    Worst company imaginable. Gave us misinformation for over six months regarding entry dates and also told us development was finished when it was not. Double check everything you are told by them. They misled us and we ended up over £18000 out of pocket. Avoid this company at all cost. They don’t admit liability for anything they do.... Read more

    We have used Sturrock Armstrong and Thomson for our wills and for previous house sales and also when we moved house recently. Apart from a minor issue when our bid for a property arrived a few minutes after the deadline but was quickly resolved they were very good to deal with, kept us informed at all stages and were particularly attentive when we were arranging viewings for our house.     WARNING!! Richard murray acted as co executor having written my mothers will. He was not appointed by her but by her named executor. He sided and was partial to one group of beneficiaries over another. He chose the ones nearest the property of most help to him to side with, making his job easier. The family was fractured but he showed no ability to deal with this shutting down and refusing to engage with one side. Preferentially treating the other side. He went back on his legal advice reversing decisions that suited him. Including and implementing wishes he decided my mother made Verbally only to the one side of the family, the side he demonstrated favour with. When ‘wishes’ my mother had made to the other side were brought to him he dismissed them. Biased and unfair and cruel in his handling of the estate. Delaying the inheritance by permitting one beneficiary to live rent free in the property for some fourteen months post my mothers death. Not mentioned in the will, nor discussed. Between himself, his Company or my mother - but on the say so of the side he favoured! The implemented ‘say sos’ were decided without full disclosure or discussion or transparency and he was unaccountable in that He acted like a dictator refusing telephone calls , zoom meetings or email discussions. He dragged out a simple direct will into two years of hell, stress and unnecessary expense because he favoured and decided always in favour of one half of the beneficiaries over the other. Do not write a will with this Company. They have demonstrated they are incapable of writing one correctly , giving proper advice to my Mother , and incapable of implementing it as it’s written in any event. AVOID! It’s 2026 and there are still repercussions from Richard Murray @Connell&Connell’s mis writing and massive failures in executing our Mothers will. Save yourselves a whole lot of unprofessional and uncaring and biased,will handling and don’t use this man.... Read more

    I would highly recommend Blair Cadell as Jamie is a particularly nice person to work with. Although there were Googlemaps issues with my advert, he persevered with having Google fix the problem .     I have dealt with this solicitor and property agents since 1985. They are the most professional, thorough and efficient company that i have ever had dealings with in my whole life. I have bought and sold 7 properties for myself, 1 property for my mother and 1 property for my son. The property front office run by Carolyn McLaughlin and her colleagues always marketed my properties extremely well which in turn led to most of them being sold in under a month. In relation to my solicitor Mr David Vause, he is the ultimate professional in his field. David was always able to resolve any issues quickly and move transactions forward . I was able to converse with him over the phone or by email when i needed to. On the 22nd of October i popped in to the office to pick up deeds wills and other business letters to pass on to a new solicitor in Ellon. Envelope with these documents were left at reception for me to pick up and sign for. However David came down and we had a long chat about our interactions over last 40 years.     If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. If this is the case, then please make sure you document everything for inevitable struggle to get your deposit back... Read more

    Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us.     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
