23rd Jul 2024 (1 year ago)Winkworth were incredibly helpful throughout the process. The buyer and his solicitor messed me around forever at a difficult time for me. Without Winkworth 'on my side', I might well have given up and taken the flat off the market. They always took my calls, always followed up, always got back to me - that made the difference.

His initial valuation seemed rather high to us and was more than other agents suggested but within 2 weeks of listing it we sold our house for slightly more than that price. My only reservation - their recommended EPC provider was unsatisfactory.

The whole team was great, but I especially want to mention Lee and Arzu – they were both so kind, genuine and professional throughout the process of finding a flat for me and my partner in East London. It made everything much less stressful knowing I was dealing with people I could really trust. I’d happily recommend them to anyone.

We had a very smooth purchase process because of his professional attitude and his capability to manage the relationship between us and our new home developer. It has been a pleasure liaising with him. Will recommend Caddingtons and Arthur to anyone looking for a home in London!

I have been very impressed with the way they communicated with me before and after each viewing. I have received the feedback from the potential buyer soon after the viewing and was kept updated from the start to the end.

I was extremely pleased with the support Helen provided me with the sale of my bungalow and she gave me good advice throughout the process. She was calm, determined and professional. Helen organised the staging and photography of the property to maximise all its potential. The property had many viewings and Helen followed up all viewings to ensure everyone had appreciated its unique features. I was kept fully informed of feedback from buyers. Despite my chain failing twice she remained supportive and encouraging. Even when Helen went on holiday she kept in touch with me making sure l was always fully informed on how things were proceeding. She liaised with the other estate agents to ensure good progress was made by all parties. In the final weeks she kept me calm and reassured. I have no hesitation in recommending Elite Homes.

3rd Nov 2025 (21 weeks ago)I am compelled to write this having just moved out of a property. Some of Johns and Co's practices are not only underhanded but illegal. They will try to take money out of your deposit for 'final bills' (eg. electrictiy), despite us having settled these ourselves. We lived in a property that started with a broken dishwasher (they were already aware of this prior to moving in) and a broken airconditioning unit which they did not fix in our entire tenancy. The bathroom was so poorly maintained that during the first week of us moving in the bathroom pipes leaked into the below neighbour's flat. The shower also continued leaking on to the bathroom floor every time it was used because of failure by the landlord and John's and Co to maintain the property. Additionally, we booked a move out cleaning to be done as we have a dog (which we paid additional monthly pet fees for) and we used their desired contractor. For a 1 bedroom and 1 bathroom flat to vacuum some dog hair they charged nearly £800 (it is a 500sq flat) and tried to claim that the upholstery was in a bad state. We had covers on all upholstery for our entire stay there. This upholstery was severely stained and marked when we moved in due to lack of cleaning and maintenance done by the landlord/ John's and Co. Do not rent through them if they are also managing the property and move out process.

I had to chase mostly for feed back on viewings and I never felt that communication was as it was promised in the beginning. It’s a difficult market so it’s hard to say what and how the flat would have sold price wise and time wise in a better market overall I would say average

I’ve introduced a few clients who are looking at opportunities in London, and Freder has been extremely helpful in supporting these searches, including clients exploring both the Romanian and China markets. ???????????????????????????? In a fast-moving market like this, having a team that acts efficiently and communicates clearly makes a real difference. ?????? I wouldn’t hesitate to recommend them. ????

Having seen how they operate in both roles, I can confidently say they run a very efficient and professional service. As a tenant, the process was straightforward and well managed, with clear communication and responsive staff. That positive experience is one of the reasons I later chose them when I became a landlord. Now, with several properties let and managed through them, I’ve found their team to be highly organised and proactive. They handle tenant sourcing, referencing, and ongoing management smoothly, and they keep landlords well informed throughout the process. Any queries or issues are dealt with promptly, which gives real peace of mind when managing property. Their fees are fair for the level of service provided, and they clearly have strong market knowledge across London. They’ve been effective at securing good tenants and maintaining occupancy, which is exactly what landlords want. Overall, my experience with Benham and Reeves has been very positive. I’d happily recommend them to other landlords looking for a reliable and efficient letting and management agent in London. A special shout out to Marc, who has been excellent to work with. He is always professional, knowledgeable, and very responsive, which makes a big difference when managing multiple properties. Marc is clearly very experienced in his role and consistently keeps me updated, provides helpful advice, and ensures everything runs smoothly from a landlord’s perspective. It’s reassuring to know there’s someone reliable overseeing things and handling matters efficiently. His proactive approach and attention to detail are greatly appreciated.
