A great agent that I have used many times. Having experienced working with other estate agents I would rate Sarah Mains above anyone else. Their initial valuation was good and sales team also very friendly and willing to help when asked to do so. If I had any problems I just had to call. If I had to be picky and say one thing that could be improved that would be communicating developments as soon as they happen to appease anxious sellers. I found myself having to chase things up a couple of times, but to be fair I am pretty impatient! All in all, a great team and I would definitely use their services again.... Read more

All landlords, don't use Mansons as your agent ever. I rented my property out through them using their fully managed service and they were a complete mess to deal with for the most part of two years. After my first tenants checked out, I visited my property to find bedding (with mold growing on it), clothes, furniture, personal items like earrings and to top it all bongs in my flat. This is after Mansons claimed to have completed the checkout process. I was furious to find all of this along with my flat being very dirty throughout so it was clear Mansons hadn't done their job of managing my property. Having paid them extremely high fees (they charge a ridiculous amount to landlords compared to other good ones in town), I expected them to at least clear the items out, get a full end of tenancy deep clean (they claim to not do deep cleans at the end of tenancies - is that acceptable as a landlord to you?) and withhold the tenant's deposit to have all of the items left my them in my flat removed at their cost - Mansons didn't do anything about this. I complained about this and they promised to improve but they didn't do much afterward. After a painful start, the got a second tenant in which was ok but Mansons could have been more efficient - this tenant was keeping pets in my flat despite permission being denied - all it took me to identify this was the pet hair I could see on my sofa's. Mansons could have just visited the tenant and verified this at anytime - but believe me, they are plain lazy. The biggest issue I had was with my third bunch of tenants in which Mansons recommended them despite them barely scraping through the referecing - result - rents didn't arrive on time, Manson's couldn't do much about it and once again after check out when I visited my property, it was dirty, with rubbish under one of the beds along with used condoms and wrappers. More than 30 nails hammered into the wall, furniture and bedding left in the property, a broken bed - which mansons say it broke due to the tenant sitting on it - it was a solid wood framed bed and not easy to fall apart. In addition to this there were clothes left in the washing machine by the tenant. Would you not expect an agent to clear all of this out using the tenant's deposit and get the property deep cleaned?? What sort of management is this? I know Mansons may try to respond to this review and contradict all of this but I have pictures and proof of written communication with Mansons that I can provide if anyone reading this review wishes. I'm already claiming for a management fee refund and escalating my complaint to the Property Ombudsman. Believe me and don't use this agent. They are just bullies trying to extort more money from you and don't really care about your property at all. In particular, Cindy is a real disappointment to deal with and unpleasant to talk to. This firm has no idea what customer service means. Nick Manson who is the owner of the property will find time in a few minutes to go and do a sales valuation of the property but will not meet up with you to discuss any of these complaints. That's how they try to fend off responsibility. Do yourself a favour - go to another agent to get your property managed. Current landlords with Mansons - make sure you check your invoices received from Mansons and go check your property - I'm confident you'll find discrepancies in what they say and what they do. Feel free to contact me if you need any evidence regarding any of the above. Giving them 1 star because can't give any lower. Current and potential tenants also beware - no idea how they may treat you if they're treating landlords this way... Read more

We have had Acorn Properties as the management company to rent out our flat for many years. They have always provided an excellent and friendly service, finding tenants quickly, and dealing efficiently with any repairs and maintenance. I have praise for all of the team and have had particular help over the years from John himself, from Cynthia, Olivia, Damian and Richard, and, in our last change of tenants in particular, from Claire who could not have been more efficient and pleasant. If I could give less than one star I would. Acorn is by far the most unprofessional company I have ever had the displeasure of dealing with. I hope students in the future read this review and decide to go with another letting agency. We signed for a property with Acorn in March and our tenancy was due to start in July. Before signing the tenancy agreement we realised they had slipped in a clause which charged us an extra £50 for a fee we had never heard of and were never warned about. Considering the fact that we had already paid £250 of admin fees, this was unacceptable. After days of arguing, we got this fee removed from the contract. We then heard absolutely nothing from Acorn and were given no information before moving in. When we did move in, we were welcomed home by a pile of abusive letters from our energy suppliers saying we owed overdue bills. Apparently Acorn had set up an account for us "as a gesture of good will" and forgot to tell us. Essentially, we didn't even know that we were paying energy bills for a house we weren't even living in and when we tried to explain how inappropriate this was, Acorn's only excuse is that they must have forgotten to inform us and that it wasn't a big deal. The property also hadn’t been cleaned in between tenancies. The oven and microwave were filthy with left over food stains from the previous tenants. The sink was in disgusting conditions. There were bits of dirty tissue paper left all over the kitchen and bathroom. Things only got worse. When we moved in we realised one of the bedrooms was completely uninhabitable. There was mould growing from the floor half way to the ceiling. The bed was soaking wet from the damp that had infiltrated. According to Acorn's inventory (which had apparently been filled out only a couple of weeks earlier) the bedroom was in perfect conditions with brand new furniture. Having looked through the inventory we realised that no one had actually visited the property before filling it out. They got everything wrong, including the colour of our front door. It was ridiculous of them to argue that they had visited the property when one bedroom was entirely ruined by damp and the others were missing half the furniture listed on the inventory. It took months for us to rectify the issue with the damp. The tenant who was meant to be living in that room had to move out as it was unhealthy for her to stay in the room, especially with a wet mouldy mattress. Acorn argued with us for ages saying it wasn't their responsibility. We got no understanding from them and wasted a considerable amount of time arguing. Things got a little bit better when we got a representative of the City Council involved. She concluded that Acorn had to carry out significant repairs. Acorn did this by repainting the room, buying a new mattress and putting a dehumidifier in there. But then they told us to pay for 8 hours of heating a day that way the damp would dry out. This did not solve the root of the problem and ended up costing us a ridiculous amount in heating bills. The bedroom remained cold and damp with peeled paint and damp stains everywhere. Eventually we got sick of arguing. We agreed to their terms and did what we could to keep the bedroom dry. From there on everything that could have gone wrong with Acorn did go wrong. The staff was never helpful. Rather they were elusive, rude, condescending and very quick to blame us. All we ever heard was that they had no responsibilities and we had to take care of everything ourselves. Despite us doing everything we could to improve the house and make sure it was in a good state, we were completely ripped off when it came to getting our deposit back. They found a couple of faint blu tac marks on one wall of one bedroom and demanded enough money to repaint the entire room. They also found some dust and demanded around £200 to have the entire house professionally cleaned.... Read more
