I thought long and hard whether I should even leave a review, partly out of hypervigilance following the experience. To myself, it makes little difference in hindsight...I had a positive impression when I first appealed to Stags as a prospective tenant, viewed the property and payed half of the shorthold tenancy costs upfront, since references were scarce, being a relatively new tenant in the country, but finances were not.
The property was everything I could have hoped for in my budget, the initial interactions with the staff were promising and professional, the presentation and package of support for maintenance, listed professionals, electricians etc suggested a high grade of security and there was every hope for a long term tenancy and feeling at home.
Sadly, disputes arose with the 2nd tenant on the contract, regarding their financial responsibilities going unmet and regarding discipline in the house share, agreed upon adoption of additional pets beyond the declared ones, in lines with my own preferences as a legal tenant as well as approval by the agency.
Disputes that wouldn't be in my ability or responsibility to resolve either. I was under the impression that a minimum of mediation and intervention was also part of the security an agency would offer, in contrast to a private landlord. I am now, in retrospective, aware of options and alternative dispute resolution but at the time I relied on Stags for assistance and such concerns.
I consider it will have taken a minimum of concern and solidarity to avoid a lot of subsequent unpleasantness that I ended up feeling in my home at the time. I respected the property as much as I respected the cost to myself in the upfront rent and all the work behind it, to be able to live there, so the frequent arguments with the 2nd tenant over their financial responsibilities, histrionic responses, spontaneous adoption of pets and (lack of) concern for the property caused a great deal of distress, with no help from Stags in the matter...
Bank statements underline both my commitment to a peaceful, orderly tenancy as well as my concerns, I hoped to see the same level of support from the agency as I have in the beginning, before committing to the tenancy. I am sadly left disappointed after a term of stress, unease and lack of support...I never imagined ending up having such problems with the housemate, millions of people live in houseshares all over the country, and a very difficult time could have been easily avoided if concerns raised were subject to a different approach/response, more communication, something. Worst case, I could have supported the remainder of the rent, in addition to what I already payed up front out of savings, given my employment and financial situation, but the erratic financial and domestic decisions of the 2nd tenant and suggestions of liability regardless of individual bank statements free of any room for interpretation put a great deal of pressure on me, in addition to verbal and other types of retaliation from the 2nd tenant past a certain point, being aware of my dialogues with the agency and lack of any meaningful intervention..
I'm very disappointed, and the traumatic experience reverberates still, due to the living conditions I hoped could be resolved by simple communication and clarification with the help of an agency, otherwise I will have taken the option of renting from a private landlord instead, which I will most likely do in the future, when there's more than a single tenant...
