC, which made a big difference in getting everything live without delay. The listing was handled brilliantly, and within just two weeks we had two strong offers. What really stood out was Duncan’s communication. He was always incredibly responsive, proactive and never made any question feel like a chore. After every viewing, he provided clear updates, which gave us real confidence and kept us fully informed at each stage. He also went above and beyond in practical ways, such as letting the surveyor in when we couldn’t be there, which really helped keep things moving smoothly during a busy period. On top of all that, Duncan is personable, considerate and clearly takes pride in doing a great job for his clients. We dealt solely with him throughout and thanks to his efforts, the whole process felt far more straightforward than it could have been. We couldn’t recommend Duncan and Cassidy & Tate more highly.

As a family of five, we had a lot of moving parts and very specific needs, but they truly listened and only ever showed us properties that made sense for us. That alone made such a difference. What stood out most was how much they genuinely cared. They were always there — whether it was answering questions, giving honest advice, or just reassuring us through the process. Nothing was ever too much trouble, and you could feel they were fully invested in helping us get it right. Their knowledge of the local area was also invaluable. They didn’t just find us a house — they helped us find the right home, in the right place, for our family. We are genuinely so grateful to Gino and Conor for everything they did. Five stars doesn’t even come close to reflecting the level of service and support they provide. If you’re looking to move, you won’t find better people to have in your corner.

He was endlessly polite, unbelievably patient, and answered every single one of our questions with kindness and clarity. Truly, what a gentleman! Buying a property is usually stressful, but Richard made the entire experience feel so much easier and far less daunting. His support and professionalism were outstanding from start to finish. When we next decide to move, Lowthers will be the only agents we even consider. I will be recommending them to absolutely everyone I know!

15th Jul 2025 (9 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

10th Apr 2026 (24 days ago)I called Jamie at One Call Property Solutions Ltd to fit blinds which i ordered from Blinds Direct. It came with top fit fixture to fit within the recess. This meant the screw had to go through the lintel which was a difficult job. Jamie made it look easy and fitted the blinds on the same day. This is my second time calling them with bits and bob around the house. They do amazing job and leave the place clean as well. Looking forward to using the again in the future.

The service I have received has been outstanding and I am impressed with the “due diligence” they have undertaken. Giving the changing legislation affecting landlords, I feel confident that IW Estates will ensure compliance with the law. I also expect that my tenants will have confidence that issues arising with the property they are renting will be dealt with in a timely manner. My point of contact is Ellie Smith and she has been outstanding in terms of advising me, creating new tenancy agreements and meeting my tenants. I know that she is supported by others in IW Estates and my thanks go to them as well as to Ellie. In summary, in my view, a highly professional Company who do everything “by the book” and deserve to do well in the highly competitive lettings business.
