    Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but - yet again in breach of the AST and apparently on the advice of Michael - failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place.
