I rent from Anthony Webb and had an issue with my CO alarm (carbon monoxide)going off which was stressful, but Sophie managed to get the issue sorted within 4 hours and kept me in the loop the whole time, making sure I felt safe and that the engineers were doing everything correctly. You can really tell they care about their tenants, would definitely recommend them if you're looking for an agent who will always be ready to help! *** Update 31/01/2019 (11 days after my review)*** I want to acknowledged that – as requested in our initial formal complaint – the Head of Compliance at Kfh has authorised a full reimbursement of the admin fee we paid to the agency. This attention to the client clearly changes the view expressed in the fist first review. –––––––– 20/01/2019 The most awful experience with a letting agency I've ever had. They simply lied to us until a couple of days before we had to move in, when it was too late and costly for us to withdraw the offer. We agreed on a list of provisions we wanted to be included in the contract. Everything seemed fine, they said the landlord accepted them all, and when they finally sent us the contract to sign, the provisions were missing. It ended up the landlord didn't accept them. We filed a very detailed complaint with all the supporting evidence of what we were told by the agent and they said that what is written on the contract is the only thing that counts. It's a very effective strategy: they say yes to everything, but then, a few days before moving in, they send you a different contract and what do you do? Do you really want to go back to house hunting? Then you have no choice but to accept and lose.... Read more

I auditioned three estate agents for a recent property sale in Oakwood. Sebastien at KFH demonstrated far more knowledge of the local market conditions, than the other agents, so they were engaged for the sale. Good quality prospective buyers were quickly presented. I was regularly updated by Sebastien and James as to the buyer's' negotiation positions. Property sale price was within expectation and not a drawn-out affair, KFH fee was competitive, and the whole process was hassle free. Would recommend KFH based on my experience.... Read more

Very unhappy. I have spoken to your team and have requested the removal of a board which is in the wrong place, only to hear the gentleman on the other side of the phone sniggering under his breath. I was assured that the FOR SALE board would be taken down. I noticed someone from your team attend to the board in which I thought they were taking it down as per our discussion, however I feel like I am being mocked as instead of reallocating the board to it's correct place at the correct property; it was changed from FOR SALE to SOLD.... Ludlow Thompson are a prime example of why estate agents have a poor reputation. Smarmy, dishonest, and unprofessional best sum up our letting experience. Steer clear. We were initially advised that the agreed negotiated price had been accepted but when we went to sign the contracts, the old advertised price was listed instead. First, our agent questioned as to whether I remembered the conversation correctly (he was the one who told me the "good news" of the alleged negotiation- clearly they are lacking basic records), and then he advised that there would be a delay to the move in date as the contracts would need to be amended. Following this, he noted that he would do us the immense "favour" of going ahead on the date as planned but not taking his full commission. He then requested that we give Ludlow Thompson for a positive review because he was doing this "favour" (again, it's not really a favour but more of an attempt put things right in the aftermath of his errors- especially as we had grounds to pull out if the landlord hadn't agreed). He and his colleague then sent me constant e-mails requesting that gleaming review under the guise of possibly winning a free dinner if the review was positive. I don't know who actually believes that nonsense, but certainly not me. I left a semi-positive review because I loved the home, and was also worried about not getting the deposit back in full because not only did I distrust them, but felt that they were quite capable of getting us out of the home if they had a higher bidder. Although gutted, I wasn't surprised to have been served notice at the period of the break clause (not for anything we did). Our neighbour later stated that this happened all the time with our property. When we tried to get support from Ludlow Thompson to find a new property, they failed to respond to e-mails, phone messages, and no one seemed to know whether the agency fees would be needed again in full. One agent advised me that they hate to see people leave at the break clause because "we don't get the full commission". Was looking at a flat they had for rent in Hendon, London. Filled in all forms, to request viewing and they called back the next day - whilst I was at work, so of course I could not answer the phone whilst at work - got home from work and surprise surprise I found an email from these property agents where they emailed me at 5.58pm saying that they request and need me to turn up to the property (I requested) for viewing for 6pm. Giving me TWO MINUTES NOTICE to get to the property. Funny!!!! Funny was, they left voicemail to call back but as I was at work I could not answer a personal call and I was working in an environment where I am talking to customers ALL DAY I could not give my attention to a personal phone call. It was dead funny how they did not not ask where I work, or where I live etc and just ASSUMED that I'd be "free" and would be able to get to a viewing with only 2 minutes notice. Seriously common sense surely applies? I understand you are a business and needs to make money but do your brain should tell you to use your common sense (which should) tell you to give the customer more than 2 minutes notice to get to the property and to double check with the customer first if they are happy with the time and day of the appointment instead of assuming they are and should be free? What if they live more than 2 minutes away? I work at a job where I am in work from 9am until 10pm at night and I work in an area where I have BAD signal at work It also seems these people BRIBE people to write good reviews about them even if and when they write a review lower than 5* they bribe that person to change it to 5*. Just the way these guys have tried to bribe me with an offer of "We will give you so much discount off" for X or Y or Z off if you remove the review and change it. You know what they say, "If it sounds too good to be true" it prob is too good to be true and that there is SOMETHING wrong that they are not telling you about (until AFTER it has been dealt with... We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more
