15th Aug 2026 (5 weeks ago)Horrific lettings department, had a terrible experience of a rental property, the place was dirty mouldy and full of old furniture the day I moved in , I had to decorate & put new carpets in - amongst other repairs, on vacating they tried to keep my deposit ( admitted the garden needed attention) but wright marshall aided the landlord to helping them suggest lots of issues I'd not caused, realising I had evidence of the state of the place they then tried a different tact. Came up with another list of issues , then more . I have obviously taken this up with deposit scheme , I will have to fight tooth & nail to get my money back , I believe they are dishonest and sneaky & would not recommend them nor would I suggest a rental ,they are not trustworthy in the slightest. They work in collusion with the landlord and will try their best to diddle you out of the deposit especially on managed let's.<br>They tried to suggest I'd scuffed walls & needed part of deposit to re decorate ( i had gone to the trouble of filling all holes & redecorating myself ) when I left - I've added photos to show state of the walls the day I moved in and the mess ( look at the wc !!!!) , I'm only showing on here to prove their dishonesty and the bare faced cheek to demand money<br>I had a professional clean , I put new carpets in & left them shampooed.<br>Be careful with this bunch - seriously they will try and have you over. Fortunately I'm a step ahead because I'm already in the business , made sure I had everything to fight with .

10th Aug 2026 (6 weeks ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .

Richard, the branch manager, was exceptional — he clearly loved the house and had the confidence to value it higher than the other agents, and he was proved absolutely right. He was proactive, thorough and incredibly responsive, leaving no stone unturned in finding a buyer at a difficult time. Lesley-Ann was equally professional and proactive, keeping everything moving when the process was in danger of stalling. Both went above and beyond and treated us as though we were their only clients. A genuinely great team — highly recommended.
29th Aug 2026 (20 days ago)Very disappointing experience – would not use again<br><br>I moved out on 7th August and only received my deposit back today, after having to chase and chase for it. This was particularly frustrating given that I had left the property immaculate.<br><br>I was initially told that £150 would be deducted from my deposit for a couple of Blu Tack marks on the wall. When I questioned this, Northwood told me that the landlord had obtained quotes from decorators. However, when I asked to see these quotes, the explanation suddenly changed to the landlord doing the painting themselves.<br><br>So, effectively, I was being asked to pay £150 for the landlord to paint over a few Blu Tack marks themselves. I also requested before-and-after photographs to support the deduction, but these were never provided.<br><br>After negotiating, the deduction was eventually reduced to £75. At that point, I decided to accept it simply because I wanted to get the remainder of my deposit back and bring the whole experience to an end.<br><br>I have rented numerous properties over the years in the Cheshire area and, based on my experience, I would personally say that Stephenson Browne is head and shoulders above Northwood.<br><br>Unfortunately, I would not consider using Northwood again in the future, whether to rent, buy or sell a property. Based on my experience, I would strongly advise prospective tenants, landlords and sellers to think carefully before using this company.
