7th Dec 2024 (1 year ago)Mr. Colin McKenzie, the Abbotfox Norwich office Branch manager/partner was most helpful to me. He knew the market well and ,quoted me the correct price for the property so I got offers quickly. It was a vacant property for some time and he connected me with an insurance agent that carried insurance on vacant properties, which on my own, I would have never been able to. He was prompt, and took photos of my place in less than 24 hours to expedite the listing of the property. He was diligent and fast, and arranged for the cleaning crew so the property could be shown asap. Later on, there were some obstacles with the gas meter installation etc, he went above and beyond and researched the different suppliers of the gas meters and installation and arranged for them to do the testing. He spent a lot of time on my little property. . He also had a very agile mind and formulated different scenarios and the pros and cons of each action taken, so that I could come to an easy and logical decision. He was very kind and understood my situation and the urgency of selling the property . Even when the buyer had difficult demands, Colin never gave up encouraging me to soldier on, and now today, the sale was completed and I am very happy and grateful to Colin.

Simon was fantastic during valuation and photos however I only had 3 viewings in 3 months and didn’t receive a lot of communication unless I chased. I appreciate there was nothing much to update me on but the communication wasn’t great overall as would have been nice just to have some check ins
28th Aug 2026 (30 days ago)We had an extremely disappointing experience with Brown & Co Estate Agents during the end of our tenancy.<br><br>They tried to claim a substantial amount from my deposit for issues that were entirely unreasonable, including the removal of an item of furniture that actually belonged to the property owner, alleged missing lightbulbs, and professional cleaning charges for the entire property including carpets that were nearly 20 years old and beyond life expectancy. Many of the deductions appeared to be aimed at improving the property for the landlord to sell, rather than fairly addressing genuine tenant wear and tear. It was particularly concerning that some of the extra items and the amount of money being claimed were added to throughout the process. The claims presented before and during the DPS dispute process were not entirely consistent, which raised questions about the validity of some of the deductions being sought.<br><br>Throughout the dispute, Josh Bailey's communication was often awkward with no negotiation skills, and there was a clear attempt to pursue claims for betterment rather than what was fair and reasonable under tenancy deposit rules. Rather than acting as an impartial agent, it seemed there was a deliberate focus on maximising the return to the landlord.<br><br>We were also disappointed by his handling of a small area of mould around the faulty hob extractor fan, as the problem was not addressed fairly or appropriately.<br><br>Fortunately, the Deposit Protection Service (DPS) reviewed the evidence independently and saw through many of the claims being made. The adjudicator recognised that the property had not been professionally cleaned when we moved in and rejected a significant proportion of the deductions being sought from our deposit.<br><br>Overall, the experience left us with little confidence in Brown & Co's ability to deal fairly and objectively with tenants. My advice to anyone renting through this agency would be to take extensive photographs at check-in and check-out, keep detailed records of all communication, and not be afraid to challenge deposit deductions through the DPS if you believe they are unfair.<br><br>Based on my experience, I would not recommend Brown & Co Estate Agents.

Ben Rivett was an invaluable source of advice, both at the planning and valuation stages. The quality of his recommendations helped us readily achieve a very good sale. Natalie Howlett- Clarke handled the negotiation and completion stages with great professionalism. Her communication and responsiveness were first rate. Moreover, I really enjoyed working with Ben and Natalie for their friendliness, honesty and good humour, as well as for their high level of professional capability.

As frustrating as it is dealing with an incompetent estate agent, I’m always grateful to discover this early on rather than later. On both occasions you have spoken to me with a tone of patronising condescension, despite you displaying a lack of basic knowledge on capital gains tax treatment and what constitutes as a 2nd property. To quote yourself “with all due respect” I've heard nothing from you in a week now, so I will pursue other methods to contact the vendor. No need to mention this to them as I will explain all when I locate them. Thanks again for saving myself and your client a frustrating process of liaising through waterside estate agents.

They were the agent when we bought the property 27 years ago and we have had an excellent relationship with the letting arm of their business, Keys Holidays for well over 20 years, hence deciding to use them when it came time to sell. They produced an excellent brochure and found us a buyer within a fortnight of putting the cottage on the market. I particularly like the fact that, no matter who I spoke to in the Sheringham office, everyone had detailed knowledge of our property and could answer any question I, or indeed our buyer, had. Paul Winterbourne phoned me every week with a progress report, which I really appreciated. From our first request for a valuation, Clive Hedges and Sue Hall were helpful, professional and very approachable and this helpful 'can do' attitude from the whole team has persisted throughout the selling process which culminates in completion next Tuesday. They even sent me a copy of the 360 degree tour which was part of the details on Rightmove. I was delighted by this because the link to the tour on Rightmove was no longer available when tge details were removed from the site. We would not hesitate to recommend Arnolds Keys in Sheringham. We've had a totally positive experience, for which we are sincerely grateful.
