TLDR: we've got very negative experience as tenants, the agent was lying to us, causing us quite a lot of anxiety.
After reference check, and accepted offer, the landlords kept delaying signing the contract for over 3 weeks.
The agent (Evelyn Aragundi) communicated to us that there are no reasons for the delay, and motivated the delay with very interesting arguments "so we have everything confirmed", "they are really relaxed personalities", "they're currently travelling,", "they're very busy people", "there's no reason for this as such, I mean it's not like they're unsure".
After some very involved week, we've got an email from a manager (James White) of the agent saying that "date was a bit vague until a more conclusive timeframe was confirmed".
That clearly demonstrated that agent lied to us, stating that "so we have everything confirmed" while it was not. We wont make an offer in the first place, if we knew that.
Worst of all, during the process we've seen no intention to clearly comunicate situation to us, and no intention to find a solution that would work for both parties.

Hadn't quite realised just how much they did and in particular, the bullseye we scored opting for Hamptons. They were bang in the middle of "sensibly priced" too. For nearly 12 months, Abi and Natalie have been watching over us, gently nudging us into the right decisions but also being an iron fist in a velvet glove when we needed it. Genuinely sad to have sold and moved as it means the action-packed WhatsApp pings from Abi and crew have all but gone. If you're thinking, dithering, wondering which estate agent to go for, Hamptons. I imagine that there are always a few problems that arise during the course of a property sale. We encountered a number of these in our recent transaction. In part this was because we were not geographically close to the property to be sold, and in addition we were resident in a different legal jurisdiction.
I can't think how we would have coped without the assistance of the staff at Hamptons, and in particular Natalie and Abi who acted for us. We were able to deal with all the difficulties with their assistance.They were at all time amiable, pleasant and cheerful. but at the same time professional, knowledgeable and capable, Furthermore, and most usefully for us, they visited the property and facilitated surveys when we were not able to do so.

With only a two day gap between old and new tenants there was a lot to do in making sure it was fully compliant and ready for my new tenants. Within the first two weeks we had twenty viewings, and a few weeks later we agreed a sale.
Around 40% of London deals were collapsing at the time, but Abi & Natalie ensured everything completed, despite any issues that arose.
We are now very settled in our new home and would recommend the team for their diligence and hard work.

Landlords beware.
We let our property with Hamptons Muswell Hill, under a fully managed service. The fully managed service is basically a person dedicated to forwarding every request of the tenant to the landlord and putting together inflated quotes for minor things like changing light bulbs. They do not verify tenant requests and check if the works are actually needed or justified. E.g Tenant would like to remove the dimmability feature in the lighting or they would like crome brushed switches installed. Ridiculous!
They will simple only act in the interest of the tenant because they can take a cut from their approved contractors bill so they create more and more “repair” jobs for landlords. Being responsible landlords if you offer to get any work done independently for 1/10 of the cost they encourage the tenant to refuse access to the property during working hours and will pressure you to only use their contractors that can attend out of hours.
As overseas landlords we thought this would give us peace of mind but it has been the opposite. Save yourself the trouble and avoid using them if you have a property in Muswell Hill.

We had a fantastic experience with Dan and Natalie at Hamptons. We previously had a sale fall through at a very late stage with Dexters and Hampton came on board shortly afterwards. They found us a buyer within three weeks of marketing the property. They also got us to exchange within two months of accepting the offer so we could move in before Christmas. The fact that this was done during a downturn in the economy and the property market is truly incredible. They really seem to know the needs of potential buyers and we were able to get multiple good offers even at the 'pre-launch' stage. This is now the 3rd tenant in our 5th year using Hamptons and we have nothing but praise for their service. The updates provided post the viewings were always very informative and we always felt like we knew how the process was going. I had the good fortune of coming across Hamptons in Muswell Hill after a particularly bad experience with Martyn Gerard of Finchley. I got a valuation from a number of other agents in the area before deciding that Hamptons was the one and that was the best decision I have made in a long long time. From word go I was impressed with Mark Collins and his kind, empathic, knowledgable, genteel and no rush approach. There was non of the arrogant, dismissive, badgering approach of most of the other agents I had met. And after meeting Chris Mullin the branch manager it made sense why the whole team seemed to be a cut above the rest of the estate agent fraternity. I am not normally one to gush but they made what is normally one of life’s most stressful experiences an actual pleasure. Mark kept me up to date religiously. Always called when he said he would, kept me in the loop about the most minute details, gave me honest unbiased advice, and was transparent every step of the way. They produced the most beautiful, professional pictures of my property and I was delighted with the marketing material, and the manner in which they marketed it. I had a full asking price offer within a week of my property being taken on by them. For all those out there who have lost faith and are dis-allusioned with their experiences of estate agents, I would say, do not even think of engaging another. Hamptons is the creme de la creme. You really will not find any better.

I can say with my hand on my heart that Hamptons' Daryl Smith was far and away the best estate agent of the lot! Unlike many others, he's reliable, honest, smart, friendly, intelligent, strikes the right balance on the communication front, is readily available, and is an all-round excellent guy. Nothing was too much trouble for him during our search, and without him we would never have found our lovely new home! I cannot recommend him, Tony O'Connell and Hamptons Muswell Hill highly enough. During our recent search we registered with several agencies in the area and gave them all the same specific guidelines. Others were offering to show properties that were clearly not right for us and wasting our valuable time.
