Simply take care of the property and you’ll get your deposit.
Beware! Always take pictures of everything and take nothing lightly! So everything is nice in the beginning. You go to the agency office, they are polite, they assure you that everything is going to be fine, the paperwork looks legit and you are somewhat relaxed. Then at the middle of the tenancy they send you a document with all of the costs that "would" be taken out of your deposit if you do damage to the property. Funnily enough they make you sign it so as to legitimize the final blow. They will take most of your deposit depending on how easy you were at the beginning when you agreed the inventory check list. They will try to fix as little as possible so they can use it against you, that is to put the blame on you and take it from your deposit. Believe what you want but I am not the only one that this has happened to.
I purchased my first flat in Park Central with Dixons agent Surya Gupta - he was extremely friendly, knowledgeable and responsive to emails! Would highly recommend this agent who made the slightly daunting process of purchasing a property much more manageable :)
We recently bought a flat in Birmingham city centre through Dixons. Services provided are extremely poor, they make you feel vulnerable and you have no power at all as a buyer. They are trying to get as much money as possible from you and you cannot rely on anything they say. We had to seek for legal advice and even speak to Citizens Advice Bureau and ask for assistance during all the process just because you can never rely on what they say. The whole process was a nightmare, even though we were first time buyers (we had an advantage) with good credit score and other conditions related to the purchase of a property and that is due to Dixons unprofessional staff 100%. We had even been blackmailed by them to pay an unreasonable fee for the apartment we rented through their parent company, Accord Lets, using as an excuse that if we do not pay the fee on a specific date the homeowner of the flat we were about to buy “might change his mind” and decide not to sell it to us. And all these a week before the arranged completion date.
You should be careful if you decide to buy through them and be competent in understanding and enhancing your Rights as a buyer. Definitely not recommended.
I have only good things to say about Royal Estates, Lucy in particular. Really very helpful and understanding, there were a few complications on my side of things and she did everything she could to help me. Really on the ball and kept the communication open for any concerns or queries I had. Very grateful to Royal Estates and Lucy for all your help and will be recommending you in the future.
Appalling service. Rented from royals for 3 years and getting them to carry out repairs is impossible. All they advise is a contractor has been appointed to cover their backs. Some issues I have waited over 2 years to be resolved. Waiting on boiler to be fixed, which they have been aware of for over a year. Was advised by engineer heat exchanger is broken, so currently having to boil pans to bath my child. Was told by royals 3 weeks ago that enoginner was away and when he returned he would fix. Spoke to engineer back on 27th April he had not been authorised to do anything.
Communal front door was broken which they failed to fix until I had rent tribunal out. But they didn't notify me as a result returned to property to find could not get in as my neighbour who we share the door with was out and office closed.
Asked who they were regulated by as unhappy that they would not refund cost of lock smith, but request ignored and was told to move out if unhappy.
Now been given section 21, because apparently they are selling flat along with others in the building, but none of my neighbours have been given one.
Would not recommend renting from them.

Shocking service !!!! We have been waiting to visit one of the property for a week.they have cancelled on us less than 2 hours before visiting the place. We have lost the chance to get the other property we have seen before because we put them on hold for a week. Can't believe what they have done to us so unprofessional. Even we rang so many times to discuss about the cancellation, no one gives us a call back.
Great service from the start of the process. Helped me find a few businesses to look at. Not purchased a business due to changes in circumstances but very helpful and knowledgeable staff. If you need advice on buying a business, speak to these guys.
Was just told on the phone, that they were out of my league! Then he hung up, all because I questioned the 5% selling fee. However, after the company reading the review, they called me up and apologised. Well done! Apology accepted!
