13th May 2026 (5 weeks ago)Well we are coming to the end of our 2 year rental through them. We have been paying way over average for their services but that was our choice. 15pct per month for rent collection only ! That even includes the month where they forgot to pay the rent when it was due because the person was on holiday and thought it was still Sunday ! REALLY !! Zero visits to the property in 2 years for this amount of commission as well ! WOW. Anyway we are at the end of our fixed 2 year period and we want to change agents. We still have the same tenant but unlike 90pct of other agents it turns out Terra Cotta don't have a termination option and they are above Trading Standards. Long and short of it is we will go legal now but my advice is use agents who don't think they own you. We will be selling in 18 months and these people have ruled themselves out of that selection process for sure. Extortionate fees for well below average service

22nd Oct 2025 (7 mo. ago)Horrible experience with trying to get my deposit back (still trying to get it back to this day!). I put down the 5 week deposit for a flat that was advertised by Cavendish Cheam but had to back out due to personal circumstances. I understand that I cannot get back the 1 week holding deposit but for the rest of my money, it has not been returned yet. Daren has been claiming that I will be deposited the amount on certain days but has never followed through. It feels like I am being played at this point. Proceed with caution when dealing with this agency!

31st Jan 2025 (1 year ago)The BEST estate agents! We've had a long journey with our house move and Foundations were incredible at every step. They worked hard to ensure we got the best deal for our house sale, lining up back to back viewings, following up with individuals, even spotting early on (before it became a much bigger problem!) when a buyer submitted an offer but then disappeared. It was almost no suprise when the house we'd offered on fell through and Foundations saved the day again, finding our dream house and securing the purchase. They really listened and understood our position and what we were looking for. I will be recommending them to everyone!

15th May 2026 (5 weeks ago)Unfortunately they were not proactive and the person accompanying the viewings was lacklustre. The feedback was requested by email and through an online form so again there was no positive interaction with viewers to encourage them to get over any concerns they may have had, the feedback given by the second and last viewer was that the decor wasn’t to their liking! I took the property off the market as the only thing they were going to do was want it reduced in price despite pretty much just putting it on rightmove and expecting the house and rightmove to do all the work.
19th Dec 2024 (1 year ago)Sarah Garland was the agent and from the very start I had confidence in her. Nothing was too much trouble. I was selling the house on my own and she was very helpful and kind throughout something you don't always find with an Estate Agent.
20th Mar 2025 (1 year ago)Robert Butterworth was excellent to deal with. Very kind, patient, honest and understanding. He went above and beyond to help sell the house with great efficiency given the complexities and circumstances behind the sale. Would highly recommend using Robert (and Jackson-Stops) as an estate agency and would use them again in future if ever looking to buy or sell again.
3rd Oct 2024 (1 year ago)Recently sold a property in Guildford; It was a long and tortuous process complicated by the fact that I am living overseas and was very poorly advised as to finding a settlement agent. A first real estate agent made unrealistic market assertions regarding the market then followed up by passing the work to office juniors. Eventually I re-marketed through Kings and was fortunate to have Bipen working on my property. Bipen personally conducted viewings and found a buyer in reasonable time, then worked to achieve a mutually acceptable outcome; Unfortunately, this was only the start- dealing through disinterested settlement lawyers on both sides of the deal was so tedious that I came close to abandoning the sale; Somehow, and mainly through Bipen’s perseverance and patience, the deal was eventually settled and both myself and the buyer can move on. Many thanks to Bipen for sticking with this one- his diligence was literally the only thing between a sale and returning to the rental market! Great outcome all round- Many thanks!
