3rd Sep 2026 (20 days ago)My wife and family have lived in Kent for over 40 years, and every house that we bought or sold, of which there have been many, has been through Wards of Kent. They have always been an efficient and business-like agency. We trust them. Recently, we had to sell a second house in the village of New Ash Green that we were renting-out for over a decade. This was because of the changes in the tenancy laws.<br><br>The house was vacated by the tenant in March this year. It was well marketed by Wards and attracted a reasonable number of viewers over many months. Although there were a reasonable number of viewers and some price reductions no firm offers were received. This was because the market was already saturated with similar houses in the area; and our house had not had any major improvements compared to the opposition. The months were passing by and it became imperative for us to sell the house before the winter came. Being vacated and empty of any life and furniture in the winter would have rendered it sad and cold. This would have increased the problems of saleability and insurance cover. Also, we wanted to avoid an approaching new fixed term mortgage rate, which was likely to triplicate due to the enduring pressures from inflation and high cost of borrowing. After a few months, the manager of our local Wards branch in New Ash Green was replaced by a new manager, Steven Sanford<br>Steven Sanford did not waste any time in assessing our situation and familiarising himself with the New Ash Green scene. He came up with some novel solutions. It was obvious that sale by private treaty, which is the normal way, had its risks as many potential buyers might be picky and might demand price reductions or pull out at the last minute; thus causing us much frustration. Steven proposed a new idea, which involved a modern method auction of the house. This had the benefit of finding a reliable buyer and using proven in-house experts and conveyancers; all aimed at the promised securing and shortening of the sale process Steven and other colleagues in Wards had a good understanding of this new modern type of sale. They gave us the confidence that it would work; and in fact, it did work. We were able to sell the house reasonably quickly, without it languishing empty, for months. Yes, the house didn't reach the price that we had originally expected, but it was very possible that this price was completely unrealistic; due to the conditions that were prevalent at the time. So, in particular we would like Steven Sanford for all his care and attention during the sale. He is a very likable and efficient person, and we wish him well in his new post.

8th Mar 2026 (6 mo. ago)Madison Brook appears to be a very professional estate agent, with strong local knowledge and excellent communication throughout the process. An offer on the property was accepted within about six weeks of it going onto the market. The accepted offer was almost 4% below the guide price, but this was likely influenced by the recent sale of another near-identical property within the same block.

1st Jul 2026 (12 weeks ago)We would recommend Percival's to anyone needing property management or to sell a property. Georgina and team manage 2 properties for us and we recently decided to sell one of them following the end of one of the tenancies. Georgina was extremely helpful in guiding us on how best to prepare for the sale and then actively managed all aspects of the process leading to a successful sale at the price we sought to first time buyers. While the property was empty and prior to the sale the hot water tank burst which was only apparent when the water company alerted us to unusual water consumption. Not living locally Georgina offered to drop by and investigate on our behalf to find that not only had the tank burst but the water was in danger of causing a fire with the electrics. The team drained the system and made safe before arranging for repairs to the plumbing and the electrics to be safety checked. We are hugely appreciative of all the service we receive from the Percival's team who constantly go above and beyond and would recommend them to anyone seeking a property agent in the area.

I can't say I was the easiest of clients following a bad experience we had as a buyer by another local estate agent, so you could say I needed abit more reassurance. Sarah made the process a smooth one and not at any point was I paranoid this might fall through. We received a sales memo 20th October and exchanged today. Great experience and cannot fault them! Although we had a very long buying process (due to issues with the length of lease, and share of freehold ownership - which were down to the seller) Lewis was always on the other side of the phone, and worked his socks off to get the deal done. I really felt that he went above and beyond what most estate agents would be willing to do. Very human, very responsive and working with Lewis made the transaction much more pleasant. Would highly recommend their services.

They always give 100% when transforming and styling spaces and take time to adjust minute details to allow properties to look their best. On top of that they have great personalities and look after those working with them and their customers. Ocean was fantastic during the viewing process and Francis and the team were great from a paperwork and advice point of view. Extremely responsive to emails and queries which has made a very stressful process much more manageable. Ocean was kind enough to support a second viewing to allow for me to take measurements prior to moving in and ensure that everything was set for our move. All of my questions were answered in good time and we are really grateful to the team for helping us find our new home.

He left his details with my daughter, and when my wife contacted him the following week, he got straight to work.<br><br>Within a week, Jamie had found us a buyer, and a few months later we successfully completed the sale. Throughout the whole process, he was professional, friendly and very attentive to what we needed. He kept us informed and made the whole experience as straightforward and stress-free as possible.<br><br>We were really pleased with the service Jamie provided and would have no hesitation in recommending him and the estate agency to anyone looking to sell their home.
