6th Sep 2026 (16 days ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

Rashid the Agent who showed me the flat (and about 50 other people!!) was courteous, provided lots of information and transparent about the quirks and what the landlord was looking for. After my offer was accepted - Dimension continued to keep strong communication and was patient with all of questions.

12th Sep 2026 (10 days ago)I had a very unpleasant experience with a staff member named Scott during a property viewing. Unfortunately, I found his manner to be quite patronising, dismissive and, at times, rude.<br><br>At the beginning of the viewing, I attempted to shake his hand but was completely ignored. While inside the property, I tried multiple times to speak to him and ask questions, but he would frequently walk away while I was speaking or respond in a very passive-aggressive and dismissive manner.<br><br>The overall interaction made me feel as though my questions and presence were an inconvenience rather than that I was a prospective buyer genuinely interested in the property. I found the way I was spoken to unnecessarily condescending and unprofessional.<br><br>I was genuinely disappointed with the experience, particularly as a property viewing should be an opportunity for prospective buyers to ask questions and feel comfortable engaging with the agent. Unfortunately, this was not the experience I received.

From start to finish they made finding and renting our new property genuinely easy, and they got us moved in remarkably quickly. Fiona and Tasha in particular were a great help throughout. They were responsive, friendly, and on top of every detail, which took so much of the usual stress out of the process. If we're ever looking to move again, Birchills would be the first agents we'd go back to. Highly recommend.

The tenant passed affordability, but BS failed to provide any supporting information beyond their word, hence pulling out when it became an issue.<br>2. A mid-term flat check had it in dirty & poor condition. A tenant like this causes more property damage long-term so we terminated.<br>3. The Lettings Manager got involved once issues escalated, never actually solved anything or improved management and then disappeared.<br>4. Changing rental payment dates is not routine. It shows an inability to manage finances or tenant financial pressures. Suggesting otherwise shows your inexperience.<br>6. You are contradicting yourself. Deposit damages cannot be claimed for "wear and tear". We claimed off the deposit for damages (parts only, not labour) to revert the flat to its state at check-in.<br>7. Our expectation was that you do your job, not that we do it for you.<br>8. Your response shows you haven't learned from your mistakes.<br><br>---<br>ORIGINAL REVIEW:<br><br>If I could give 0 stars, I would. We rented out our property using the full management service from Butler & Stag (B&S). The level of incompetence we encountered throughout this engagement was impressive. From an inability to effectively manage a property and troubleshoot basic tenant issues, to poor tenant and rental fee management, and atrocious overall communications both internally within their team/company, as well as with us as the landlords, we encountered numerous issues through the year. Some highlights included:<br><br>- Upon move in, the tenant mistakenly suggested that three major appliances (dishwasher, extractor fan, and oven) were not working when in fact they were (check-in report validated and we knew from having been at the property the day prior to their move in). Without bothering to troubleshoot, B&S sent us the tenant's videos claiming they didn't work when in reality the tenant didn't know how to operate them despite instructions. This is just one occurrence from the get go, but was a regular pattern throughout the tenancy that B&S failed to effectively manage and would default to us immediately.<br>- Three months into the tenancy, the tenant requested to change the rental payment date to better align with when they get paid. We raised concerns with B&S about the tenant's ability to pay long term, but we agreed as the alternative (non-payment) would be worse. This would later impact the final month rent amount. In the final month of tenancy, as a result of this change, the tenant underpaid on the rent and B&S accepted this without issue. It was only when we challenged B&S that they reviewed their mistake, went back to the tenant, and collected the correct amount due for the final month.<br>- With staff changes at B&S, they misplaced key information and items belonging to the property that had been provided to them. Were it not for our follow-ups and documentation, we would have been out of pocket for their negligence.<br>- Upon termination of the tenancy, the flat was returned to us in horrible condition and with damage, resulting in significant costs for us to bring it up to its previous state. When trying to claim reimbursement from the deposit scheme, B&S actively blocked our ability to effectively do so by not sharing accurate timelines and information required by the arbitrator. It was only by our chasing we learned of an imminent (as in tomorrow!) deadline and had to rush to get some information across to support our claims.<br><br>For what is a significant full service management fee, there was little to no management of the property at all. In fact, their management was more costly to us in damages, negligence, and incompetence than the fees itself. Further, we found that the calibre of tenants that they attract, vet, and approve are not up to spec as was evidenced by our experience. Following the initial tenancy, we had plans to re-let the property and B&S had found another tenant, but referencing here took more than two weeks (to show proof of rent payments) at which point we decided not to move forward previous issues and the clear potential for even worse.

The team takes care of everything from coordinating the tenants, handling repairs, inspection, ensuring compliance, and collecting the rents without consulting me unless they need to make any decisions.

17th Sep 2026 (5 days ago)UNPROFESSIONAL and UNREASONABLE<br>handling of deposit return.<br><br>After moving out, I thoroughly cleaned the property myself and kept timestamped photos as evidence. Despite this, the agent proposed deducting around £312 (£260 + VAT) for “additional cleaning” without providing a full checkout report to justify the charge.<br><br>For a small studio in London, a reasonable end-of-tenancy clean typically costs around £100, not £300+. Requesting such a high amount without proper evidence or a detailed inspection report is unfair and lacks transparency.<br><br>I asked for the full checkout report to validate their claim, but received no proper response. This kind of opaque and excessive deduction raises serious concerns about their professionalism and fairness.<br><br>Prospective tenants should be cautious.

Communication was clear and consistent, everything was explained properly, and the whole process was handled smoothly from start to finish.<br><br>They found suitable tenants in a very short time, and all the paperwork and arrangements were handled professionally and efficiently. I was very impressed with the level of service and attention to detail.<br><br>I would highly recommend Mudasir Ahsan and RE/MAX Star to anyone looking for a professional and reliable estate agent. Excellent service!

11th Sep 2026 (11 days ago)Exceptional Service from Highcastle Estates – Especially Nabeel, Yuri & Zaid.<br><br>Selling our home has been one of the most stressful experiences of our lives. With a young family, we never anticipated that a relatively short chain would turn into an exhausting nine-month ordeal. We had two buyers pull out, and just when we thought things couldn’t get worse, our final buyer played endless games, leaving us feeling completely drained right up until exchange.<br><br>Through it all, Nabeel remained an absolute rock—professional, calm, and, most importantly, communicative. He kept us updated at every stage, going above and beyond to ensure everything moved forward. There were times when he even took it upon himself to speak with our onward purchase vendors—something he didn’t have to do, but he genuinely cared about getting the deal over the line for us. Even on his days off, he would still take our calls, always providing a personable and reassuring service. By the end of the process, he genuinely felt more like a friend than just our estate agent.<br><br>I must also mention that we were not on a sole agency agreement. We had another very well-known estate agent in the area marketing our property alongside Highcastle Estates, and I can confidently say there was no comparison. Highcastle Estates were leagues ahead in terms of communication, dedication, and results.<br><br>The past nine months have been a gruelling process, but I cannot imagine going through it with anyone else. Trust the Google reviews—go with Highcastle Estates. You will not regret it!

They handled the letting of my property professionally from start to finish, and everything was sorted incredibly quickly.<br>Any issues that came up were resolved promptly, and the team were always easy to reach – they even worked on their days off to keep things moving. If you want an estate agent who is truly committed and gets results, I’d absolutely use them again.
14th Sep 2026 (8 days ago)The agent wouldn't respond to me. No communication whatsoever I had to chase them on group chat l and I am asking for updates and everybody is ignoring me. After months of advertising I messaged them to take my property offline and again there was no response again but the property was taken offline. They are strange bunch of people.
