17th Apr 2026 (18 days ago)We contacted this agency today about a rental property in cockfosters London and had a very concerning experience. I was told that before even arranging a viewing, I had to complete an “income check” by opening my banking app and following their instructions so they could verify my finances in real time. I was also told that if I refused, they would not show me the flat. This is not normal or acceptable practice in the UK. On the same day, my English friend called about the exact same property. He was not asked to do any of these checks, even when he mentioned he could provide payslips. There was no mention of any banking app access or unusual verification process. This difference in treatment is extremely concerning and raises serious questions about discrimination and possible racism based on background or accent. Everyone should be treated fairly and equally when enquiring about a property. I am aware of my legal rights and will consider reporting this behaviour to the relevant authorities and the local council. Practices like this should be properly investigated to ensure tenants are protected from discrimination and unsafe requests for personal financial information.

The team at Lanes went above and beyond to ensure everything ran smoothly, whether it was providing regular updates, answering my endless questions, or offering expert advice at key stages. Their local knowledge of Enfield Town is second to none, and it was clear they genuinely cared about finding the best outcome for me. What really stood out was their attention to detail and personal touch. They made me feel like a valued client rather than just another transaction. Communication was always prompt and clear, and they were incredibly proactive in resolving any issues that arose. 22nd Mar 2026 (6 weeks ago)This is long overdue post and probably coming in very late but I believe this is extremely important and should be out there for people to see. I had a terrible experience with Rouge Properties last year around August when I tried renting a property through them in Northampton. The property was marketed on their official website but unfortunately they ended up taking no responsibility about it when things went all wrong and blamed it on the concierge taking care of the property. The property I am talking about is an apartment in Northampton House. What stood out for me was the audacity from the team for not refunding my deposit money even when they failed to deliver the property ready on the said date. Not to forget that the team includes people who when you confront them will literally shout at you, stop responding to your emails or even threaten you. Beware of Nazneen and the team because when they have zero understanding of the property, they try and give you details only when the deposit is paid and treat you as someone absolutely worthless because now they know you are stuck. I chose peace and let go of the deposit but in hind sight I can't believe they were this unprofessional throughout my experience.

I decided to sell with them for this reason, and also because they did not immediately start trying to sell me financial products, which I always find off-putting. Vanessa McCallum Estates obviously care very much about the community they serve, and they worked hard to find a lovely family to buy my property. A friendly and professional service throughout. I wish the team every success as they totally deserve it.

8th Mar 2026 (8 weeks ago)When I moved in originally I gave a 5* review. Once they had my money they stopped communicating, wouldn’t do the things they said they would, passed blame around and never took accountability, did not follow their own policies when it came to repairs. It got to the point where we had to threaten legal action if they did not get the repairs done. Our landlord failed to provide enough keys and so we were told we had to pay to make copies ourselves. We had many issues with the property and Tucker Gardner was no help. They lied to us prior to signing the lease and went back on promises they had made. It has been over a month since we moved out and we still have not received our deposit. Communication is terrible at Tucker Gardner. I am truly disappointed that what started out as a great relationship quickly turned sour. Our landlord also had his own struggles with them not providing the services he was paying for. Don’t work with TG Lettings, they’re dishonest and they don’t care once they have your money.

What was an extremely stressful situation was made significantly easier by our experience with Kings Group, and in particular Rosy O’Brien. Rosy was professional, efficient, and consistently supportive throughout the process. Beyond that, she brought a genuinely human approach to what could easily have been an impersonal transaction, taking the time to understand our situation and act with care and consideration. We are very grateful for her help during a difficult time.

Alan and team really go the extra mile and as something that is often so stressful, all those extra touches make such a difference. Alan kept us up to date all the way through, and helped us over the finish line. The welcome gift box when we received our keys was a lovely touch and very much appreciated. Cannot recommend them highly enough!

27th Apr 2026 (8 days ago)Having been with a large chain agent for almost a year, with few viewings and very little useful feedback, we swapped to Oak Estates. From the beginning, Kris and his team were really open, honest and positive. They made us feel like they cared about our experience, not just getting us on the books. The viewing team were great - very professional and took on board useful information about the house and the area to pass to the buyers. We managed to get a buyer in much less than half of the time than we had been with the other agents and the office were really good at keeping us in the loop and even offered advice beyond the sale of the property. I would very happily recommend Oak Estates to anyone looking to sell and get a very personalised, honest, professional and caring service.

They went above and beyond—not only assisting with the sale itself, but also helping to secure short-term tenants and guiding me through a deed of variation. A special thank you must go to Millie, who worked tirelessly to see the sale through to completion. Her knowledge, professionalism, and clear, consistent communication were outstanding from start to finish. From day 1 Adam was great with organising getting it onto the market to viewings, and since it has sold, Jack has been amazing. They have always come back to us, and helped make the move for us as easy as possible even when there have been pressures from all parties. I can’t fault there knowledge and expertise - and would highly recommend that if your putting your house on the market to use them. Thanks again both.
