18th Apr 2025 (11 days ago)We went to urban base after we saw a house for let. Granted the sales agent we met seemed nice enough and showed us around the house of interest. We let them know that we were interested and so the very long process of referencing started. Maybe because we have rented a private property for 23 years that we are slightly out of the loop of how things work now But don’t think this is fully the case when we have spoken to other people who have recently acquired homes for rent. The referencing went on for ages and was very complex and time-consuming. Urban base never seem to be happy with what they were getting. Even though from the outset, we let them know that we may need a guarantor due to our company going under during Covid, Which there are hundreds of thousands of people in the UK that are in the same boat that lost businesses during lockdown. every step we tried to take forwards was met with resilience from urban base and in the end when we were told we needed a guarantor my wife was taken into hospital very poorly and needed an operation. Urban base pretty much cancelled our account and kept our deposit even when being told that my wife had been so sick. I was quite shocked that a real estate agent would behave like this when we said we could get proof that my wife had been in hospital but they didn’t care and just kept our money. Absolutely shocking treatment for a family looking to rent a new home. They dragged their heels with the referencing and the moment we had an issue they close the account and kept our money. I would not recommend this company to anyone.

Well worth their slightly higher than average fees.
29th Nov 2024 (22 weeks ago)I was a tenant via this letting agency for 18 months, while waiting to buy a new home, and had a series of negative experiences. 1) The home I rented was in poor condition throughout. 2) The garden was overgrown and it was my responsibility to address upon moving in. 3) When I raised an issue with poor ventilation leading to mould in the bathroom, I was asked if I could just 'live with it' (despite pointing out I had two young children). 4) A leaking roof took 2 months to repair. 5) A dryer took 2 months to replace. 6) It would take weeks for Dobson's to reply to e-mails, yet harassing e-mails for rent would be received several days before it was due (despite the fact my direct debit was always scheduled for the same time every single month) 7) When I attempted to serve notice at the end of my tenancy, an attempt was made to 'haggle' me into staying longer. 8) Following moving out, the estate agent retains £1230 of my deposit and has failed to even reply to requests for its return. Overall, I would strongly avoid using Dobson's.
18th May 2023 (1 year ago)Huge thank you to Jeanette snd Mary who helped with the purchase of our new home. It was quite stressful for us at times and we had a few (a lot!) bumps in the road. We were very dependent on the team especially towards the end of the buying process for many reasons. I truly believe without their help on an almost daily basis we would still be waiting for the sale to have been finalised. We are now 4 weeks in our new home and are so happy. The stress long forgotten. The team are Very professional, very “on it” and also want to do the best for the buyer. Thank you all.

Definitely go the extra mile and keep your spirits up when something takes a bit longer than anticipated Good service and always with a smile Not sure the wonderful Sharon Harris manages to stay so calm and funny as she must be juggling all of the time. All the staff are brilliant though

Properties in poor state, no prior viewings allowed and upon arrival, many broken items, damage and have not been cleaned. All recorded and reported. Be careful when using this company and make sure you get a full inventory done and view it before putting a deposit down. They don't do anything upon prior students leaving.

Gave me lots of assurance that my house would sell quickly and was proved correct. He achieved the valuation price. 31st Mar 2025 (29 days ago)Express agency. Took a long time to advertise my property. Poor quality viewers and don’t seem to be vetted properly, had to provide Own photos and deal with viewings myself and yet charged the 1.5% commission rate. Valuation completely innacurate and had to lower the price twice due to unfamiliarity of the local market. Never will i go for an online estate agency based in the north. That aspect of it should not be allowed. Potentially wasted 2 months of mortgage without rent due to poor level of standards from EXpress Agency. Had my house to sell as well and told them outright, I would never consider them again.
