1st Oct 2021 (3 years ago)I am moving to my new home tomorrow. Thanks to Gill and Sophie who made it happens. Their services have been professional and refreshing from those estate agents who left bitter taste in me. Genuine and pragmatic people, happy to assist and provided professional direction throughout the viewing and referencing stages. I would highly recommend for anyone looking to buy or rent in the area they serve and you would find a friendly and professional services that is quite hardly found in today’s estate agenting. 10th Jan 2024 (1 year ago)Would avoid this agency. I let my property out with them for nearly 5 years, and I'm still waiting in January for the final month's rent to be paid back to me from the tenant leaving in mid-November last year. On top of that the tenant left the flat in a complete state and I'm yet to receive any deposit money back to compensate. Calls/emails to the agency are being ignored.
2nd Feb 2025 (15 weeks ago)They are an absolute shitshow when it comes to resolving problems in your rented apartment. They will ask you to create an issue on a portal called FixFlo. And then they will sit on that problem for an indefinite amount of time, pushing paper here and there, telling you they are waiting for approval from landlords for months on end. And then at the end of it, they expect you to get tired of waiting, or wait for the tenancy to end so that its someone else's problem. The house maybe nice, but if youve got a broken stove, well get ready to eat out and wait until the tenancy period to end before they "fix" the issue.

(16 reviews)22nd Aug 2023 (1 year ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

28th Aug 2024 (8 mo. ago)I have used the services of RL Morris for several years now, initially through their fully managed letting service and more recently for the successful sale of my property. The whole team at RL Morris has consistently provided excellent service over the years. Richard, the owner, has been fantastic. From the very first time he visited the house to assess it for rental, I appreciated his very personal approach. Richard and his team were brilliant in every aspect of managing and selling my property, making the entire process smooth and stress-free. I cannot recommend his services highly enough. If you're looking for an estate agent who genuinely cares about their clients and provides an outstanding level of service, I’d thoroughly recommend RL Morris.

My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! But Jay kept everyone informed about the negotiations, pushed where he needed to push. Always available at the end of the phone. Perfect. Thank you!!

23rd Apr 2025 (25 days ago)I instructed Jason of Countrywide Commercial to find a tenant after originally proposing to list the warehouse with another larger regional agent. The other agent seemed to be lacking in energy and interest in dealing with the proposed instruction for reasons that I still cannot understand why, as we had purchased the property via that agency many years previously and had taken advice from them in the intervening period Jason worked very swiftly to identify the most suitable tenant and he communicated brilliantly from instruction to the satisfactory completion of the deal, including outside normal office hours on occasions. He was the very skilled intermediary who successfully achieved the desired outcome. His advice on matters throughout the letting process was fantastic I cannot recommend him more highly. I am so pleased that I instructed him and not the commercial agent that I had originally intended to instruct. My solicitor also commented to me on what a good person he was to deal with If you place your property in Jason's capable hands, you will be very well looked after indeed
29th Aug 2024 (8 mo. ago)I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records. Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems. I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money. Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer. I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions. Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late. I have also taken them to small claim court and I have won. That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY. I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor. Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!

10th May 2025 (8 days ago)I have been looking for a property to purchase for over 6 months and this is the only estate agency I have ever left a review for. They are very disorganised and don’t appear to communicate with each other. I phoned on 6th May to view a house today (10th May). They decided to phone me 1 hour before to ask questions about affordability and that the vendor may not allow us to view the property. What were you guys doing for 4 days??? People have got lives and things to do on the weekend and you have the audacity to phone 1 hour before a viewing to let me know I might not be allowed to view the house. Completely unacceptable. When I realised what a joke of an agency this was and that the vendor was going to be nothing but trouble, I cancelled the viewing. I wouldn’t recommend this agency.

5th Oct 2022 (2 years ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.
31st Mar 2025 (7 weeks ago)Express agency. Took a long time to advertise my property. Poor quality viewers and don’t seem to be vetted properly, had to provide Own photos and deal with viewings myself and yet charged the 1.5% commission rate. Valuation completely innacurate and had to lower the price twice due to unfamiliarity of the local market. Never will i go for an online estate agency based in the north. That aspect of it should not be allowed. Potentially wasted 2 months of mortgage without rent due to poor level of standards from EXpress Agency. Had my house to sell as well and told them outright, I would never consider them again.

22nd Apr 2025 (26 days ago)I had a fantastic experience with Madison Fox. The staff there are so professional and attentive and I really couldn’t ask for more. I was kept up-to-date with everything in a timely fashion and had a very pleasant selling experience, which I am sure was helped by the proactive attitude of David Karrass and the fantastic photos and video of our property. Absolutely 5 star.

The photos they took made my house look absolutely beautiful, and they kept me updated every step of the way. Would 100% recommend!
