20th Oct 2024 (3 days ago)I met with an agent at the property and then handed in keys so they could do viewings. I was told there was a afew viewings by email.but had to always ask for an update afterwards. I then had to request someone get in touch for an update and decided to drop the price aftershock it sold pretty quickly. 3 stars overall as.i wouldn't say there was anything outstanding so far just average.

30th Sep 2024 (23 days ago)Do not use Ralph Sayer as your solicitors to buy your house. Firstly, they kept getting my email wrong and sending my personal information to some random email address which is a huge issue and something I asked them to rectify multiple times. We also were asked if we wanted to buy furniture from the owners, we said we did. But our solicitors didn't pass on our email so the furniture was already sold. They are expensive, useless and you have to keep chasing them to make sure they are doing the work. They made a mistake on so many forms and tried to overcharge us by adding the first time buyer discount, instead of subtract it!. So incompetent.

She was always on hand to answer any questions we had and made sure to discuss new information with us as soon as she had it. I highly recommend Elaine Gray & will definitely be contacting her in the future if we decide to move again.

The sale of our house was a big step for me and my family as it was our first family home with so many special memories and Chris was the absolute perfect person to help us on that journey. From the initial discussion through the day of the sale and beyond, he was more supportive than we could have ever asked for. Even when we had the stress of having to put our house back on the market due to our initial buyers falling through, he helped guide us on best next steps. His knowledge of the industry is unparalleled and it being a family business just gives everything an even more special feeling. Thank you Chris, Laura, Christeen and Angela. You were all the absolute dream team. We can’t ever thank you all enough. If you are selling your house please trust me when I say they are the absolute best in the business.

3rd Nov 2023 (11 mo. ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

6th Feb 2023 (1 year ago)If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. If this is the case, then please make sure you document everything for inevitable struggle to get your deposit back

From her quick responses, being open to virtual viewings, professional emails and being a great person all round, thank you! I wouldn’t think twice about recommending someone to use Savills Edinburgh if they’re searching for a property in the local area.- 12th Jul 2022 (2 years ago)Horrible agency, especially the agent's attitude when calling them. Faked the inventory report when I moved in, everything is a mess when I moved in.

Andrew provided us with a free valuation which was bang on the money and had our house on the market very quickly. Andrew is always quick to respond to any queries on the phone or by email no matter what time of day it is or at weekends, helping guide us through the process.
