16th Feb 2022 (3 years ago)Worst company imaginable. Gave us misinformation for over six months regarding entry dates and also told us development was finished when it was not. Double check everything you are told by them. They misled us and we ended up over £18000 out of pocket. Avoid this company at all cost. They don’t admit liability for anything they do.

Who gave absolutely everything they had to push our purchase through, with super quick responses and helped with every minor detail. Very clear and easy to understand information was given to us, Rhonda is super friendly and consistent. We would also like to say thank you to Findlay, who also went above and beyond in helping us. They kept us up to date with everything without us having to contact them. Highly recommended, I wouldn't use anyone else. First class service.

The communication could have been a bit better and they could’ve been a bit more forth coming with feedback and an idea of how we things were progressing. Viewings overall were fine, except one agent was late to a viewing! Other than that we have been happy with the support and advice we recieved and would recommend them to others looking to buy.

6th Feb 2023 (2 years ago)If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. If this is the case, then please make sure you document everything for inevitable struggle to get your deposit back
28th Oct 2024 (25 weeks ago)This is in relation to the Edinburgh branch. Both my wife and I requested the home report of a property we were interested in. Savills opted not to respond, so we had assumed the report was not ready. Today, only a matter of days later, we phoned to chase and Savills Edinburgh informed us they had a home report ready and shared BUT had a bid in for the property which we were told was accepted. In my view this is blatantly negligent and not acting in their client, the sellers, best interest where multiple parties may have bid.- John talks about mortgages and property investment in a way that is easy to understand for someone that has little experience when it comes to property investment. He holds nothing back in telling you the real deal when it comes to property and mortgage advice. His guidance when it comes to the property market in Edinburgh has been invaluable. Do not miss out on the chance to use Cox & co's mortgage broker service or for investing in buy to let property.

The communication was very good from the beginning, I really liked the advertising materials they produced and the process of getting viewings booked in was smooth, it was easy to keep an eye on the viewings, notes of interest and offers in the portal. I recommend this company.

My property was on the market quickly and I accepted an offer even higher than I was hoping for within two weeks. The photos and listing were of a high standard, the home report and solicitor were organised quickly by them (highly recommend using their recommended solicitor!), and their communication throughout the whole process was spot on. It was my first time selling a property and I felt truly taken care of every step of the way and got an even better, quicker result than expected. I can’t recommend Avenue Road highly enough!
