28th Oct 2021 (5 years ago)We found a property that was on our liking with a decent price as well, we contact them and tell them our story. As it happens our circumstances made it that we needed the property quickly so we offer 6 months in advance to have the property keys as soon as possible and than after to have the references done. Now with the times we live in is understandable not to want someone in your home without credit checks and all that, but we offered 9k in advance do you still think i can't pay my rent?! Than to be told that no matter how much we pay we can t have the keys to the property by 20th nov, that s 25 days for a property available now, any other agency would take 5-7 days they take 4 times longer, they discriminate against non british people. There is absolutely no logic behind the way they acted. That s my story take what you please from it.
8th Jun 2026 (21 weeks ago)I rented a flat with Home Fullstop whilst I was a master’s student at Imperial. The team including Karim and Daisy were great to deal with right from the start. I needed a flat quite soon before starting my course, and they were able to quickly begin the tenancy and arrange the move in process within a few days.<br><br>Throughout my stay, Karim and the maintenance team were very knowledgeable and able to quickly fix any issues that came up.<br><br>Would highly recommend!
15th Sep 2026 (6 weeks ago)We bought a property through Lurot Brand in November 2025 for our company. They were pleasant to deal with during the purchase, but we have been really disappointed by the subsequent dispute over the advertised floor area.<br><br>It was advertised as roughly 2,300 sq ft “excluding eaves”. After completion, a measured survey showed closer to 2,000 sq ft when areas with headroom below 1.5 metres were excluded. On that basis, there was around 300 sq ft less than we understood we were buying. The advertised size informed both what we were prepared to pay and our calculations of what the finished property could be worth.<br><br>RICS residential guidance says that rooms with sloping ceilings should be measured at 1.5 metres above floor level, with the sloping ceilings noted. Government guidance for VOA rating measurements also excludes areas below 1.5 metres, except under stairs. These apply in different contexts and do not establish a single rule for every floor area calculation.<br><br>We did have a building survey before buying. That checked the property’s condition; it was not a measured survey verifying the advertised floor area. For that information, we relied on the agent’s particulars.<br><br>Lurot Brand disputes our claim. Through its solicitors, it has relied on the brochure disclaimers and maintained that the marketing showed the reduced headroom areas. To me, including those areas within the advertised total was at odds with the wording “excluding eaves” on the floor plan. Showing where the reduced headroom areas were did not explain that they were included in that figure.<br><br>I remain dissatisfied. Whatever the prospects of recovering compensation through the courts, the clarity of the information remains important to us as buyers who relied on it when making a significant financial decision. In my view, the particulars should have explained more clearly how the low headroom areas were treated.<br><br>We wouldn’t use them again. My advice to other buyers is to have the floor area independently checked before exchange and get written clarification of exactly what the advertised figure includes. For a future purchase, I would look for a more professional approach to explaining these measurements and particulars I felt more confident trusting.<br><br>I’ve included screenshots of their brochure and floor plans alongside our measured drawings. Please compare the stated internal area figures and the accompanying notes about what is included or excluded, particularly the eaves and areas with restricted headroom. That distinction is at the heart of our complaint.

15th Feb 2021 (5 years ago)Lords Estates came highly recommended to me by a number of people who have bought and sold property via Lords, so I didn't hesitate to sell through them. I was so grateful for the personal touch they offer, keeping me informed all the way and having my best interests at heart. They made sure that I was happy with proceedings at every stage, only giving me advice when I asked. After the sale went live, I was bombarded with letters from other Estate Agents, which only confirmed to me even more that I had made the right choice! It seems that even Solicitors are impressed by the dedication and care which Lords Estate offer their clients, which speaks volumes in their favour. I was also pleasantly surprised at the fee they charge, especially considering all the work they've done on my behalf. I have already recommended them further and can only wish the company further success!

28th Aug 2021 (5 years ago)I support the feedback submitted previously about the inability to get in touch with the agents. I've called the reception 5 days in a row about arranging a viewing of a flat and I'm still expecting that some magic will happen and someone will finally call me back. I've highlighted that I had seen the development before and pretty much ready to make an offer for the flat but it's ridiculous that I just can't get in touch with anyone from the team to arrange this!- 26th Sep 2022 (4 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.
10th Jul 2025 (1 year ago)The best agency anyone could work with in London! I have been with Castlereagh Properties for the past two years and all I can say was perfect service. All the agents, especially Louise, are always on alert if you need anything as a tenant. They have helped me with the move in and move out documents and all the account openings I need to have. Additionally, the agency always supports any maintenance required within the apartment. Truly amazing service, they made my two years in London unforgettable and super comfortable!!

15th Nov 2021 (4 years ago)Having witnessed the practises at Lambert Smith Hampton - I can truly say they are unprofessional. During one public auction, they had people call in to artificially increase prices by bidding on the phone. They are not to be trusted.

Nothing was too much trouble and they have saved me a few trips south. Emanda was extremely kind and empathetic to my situation whilst being professional at all times. I would highly recommend Wilkinson & Fox, they made the whole process so easy are are extremely approachable.

Dan quickly generated an amazing number of viewings and multiple offers, so many, in fact, that we soon stopped using multiple agents and relied entirely on him. After a few setbacks with buyers, Dan was undeterred and went right back to work with positivity and optimism. He secured a truly great offer for us and handheld the entire process brilliantly, all the way through to exchange. Dealing with Dan was an absolute pleasure; he is personable, incredibly astute, and makes what can be a stressful process feel straightforward. I would work with him again without hesitation.
