They were then quick to market the property and found my current tenant very quickly. Pollyanna has been very polite and professional via phone calls and emails and I appreciate how patient Pollyanna has been when I have needed questions to be answered.

19th Feb 2026 (24 weeks ago)My experience with Latimer was alarming and left me feeling intimidated and unsafe. Communication was aggressive and hostile, and I was spoken to in a way I consider insulting, demeaning, and professionally unacceptable. The level of pressure and intimidation I experienced was so severe that I needed mental health support afterwards.<br><br>They attempted to keep my deposit using claims I dispute as untrue and unsupported by evidence. When I asked for everything to be handled properly through the formal deposit protection process (where the deposit is registered), they still obstructed and did not engage in a straightforward, evidence-based resolution. Instead, it felt like pressure and bargaining to make me accept deductions.<br><br>If you have paid rent in advance, be extremely cautious. Despite money already being paid, I was still told I “owed” the landlord. I was also given information about what I could and couldn’t do to escalate, and what “regulators say”, which did not match what I later found when checking official guidance myself — and it felt like this was being used to discourage formal escalation.<br><br>I escalated because this conduct cannot be ignored — they have to be dealt with through formal processes.<br><br>If you rent through Latimer, protect yourself: keep everything in writing, save every message, log every interaction, take dated photos/videos, keep inventories and receipts, and insist that any claim against your deposit is proven through the scheme’s formal dispute route. Based on my experience, the way this was handled fell far below what any tenant should have to tolerate.

We have been emailing and calling for over 6 months regarding issues in our property and Wallakers have done absolutely nothing to help or resolve them - or even write back! How can a block management company ignore all of their tenants? From the other reviews I can see our case is not an anomaly, and we have now had to involve the London Rogue Landlord scheme.<br><br>Edit as of 14/07 - Robert has provided his email address within a week of me leaving our review, but has still failed to respond to the previous 8 months of emails we have sent him!

After our offer got accepted everything went smoothly and we've been getting a great service since then.

6th Jul 2026 (29 days ago)Having dealt with many estate agents over the last 6 months in an attempt to find the right property, it was a pleasure to find an agent who not only cared, but kept us permanently informed of the progress at every step. Even when we struggled trying to download various bank statements etc., they took the trouble to come to our property and spent 2 1/2 hours downloading documents for us. We were in constant contact with Sam Jamani and Matthew at the Worcestet Park branch. We would definitely recommend them to any landlord looking for an agent to act for them.

We had a few people value the property, and Steve won us over instantly - no hard sales pitch, just a realistic and personable approach to finding the right buyer for our property. He was communicative, prompt with responses and just generally lovely to work with. We would not hesitate to recommend him!

We found the agency’s conduct throughout the transaction to be deeply unprofessional. Key information was withheld, communication was evasive, and there appeared to be no regard for transparency or ethical standards. Rather than acting as honest brokers, they consistently acted in ways that undermined trust and fairness. We are now dealing with the legal and financial consequences of this experience — and I would strongly advise others to be extremely wary.
29th Jul 2026 (6 days ago)Ryan, Jack and Sinead have been prompt to help throughout my tenancy if I had any questions or problems, and they made getting my deposit back at the end of my tenancy totally stress free. Having always rented, I would say Grays have definitely been the most personable agents of all of them.
