10th Nov 2025 (10 mo. ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!

A tricky sale that went through several iterations but staff were patient and professional and got things done quickly. We would definitely use Reeds Rains again and in particular choosing a branch local to the property sold.
15th Jun 2026 (13 weeks ago)The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent. They weren’t the right agent for us on this occasion.

Availability was clear, expectations were managed, fees agreed, support provided where necessary and options available for me, the customer, to decide. The main point to make about Marian and Murphy Waldron Estates, is there was open and direct communication. At no point did I think I was being "sold" a service. I was offered a service with complete transparency, no pressure, no promises, just a clear set of communication and completely honest. My faith in Estate Agents has been restored and I wouldn't blink at deciding to use Murphy Waldron if I needed an estate agent again. I cannot stress how impressed I was and would whole heartedly recommend Marian and Murphy Waldron Estates.

Communication to us throughout was excellent and we were kept up to date with all developments, the cost of selling the property was very competitive and the price realised for the property was as estimated by them….. thank you Irlam Estates!

Dewi Jones was able to put my property up for sale online within a week, and immediately we had multiple viewings. I got the price I wanted and it was a easy process as Dewi is professional and communicates regularly, he was always available to have a quick chat and keep me up to date.

The team was professional, friendly, responsive, and very helpful throughout the entire process. Communication was clear and everything was handled efficiently, making the experience smooth and stress-free. Highly recommended for anyone looking for a reliable estate and lettings agent!

He also remained helpful after completion when I needed further information about the property. His communication style could sometimes feel quite abrupt, and some early paperwork needed correcting, but overall he was effective and helped bring the purchase to completion. The Prosecco and card when I collected the keys were also a lovely and thoughtful touch!

29th Aug 2026 (19 days ago)I had a very disappointing experience with Balmer & Co and would not recommend them based on my experience as a tenant.<br><br>While I was living at the property, part of the kitchen ceiling collapsed. Despite the seriousness of the issue, I was left living with the damaged ceiling for around three months before it was finally repaired. During that time, I repeatedly tried to get the issue resolved, but my communications were often ignored and the overall level of service was extremely poor.<br><br>The problems continued at the end of my tenancy. Balmer & Co claimed that there were marks and scratches on the walls and sought deductions from my deposit. However, I had video evidence showing that those marks were already there before my tenancy.<br><br>The most concerning part of my experience happened when I went to their Atherton office to ask for an explanation about the DPS deposit request. I handed my phone to Rachel so she could look at the DPS request and explain to me what was happening. Instead of simply explaining it to me, she pressed the “Accept” option on my phone.<br><br>I had not handed her my phone to accept the request on my behalf. I gave it to her so she could look at it and explain the situation to me. Once the request had been accepted, I was no longer able to dispute the deductions through the normal DPS process.<br><br>I later contacted DPS about what had happened, but by that point the request had already been accepted.<br><br>Overall, my experience was extremely poor: around three months living with a damaged kitchen ceiling, repeated lack of communication, disputed claims about the condition of the property despite me having video evidence, and finally the way the DPS request was accepted on my phone when I had only asked for an explanation.<br><br>Based on my experience, I would strongly advise tenants to keep photographs and videos of the property from the beginning of the tenancy, keep all communication in writing, and never hand over control of their DPS account or phone when discussing a deposit dispute- 28th Sep 2025 (11 mo. ago)As an overseas property owner, I can’t go check up my properties or handle matters in person. Such as finding potential tenants or coordinating with them during handovers. Whenever issues arise with the property, I can’t be there to address them immediately. Luckily a friend referred me to the goat residential agency. Their agents are attentive and patient, always listening to my needs. They even care for my property more than I do, allowing me to fully entrust all of my properties to their care with complete peace of mind.
