Having just started with Sarah mains I have had the following experience. I was introduced to all members of the jesmond branch and given a full insight to their respective rolls. I had 3 properties that required Tenants, I found the the pro active attitude by josh and the rest of the team refreshing, they were all approachable and professional in their roles. All landlords, don't use Mansons as your agent ever. I rented my property out through them using their fully managed service and they were a complete mess to deal with for the most part of two years. After my first tenants checked out, I visited my property to find bedding (with mold growing on it), clothes, furniture, personal items like earrings and to top it all bongs in my flat. This is after Mansons claimed to have completed the checkout process. I was furious to find all of this along with my flat being very dirty throughout so it was clear Mansons hadn't done their job of managing my property. Having paid them extremely high fees (they charge a ridiculous amount to landlords compared to other good ones in town), I expected them to at least clear the items out, get a full end of tenancy deep clean (they claim to not do deep cleans at the end of tenancies - is that acceptable as a landlord to you?) and withhold the tenant's deposit to have all of the items left my them in my flat removed at their cost - Mansons didn't do anything about this. I complained about this and they promised to improve but they didn't do much afterward. After a painful start, the got a second tenant in which was ok but Mansons could have been more efficient - this tenant was keeping pets in my flat despite permission being denied - all it took me to identify this was the pet hair I could see on my sofa's. Mansons could have just visited the tenant and verified this at anytime - but believe me, they are plain lazy. The biggest issue I had was with my third bunch of tenants in which Mansons recommended them despite them barely scraping through the referecing - result - rents didn't arrive on time, Manson's couldn't do much about it and once again after check out when I visited my property, it was dirty, with rubbish under one of the beds along with used condoms and wrappers. More than 30 nails hammered into the wall, furniture and bedding left in the property, a broken bed - which mansons say it broke due to the tenant sitting on it - it was a solid wood framed bed and not easy to fall apart. In addition to this there were clothes left in the washing machine by the tenant. Would you not expect an agent to clear all of this out using the tenant's deposit and get the property deep cleaned?? What sort of management is this? I know Mansons may try to respond to this review and contradict all of this but I have pictures and proof of written communication with Mansons that I can provide if anyone reading this review wishes. I'm already claiming for a management fee refund and escalating my complaint to the Property Ombudsman. Believe me and don't use this agent. They are just bullies trying to extort more money from you and don't really care about your property at all. In particular, Cindy is a real disappointment to deal with and unpleasant to talk to. This firm has no idea what customer service means. Nick Manson who is the owner of the property will find time in a few minutes to go and do a sales valuation of the property but will not meet up with you to discuss any of these complaints. That's how they try to fend off responsibility. Do yourself a favour - go to another agent to get your property managed. Current landlords with Mansons - make sure you check your invoices received from Mansons and go check your property - I'm confident you'll find discrepancies in what they say and what they do. Feel free to contact me if you need any evidence regarding any of the above. Giving them 1 star because can't give any lower. Current and potential tenants also beware - no idea how they may treat you if they're treating landlords this way... Read more

DO NOT USE THIS COMPANY! If i could give them 0 stars I would. I've rented properties for over 12 years in Newcastle and they are hands down the worst company i've ever used. I can't get everything in a single review but i'll try. We had an agreement in writing the property we were renting would be cleaned prior to us moving in. We collected the keys at 2PM on Friday and It wasnt clean. When I raised the issue's I was dealt with by a very aggressive and patronising member of Bowson's team and was told to email and it would be dealt with on the Monday. That left us with a filthy house to either live in and hope someone comes Monday, or we clean it ourselves. Naturally you're not going to live in this state, so we cleaned it. Our tenancy agreement states we leave the property in a state we recevied it in. We left it in a better state than we recevied it yet they are still trying to charge us an obscene fee for unjustified cleaning. We had damp in 2 bathrooms, kitchen and living room. Bowson refused to do anything about it. We had the landlord let himself into our property on 3 different occasions even after we asked them to request access because some of us worked nights (they broke the law 3 times!) We asked the landlord to do a move out inspection sometime before we moved out so if there were any issues, we could sort it and there would be no loss of deposit and no issues. We were denied because they have too many properties. Now they're trying to charge us an obscene fee for cleaning. Seems awfully convenient. Whatever you do, stay away from this company if you are renting. They do not care about you at all. They could chose to continue to represent this landlord who refuses to fix damp in his property. As long as they are getting paid they do not care at all Unfortunately I can't upload images but some of the "features" that were included are: Mould and damp in the kitchen, living room and 2 bathrooms A key and filth in the washing machine Crystalised urine on the toilet hair and grime in the showers Oven and microwave caked in grease from previous tenants Bin and kettle so dirty that we had to throw them out We had to deal with them ourselves or live with them until we moved out. Bowson said this was suitable for new tenants to move into. Do not use this company to rent, they will try and take as much money off you as possible whilst allowing landlords to break the law.... Both me and my husband come from estate agent backgrounds and Acorn have been helpful at every step (in particular Claire in maintenance) and John, who originally showed us around and assisted us with the move in process, paperwork and even after care once we had moved in. Acorn Properties Ltd are by far the worst letting agent I have ever come into contact with and due to my line of work I have been renting properties for over 20 years. Avoid them for one or all of the following reasons: 1. £243.23 admin fee per tenant!! That's nearly £1,000 for a 4 bed house share. 2. They never respond to emails or phone calls and instead choose to ignore in the hope that problems will be resolved by someone else. 3. Staff are rude and unhelpful. 4. They made up reasons for holding deposits at the end of the tenancy. 5. They ignore notices to terminate tenancy agreements so they can squeeze extra rent out of you. I have held back in saying what I really think about them as this review would be rated 18, however I cannot stress enough that if you are thinking of using this company, or your children are going to university and are planning to use this company, please don't as you WILL live to regret it.
