13th May 2026 (12 weeks ago)Well we are coming to the end of our 2 year rental through them. We have been paying way over average for their services but that was our choice. 15pct per month for rent collection only ! That even includes the month where they forgot to pay the rent when it was due because the person was on holiday and thought it was still Sunday ! REALLY !! Zero visits to the property in 2 years for this amount of commission as well ! WOW. Anyway we are at the end of our fixed 2 year period and we want to change agents. We still have the same tenant but unlike 90pct of other agents it turns out Terra Cotta don't have a termination option and they are above Trading Standards. Long and short of it is we will go legal now but my advice is use agents who don't think they own you. We will be selling in 18 months and these people have ruled themselves out of that selection process for sure. Extortionate fees for well below average service

15th Jul 2026 (20 days ago)We entrusted Edward (Ed) Sargeant of Batcheller Monkhouse to sell a vacant property which was subject to an AOC (agricultural occupancy condition) - not straight forward. From initial instructions through to completion Ed handled the transaction with true professionalism; I would strongly recommend Ed/Batcheller Monkhouse as a solid and trustworthy agent.
31st Jan 2022 (4 years ago)Deal with this estate agent will be nightmare you prepare to be. just bought a house in guildford. given the offer to the seller. the estate agent pushed price and arrange unrealistic exchange and completion date. this results in the seller withdraw the listing. half year later, the seller is ready to sell. the estate agent disclosure both the sellers and buyers personal information to financial brokers and insurance thirdparties for marketing. during the communication with them, it is hugely unreliable and unfriendly. no customer service and professionalism. at the completion date, the sellers cannot give keys to estate agent and the buyers waste time to wait for the keys to be given. completely rubbish. both the sellers and buyers should be avoid..

I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.

Oliver and Giles were super helpful, even going out of their way and getting information and talking to the solicitors. This has been a long procedure but a very pleasant one. I could highly recommend them as they are very professional and trustworthy. Thank you again!

They have always been highly responsive to both general queries and to any maintenance required. Grantley always kept us informed of emergency contacts over the holidays, and proactively informed us of upcoming changes to the letting process/legislation. House visits were organised well in advance, allowing us our privacy. Highly recommended!

Without them, we wouldn't have secured our dream home in one of Guildford's most sought-after areas or reached completion so quickly and smoothly. We can't thank them enough!<br><br>Looking back, it has been a long and exhausting journey. We first began our house search in 2024 with another estate agents and moved to Seymour's at the beginning of 2026. Initially, we were a little concerned that a larger estate agency might feel too corporate or be focused on pushing for a quick sale. In reality, that’s not been the case at all.<br><br>Charles is one of the kindest, most knowledgeable and dependable person we've had the pleasure of working with. From our very first conversation through to completion, he kept in close contact, keeping us updated every step of the way and proactively suggesting properties that genuinely matched our requirements. He was always easy to reach, and his advice was consistently honest, thoughtful, and never pushy. We always felt he had our best interests at heart.<br><br>Once our offers were accepted, Jules became our main point of contact throughout the conveyancing process, and we were blown away by her dedication and work ethic. She worked tirelessly to coordinate between all the parties involved and to resolve the many issues that inevitably arose along the way. Time and again she responded to emails late into the evening and over weekends, simply to ensure that nothing was left unresolved. 16th May 2026 (11 weeks ago)Absolutely appalling service. Catherine, who was supposed to show us around the property we had arranged to see was short and rude from the moment we met her. She refused to answer any questions we had about the property, didn’t seem at all interested in actually displaying the property to us and spoke horribly to us during the brief time we had with her. Avoid this agency at all costs if this is the standard they hold themselves to. Honestly the worst experience I’ve ever had with an estate agency.

1st Dec 2025 (8 mo. ago)Credit where it's due. Despite a slow market, Serena never gave up helping us try to find somewhere, even when I was calling 3 times a day. There's a reason why most homes in this area are sold through Seymour's.
2nd Jun 2026 (9 weeks ago)10/10 – I would recommend Bourne in Godalming without hesitation. We initially had our house on the market with another agent who unfortunately wasn’t able to sell it. After switching, the difference was night and day. From the outset, the team (Adrian, Jim, Tilly) were proactive, communicative, and genuinely invested in getting the best outcome for us. They kept us updated throughout, were always available to answer questions, and worked incredibly hard to keep things moving. Selling and buying a house can be stressful, but their professionalism, persistence, and support made a huge difference. We’re delighted with the result and very grateful for all their help. If you’re looking for an estate agent who is responsive, proactive, and goes above and beyond, I wouldn’t hesitate to recommend them.

They always give us plenty of notice of a viewing and leave the house clean and tidy which one would think is normal but past experience has proved otherwise! 27th Jun 2026 (5 weeks ago)I had an extremely disappointing and distressing experience with Ralph James while trying to rent a property at Helena House, Royal Earlswood, ahead of starting my new job at East Surrey Hospital.<br>I viewed the property with an agent named Hugo Cina. Following the viewing, I received what appeared to be legitimate emails containing the tenancy agreement and payment instructions. During the process, I was told that iI needed to pay the 5 weeks rent as deposit at first, and then told to pay 2 weeks rent as deposit for them to send me the contract letter. When I questioned why I was being asked to pay more than the usual holding deposit- which is one week's rent, I was encouraged to make the payment quickly so that the tenancy could proceed.<br>I subsequently received bank account details that I was told belonged to the landlord and, relying on those instructions and the accompanying telephone conversations, transferred £346. I have retained copies of the emails, call records and payment confirmation.<br>The following day, when I contacted the agency, I was informed by a senior member of staff, Sam, that their email system had been compromised. Since then, despite numerous phone calls and emails to both Sam and the Head of Lettings, Katie, I have received no meaningful response or assistance regarding the money I lost.<br>I have now submitted a formal police report regarding the suspected fraud. The lack of communication and support from the agency after being informed of the incident has been extremely disappointing.<br>Whether the payment resulted from a compromise of their systems or another cause is something for the relevant authorities to investigate. However, as a prospective tenant, I acted entirely in good faith, relying on communications that appeared to come directly from the agency.<br>Based on my experience, I cannot recommend using this agency. I hope they improve their security, communication and support for customers who find themselves in situations like mine.<br><br>I would not recommend their services as they are not secure, professional and aren't helpful at all.
