25th Feb 2023 (3 years ago)Have used Ascend for 4 years to manage my flat in Liverpool. During the pandemic they found poor tenants with minimal vetting, carried out no inspections (even after restrictions were lifted). After I made my own inspection I had to alert them to the problems they were missing. When the tenant left my place in an aweful state, their own agent admitted this was terrible. Finally, I received demands from debt collectors for unpaid council tax bills from a void period that the agent never passedon to me. Ascend claim they never received the 3 reminders from the council and refused to take any liability for their mismanagement. I lost £600 in fees and a significant knock to my own credit rating. A large agency that likes to charge management fees but doesn't actually manage. Stay clear - I'm sure there are better options out there!

29th Jul 2026 (13 days ago)I'd highly recommend Bridgfords. My experience so far has been a positive one. I was feeling very apprehensive about the process of having to move due to my personal circumstances and past experiences.<br>The entire process has been very straightforward. I expressed an interest in a property and was contacted immediately to arrange a same day viewing. I found Murray to be a really polite estate agent who made me feel at ease about the next steps. He was very empathetic to my situation and didn’t seem phased by me needing a guarantor - this is something I’ve found to be an obstacle in the past.<br>I’d been communicating with Lucy via email; who was also very polite. Lucy was very quick to respond to messages. She has kept me in the loop the entire process and this has kept my mind at ease.<br>The vetting process was very simple and effective; as we had a response the following day.<br>They appear to have a great relationship with both the client and the landlord and excel in communication. I look forward to our journey together. Thanks so much for your help.

15th Jun 2026 (8 weeks ago)The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent. They weren’t the right agent for us on this occasion.

They took my AML check fees and kept me waiting for two months, only to tell me that the owner no longer wanted to sell the property.<br><br>The whole process was a complete waste of my time and money. Communication was poor throughout, and I was left chasing for updates instead of being kept informed.<br><br>My experience with the agent, Paige, at the 16 Packers Street was especially disappointing. The level of service and professionalism fell far below my expectations.<br><br>I would not recommend this estate agency based on my experience.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
16th Jul 2026 (26 days ago)Our experience with your company has been extremely disappointing. The behaviour of Jack and Chris was rude, dismissive and demeaning. Their approach made it clear that they had little interest in cooperating with prospective buyers or communicating in a professional and respectful manner.<br><br>In addition, we found that some of your property listings did not accurately reflect the information being presented on the property platforms, creating unnecessary confusion and wasting our time.<br><br>As the agency that describes itself as the “number one estate agent in Manchester”, I would suggest that greater emphasis is placed on customer service and communication. Buyers and sellers alike deserve to be treated with courtesy and respect, without passive-aggressive or dismissive interactions. Our experience fell well below the standard we would expect from a professional estate agency.

17th Jul 2026 (25 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
