4th Feb 2026 (8 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Matthew Port is so helpful and responds really quickly to any query, he's so easy to deal with. I would highly recommend Martin & Co My purchase has now completed and I would like to add that Louise has the sort of customer service skills that you just can’t train -she’s naturally warm and friendly - I always come off the phone from her smiling-she’s an asset to the business.

18th Mar 2026 (14 days ago)I had a very poor experience with this company. The woman in the office, who said she was the manager, was extremely rude. They kept harassing me for documents, even though I had already lived at their previous location. After I finally provided all the required documents, I ended up moving out because the property simply wasn’t worth it. During my 7-month tenancy, there was a leak in my room caused by the upstairs toilet, and it was never fixed. On top of that, the electrical system was unreliable—the plug sockets would trip frequently. Overall, I would not recommend this place to anyone looking for a safe and comfortable living environment.

Everything ran smoothly, communication was clear throughout, and the whole process was handled very professionally. She’s a credit to the company. The sale was completed in just over three months, which I was really happy with. Any questions I had were answered quickly, and they kept things moving at every stage. I’d definitely recommend her to anyone looking for a reliable and efficient estate agent. Thanks again for making the process so straightforward!
17th Mar 2026 (15 days ago)This was one of the worst accommodation experiences I’ve had and I would strongly advise people not to stay here. I had made a booking in booking.com for 2 nights. When we arrived, the property was clearly not properly prepared for guests. There was no hand soap anywhere and not a single hand towel or towel provided on arrival, which is basic hygiene that every accommodation should supply. Upstairs in the storage room there were dirty towels and bed sheets left lying around, which immediately showed the property had not been properly cleaned. Even worse, we found three sex toys left in a drawer, which was completely unacceptable and extremely inappropriate. The toilet seat didn’t even fit the toilet properly, which just added to how poorly maintained the place was. I contacted Emma through the app messages and she said she had contacted the cleaning team, but there was no response. I waited over an hour to give them the benefit of the doubt, but nothing was resolved and no one helped. In the end, we had to leave the property around 10pm with nowhere to go and find alternative accommodation last minute. This caused unnecessary stress and disruption because the property was simply not in a condition to host guests. Overall this place was unhygienic, poorly managed, and clearly not checked before guests arrived. Basic cleanliness and standards were completely lacking.

The team handled the process efficiently, kept me updated throughout and worked hard to secure a suitable tenant in a very short space of time. The communication was excellent and they made what can often be a stressful process very straightforward. I would highly recommend them to any landlord looking for a reliable and professional estate agent for any commercial/residential property lettings

Looking for a commercial rental property twice I have made an appointment and twice I was ignored by the agent, we were interested in renting a property but again emails ignored. I find this company completely unprofessional. To any landlords please use another company not these guys!
18th Mar 2026 (14 days ago)The staff at Bayzos are friendly and professional. I only bought through Bayzos so can only comment on that side of the process. Once you got hold of the team they were brilliant but I did find the automated call system a bit frustrating. Overall they gave a heads up on the progress throughout.
3rd Feb 2026 (8 weeks ago)Very unprofessional after you give them business. They managed our property in Northampton for 4 years. No inspection reports ever provided. Told us the tenant has left and there was no rent for us. Seem like they do not know the legal implications of such action. The personnel who managed our property was very arrogant and has no idea of customer service. Had to prompt them for rent to be disbursed on most of the times.

Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.
