From initial valuation to completing on our sale took just 7 weeks and was incredibly stress free. Our sale was handled by Sarah who has been fantastic from start to finish. This is not a one-off experience as we have bought and sold houses through Sarah before and can honestly say that she is, hands down, the best estate agent we have ever dealt with! Sarah really knows her stuff, but above all she’s a great communicator with a human touch, which really does make both buying and selling a pleasure. We have had the best experience and wouldn’t hesitate to recommend Colebrook Sturrock.??????????
17th Sep 2026 (1 day ago)We had ongoing issues with the honesty and support we received from this agency during our purchase. Our independently arranged snagging inspector had a failed visit because the developer forgot the appointment and the property wasn't ready. We were charged £399 by the inspector, in line with his standard terms for a missed visit. Rather than holding the developer accountable, a staff member phoned our inspector and questioned his honesty about how the booking was made. The inspector later told us this in writing himself, describing it as "concerning." Only after he pushed back with a clear account of events did the agency admit in writing that we "certainly shouldn't be charged for a service that wasn't carried out," but no resolution was actually offered. Separately, when we queried being asked to cover the developer's solicitor's fees, our own solicitor had already explained the general process to us. Our concern was that the developer wasn't following up as agreed to justify the specific charge. Despite this, we were told the agency was "surprised our solicitor hadn't explained it", which wasn't accurate, since it had been explained. Our actual query was never properly addressed. Our experience was that when we raised legitimate concerns, the agency's instinct was to defend the developer rather than engage honestly with what we were telling them.

23rd May 2024 (2 years ago)I would highly recommend Angela Hirst when looking to rent your new home. So professional and such a friendly service. If I had a question I would get a reply quickly and explained well if there was something I didn't understand. The day I got my keys the agent was very thorough with the inventory check of the property and made sure I had everything I needed before she left. 100% would recommend if I know anyone looking to rent.

29th Dec 2020 (5 years ago)Fine and Country we ok but I feel they could have been better........ The photos were taken in the winter but the house didn't get marked until June because of the pandemic. We felt that the external photographs did not show the house at its best, this was also commented on by a couple of viewings, therefore we discussed this with Fine and Country - their response was "well you approved the photos" . In light of this and having a limited viewings I took it upon myself to take my own photographys with my iPad which I emailed to Fine and Country and requested the pictures to be swapped.

I wanted a quick sale so that my aunt could move into a care home and he achieved this, His recommendations for a solicitor and a house clearer were also very good. I am very grateful to him and would recommend the firm

Always available, always charming, always diligent in following up the slightest lead. 14th Mar 2025 (1 year ago)I wanted to personally thank Toby Caufield for his assistance in resolving a dispute with the seller of a property I recently purchased in Deal. The dispute was nothing to do with Colebrook Sturrock and thus he would have been well within his rights to ignore the issue at hand but he didn't and went the extra mile to assist. I will certainly purchase from them again in the future and highly recommend to others.

After I moved out, the agency made false and exaggerated damage claims — including issues like black mould that I had reported earlier and the landlord refused to fix. Despite multiple reminders, they have still not provided the final inspection report, which is unacceptable and unprofessional. I have full proof of all conversations and the property’s condition. Their handling of the deposit and communication has been extremely poor. I do not recommend this agency.

Both Paul and John-Paul were so patient and happy to answer any questions I had (and I had a lot!)<br><br>I can't recommend them enough if you're looking to buy or sell your property. Thank you both for making my first house buying experience such a good one!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

My house sale went as smoothly as possible with daily updates from james who kept us informed all the way. There were a few hiccups along the way but james always found a solution Would recommend

After a let down from another property pulling out of the sale we found our new property and contacted Danny right away. Danny was very helpful and our sellers were very accommodating in getting a viewing that same day we contacted them. All throughout the process of this purchase Danny has only ever been a message or call away eager to help resolve queries. We would 100% recommend to anyone looking to buy a house in the Canterbury area.
