We found that opinions/valuations and marketing proposals were similar but felt that Mandy from Terra Cotta was closest to our views and had a greater understanding of likely local demand.<br>We were impresssed by the firms professionalism and the way in which every step was conducted and delighted with the speed and price achieved.

31st Jan 2022 (4 years ago)Deal with this estate agent will be nightmare you prepare to be. just bought a house in guildford. given the offer to the seller. the estate agent pushed price and arrange unrealistic exchange and completion date. this results in the seller withdraw the listing. half year later, the seller is ready to sell. the estate agent disclosure both the sellers and buyers personal information to financial brokers and insurance thirdparties for marketing. during the communication with them, it is hugely unreliable and unfriendly. no customer service and professionalism. at the completion date, the sellers cannot give keys to estate agent and the buyers waste time to wait for the keys to be given. completely rubbish. both the sellers and buyers should be avoid..
8th Feb 2026 (7 mo. ago)I felt the agent had a lack of knowledge and understanding of our local area, and was too focused on metrics rather than seeing the advantages of our particular property over some of the other properties around us. I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.

They have always been highly responsive to both general queries and to any maintenance required. Grantley always kept us informed of emergency contacts over the holidays, and proactively informed us of upcoming changes to the letting process/legislation. House visits were organised well in advance, allowing us our privacy. Highly recommended!

Andy and his team surprised us by getting lots of viewings and more importantly finding us just the right buyer. They kept us informed throughout the process with great feedback. Once a sale was agreed, Jules took over to ensure that all parties engaged in the chain kept everything moving and the sale completed in under 2 months. Her Tenacity in making sure that all enquiries were answered quickly and that the Solicitors were kept abreast of each others responsibilties ensured a sleek and swift completion. I cannot thank all the team enough.

Paul and George took over from our HA nominated estate agent (it was a shared ownership sale) and after 2 weeks with ace marketing and plenty of viewings we had a buyer. Their local knowledge really paid off. Communication was prompt and nothing was a bother for them throughout the sale process. Would recommend and certainly use again.

26th Jul 2026 (8 weeks ago)?????<br>From the very first viewing through to the end of our search, Serena has been absolutely wonderful.<br>We were looking for a property for my 88-year-old mum, so this was a significant and emotional move for our family. Serena was incredibly kind, patient and thoughtful throughout the whole process, always taking the time to understand Mum's needs and never making us feel under any pressure. Her warmth, professionalism and genuine care made what could have been a very stressful experience so much easier.<br>I'd also like to thank Sandy and the rest of the team, who were all friendly, knowledgeable and a pleasure to deal with. Every member of staff we met was welcoming, professional and clearly cared about providing a first-class service.<br>Although we ultimately found a property elsewhere, that was simply down to finding a home that was the right fit for Mum. We both bought and sold through them, and the whole experience was professional, friendly and straight forward from start to finish.<br><br>One thing that really stood out to us when choosing an agent was the quality of their property photographs. They present all their houses beautifully and really set themselves apart from the competition.<br><br>Communication throughout was excellent, and we always felt looked after and kept informed. We wouldn’t hesitate to recommend Damian and Zac. A fantastic service all round x

27th Jun 2026 (12 weeks ago)I had an extremely disappointing and distressing experience with Ralph James while trying to rent a property at Helena House, Royal Earlswood, ahead of starting my new job at East Surrey Hospital.<br>I viewed the property with an agent named Hugo Cina. Following the viewing, I received what appeared to be legitimate emails containing the tenancy agreement and payment instructions. During the process, I was told that iI needed to pay the 5 weeks rent as deposit at first, and then told to pay 2 weeks rent as deposit for them to send me the contract letter. When I questioned why I was being asked to pay more than the usual holding deposit- which is one week's rent, I was encouraged to make the payment quickly so that the tenancy could proceed.<br>I subsequently received bank account details that I was told belonged to the landlord and, relying on those instructions and the accompanying telephone conversations, transferred £346. I have retained copies of the emails, call records and payment confirmation.<br>The following day, when I contacted the agency, I was informed by a senior member of staff, Sam, that their email system had been compromised. Since then, despite numerous phone calls and emails to both Sam and the Head of Lettings, Katie, I have received no meaningful response or assistance regarding the money I lost.<br>I have now submitted a formal police report regarding the suspected fraud. The lack of communication and support from the agency after being informed of the incident has been extremely disappointing.<br>Whether the payment resulted from a compromise of their systems or another cause is something for the relevant authorities to investigate. However, as a prospective tenant, I acted entirely in good faith, relying on communications that appeared to come directly from the agency.<br>Based on my experience, I cannot recommend using this agency. I hope they improve their security, communication and support for customers who find themselves in situations like mine.<br><br>I would not recommend their services as they are not secure, professional and aren't helpful at all.
