The communication was nothing but great throughout and we're very happy with the result. The KF app was great for managing viewings. Also happy with the marketing package. Would recommend the Edinburgh KF team and will likely use the KF services again.

24th Apr 2025 (29 days ago)STAY AWAY FROM THESE AGENTS! Absolutely awful experience with Annan Estate Agents, particularly with Fraser Falconer. During the viewing of a flat, he explicitly told us that if we paid £5000 extra, the furniture would be included in the contract. After months of back-and-forth and finally moving in, we were shocked to find that none of the furniture was there. This completely wiped out my savings — all based on a false promise. It was clearly a dishonest tactic to inflate the price, and when we tried to follow up, we were ignored. Michael Annan himself told us to contact him directly if there were any issues, but every message has been ignored since. This agency does not keep its word, and their customer service is non-existent. If you don’t want to waste your hard-earned money and be left feeling scammed, avoid Annan Estate Agents at all costs.

3rd Nov 2023 (1 year ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

28th Oct 2024 (6 mo. ago)This is in relation to the Edinburgh branch. Both my wife and I requested the home report of a property we were interested in. Savills opted not to respond, so we had assumed the report was not ready. Today, only a matter of days later, we phoned to chase and Savills Edinburgh informed us they had a home report ready and shared BUT had a bid in for the property which we were told was accepted. In my view this is blatantly negligent and not acting in their client, the sellers, best interest where multiple parties may have bid.

My agent Ben really went above and beyond for what turned out to be a difficult conveyancing experience but we got there in the end! I would definitely recommend Nested for a bespoke service you don’t get elsewhere.

From start to finish, they were professional, knowledgeable, and always went above and beyond to ensure we understood every step of the process. Communication was always clear, timely, and they were very responsive to any questions we had (even at stupid o'clock at night!) My property was on the market quickly and I accepted an offer even higher than I was hoping for within two weeks. The photos and listing were of a high standard, the home report and solicitor were organised quickly by them (highly recommend using their recommended solicitor!), and their communication throughout the whole process was spot on. It was my first time selling a property and I felt truly taken care of every step of the way and got an even better, quicker result than expected. I can’t recommend Avenue Road highly enough! 15th May 2025 (8 days ago)I have rented ELC managed properties on two occasions and enjoyed an overall great experience. During both tenancies Calum was a friendly and helpful agent who responded quickly to any concerns. He provided a good service throughout and was fair in both move out inspections. This review would be a 5 star had it not been for a leak that damaged our ceiling and caused us an incredible amount of stress. Although I understand that ELC could not have anticipated or prevented the leak from another flat, I do feel that, we, the tenants were the ones who were left worst off.
