I'm not normally one to do this, but feel cheated. Rang all day Friday, left message after message, I had to call them as no message was picked up and returned. Arranged viewing, partner went to view on Saturday where she was left outside wondering what's going on, knocked the door several times but was ignored. we were told all applicants would be taken into consideration and they would pick the most suitable. Monday morning, made a 50 mile round trip to drop application forms in, when I arrived at 9:20 in the morning I was told someone had taken the property?? No apology, even questioned whether or not I was at the viewing, Jason I believe his name was, no apology, and then arrogantly asked to leave me application as they had more properties coming up for rent soon... My point being why would I leave my forms knowing that they are not a company of there word? We were told by two separate members of staff that they would choose applicants once they'd all been taken in. Shambles, total Cowboys with 0 sympathy for a professional couple in a genuine situation. Wouldn't recommend to anyone.... Read more

I am very disappointed with the lack of costumer service i received from Paul Orme, I have been accused of wasting his time when I went to view a property which was above my budget over the weekend.As its upto me if i can afford it or not. also this is not the first time he spoke to me like this, He has spoken to me in an appropriate manner before viewing the property as saying i dont want any time wasters, it is my preference of the size of the house id prefer or where and how much. I think jimmy was more better and had more understanding and better service. after speaking to Paul it has put me of buying or selling any property in the near future.... Read more

We did not get a good impression of this estate agent. We were booked for a free valuation for our property on Sat 13 July at 11am with Louise Brockbank. We kept waiting at home, she never turned up although we had received email confirmation and text msg to confirm our meeting. I rang the estate agent at 11:20 they were still unaware of the scheduled meeting. The branch manager rang me back for apology and he was going to check if someone can come to us in afternoon, but did not hear from him at all. Complete waste of our time discussing about our requirements on the phone prior to scheduling the valuation and waiting for them at home.... Read more

My experience with Encasa was appalling, summarised by a whole load of misscommunication and poor customer service from the get go. We were shown a house by Jimmy on a Saturday afternoon. He informed us that we could place an offer and that he would let us know if there were multiple offers on the table to give us an opportunity to give a 'final and best offer'. As the agency closes early on the Saturday, we left a voicemail and sent an email with our offer. I phoned Jimmy Monday morning to confirm he had received the offer and to get a few questions answered by the vendor. He wasn't even aware of the email or voicemail of the offer but assured me he would get an update from the vendor and get back to me. Upon receiving no response all day, I decided to call again in the afternoon for any updates. Jimmy told me there had been another offer since morning and if we were willing to give a best and final offer to which I increased to the asking price. He told me not to worry and he would phone the vendor in the morning and rest assured he would have an update for me the next day. Again I had no response the next day and so I called the next afternoon and spoke to Adrian. He wasn't even aware I had re-offered at the asking price and said the house had been sold to another individual quoting our initial slightly lesser cash offer as the reason. To make matters worse, he came up with multiple excuses to cover their utter incompetence, miscommunication and shocking service. I felt misled and deceived. Simply poor performance on their behalf and not acceptable by any means!... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
