From the first management of the bidding process to the handover of the keys on completion Tom’s was a calm and reassuring voice. We are confident that he served the Vendors well but from the moment our offer was accepted we felt he was on our side too. The very few issues were smoothly managed. A personal touch throughout.

Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. The whole experience felt professional, supportive, and stress-reducing during what can otherwise be a very challenging process. 21st Apr 2026 (8 weeks ago)I recently moved into a property managed by Spectra Property Services, and unfortunately, my experience has been a mixture of good, at the start, and then not so good. At the beginning, the service seemed satisfactory, which gave me confidence in the process. However, things started to fall short. There were delays in receiving my contract early to consider, and essential steps such as conducting meter readings were overlooked entirely - causing unnecessary stress and uncertainty from day one. More concerning was the condition of the property upon move-in. I had been assured the flat would be cleaned thouroughly prior to my arrival, yet it was clearly not done, leaving me to deal with a dusty environment causing many sneezing fits during the night. A particularly distressing incident occurred when I became locked inside the living room due to a faulty door handle. This caused considerable anxiety, and despite reporting the issue, I received no response to my email. Instead, I had to buy door stops to prevent the door from closing on me if the window was open. Overall, the customer service has been unsatisfactory especially as i was told i could approach Spectra with any concerns or teething problems. As someone familiar with regulatory standards and tenant rights, it is evident that basic responsibilities around responding to consumers or tenants has slipped with my case. I would strongly urge improvements in communication, property preparation, and tenant safety before tenants are permitted to move into their homes.

Viewings were arranged quickly and the staff explained everything clearly, no jargon or hidden fees. The team are polite on the phone and respond to emails fast, which makes renting less stressful. Properties are presented well and match the descriptions online. Maintenance requests got sorted without chasing them too much. Fees are fair for the area and paperwork was simple. If you want a letting agent that’s professional, doesn’t mess you around, and actually picks up the phone, Amber Court is a solid choice. Good experience overall.

Heather was very kind and patient with me, answered all my questions (there were lots) and helped me with both selling my house and purchasing my next home. I’ve been kept up to date with every process and phone calls. She has made it so much easier than I was expecting. Very on the ball. Thank you Heather and your team.

He was always available to chat, never made us feel like a nuisance, and his advice was spot on every time. It’s rare to find an agent who is this invested in their clients. He and his lovely colleague Liz pushed our sale over the line when things got tough, and we are now happily settled in a home we love. She was amazing in co-ordinating and managing the chain of solicitors and ensuring the communication never broke down between the parties . We really appreciated her advice and judgement. We couldn't have asked for anything more from Sarah and Rice Chamberlain. We feel like we had exceptional service and value for money. Would highly recommend to anyone looking for an estate agent that will work in your best interests. Would definitely use again if the need arises.
