We were selling a high end one-of-a-kind contemporary waterside house. We are thankful that, after working for some time with another well-known estate agency, we engaged with Knight Frank’s Exeter office led by Mark Proctor in a Joint Agency engagement. Prior to moving from sole to joint agency we did a lot of thinking ourselves on who the buyer might be, where they might be, why they might buy the house, and how we might therefore redesign our marketing. We learnt from an advisor to this rethink that Mark had just come down to lead the Exeter office after a successful period in London. At about the same time, Mark called us as we had interviewed and not selected Knight Frank earlier in the process and we agreed to meet to explore ideas. We gradually realised that he brought a more assertive approach to the table and held out the possibility of reaching out to some of the audience that we were needing to target. When we first met Mark, he challenged us all on the content hosted on the websites, in the brochure, as well as the magazines and newspapers being used for the marketing campaign and the approach being taken in conducting show-arounds. We decided that his approach would add real value to us and employed him as a joint agent from this point. As a result of this open and transparent approach in which both agencies played a full role, we changed some of the images and some of the key messages. We made use of still aerial photography obtained from the drone video that we commissioned around this time which the first agent had recommended to us. And we agreed a revised approach to show arounds. Critically perhaps, during this rethink, Mark took part in a robust discussion involving all parties which saw us agree to reposition the house with a lower Guide Price; one that was aimed to be attractive to upselling to buyers primarily viewing properties in a lower priced category. Mark also made sure that "Flic" the home-viewer used by Knight Frank to show homes in South Hams, had the chance to spend a good amount of time at the house understanding its USPs. On being given the Joint Mandate, Mark and his team immediately made contact by phone with a number of clients to whom Knight Frank had shown houses in the same physical location and at prices below, sometimes well below, our revised Guide Price. It was a result of one of these calls that reawakened a family's interest in the village and its lifestyle potential and encouraged them to visit several properties marketed by different agencies on one day within a week of the Joint Agency being in place. Flic accompanied the family on their visit to our house. (FYI The buyer later expressed disappointment that at this price point the Knight Frank partner responsible had not deemed it worthwhile to conduct the show-around himself). At the end of these visits, our house was first included in the short list for debate overnight by the family and then selected as the preferred choice. . Mark discussed the matter with the other agency and they both recommended that we accept the offer which was on Guide Price.... Read more

This agency has been appalling in almost every respect to deal with. The first offer I made on a property took over a week and a rude email from the valuer afterwards to be rejected as she seemed to be personally affronted that my offer was below asking price. I pulled out as I then felt it was too high. The same day, the property price was dropped to my original offer price. I then resubmitted the offer months later after a conversation with one of the staff who said that the valuer was scheduled to talk with the vendors as the high price had strangled any interest as none of the properties marketed dual agency had sold. I then found myself chasing 8 days later to encounter the rude valuer again and be told they knew 4 days ago that it was rejected but I wasn't told. There is no attempt to keep conversations going and in fact when I spoke with rude valuer she told me my latest offer was not a formal offer so it wasn't resubmitted before her colleague informed me of the outcome. I'm amazed she knew this as I deliberately gave her a wide berth. In fact she didn't know. As a purchaser, I would never buy a property through them. As a vendor, be aware that their crippling negotiation skills are appalling, some of the staff let their own inflated opinions of themselves scupper deals and this might explain why their properties hang around so long on the market. I have been very fortunate to have Miller Countrywide, Truro branch mange my letting properties for over six years. They have found me excellent tenants very quickly each time I have a changeover. They offer advice when I ask for it and there is always someone on hand to sort out property issues if they arise. I don’t have to worry about any of the property safety requirements as Miller Countrywide automatically keep them up to date. Their communication is excellent and I can relax knowing that the property management is in good hands.... Read more

As novice house sellers I can't recommend Philip Martin more highly. We had a lower value property yet we were treated professionally with time and care was taken to get the details and pictures just so. The property sold after the first viewings but the support never stopped and Alice was always on the end of the phone whenever I had a query or the inevitable snag aroise holding my hand every step of the way.... Awful letting agents, do not care about the state of your property as long as they get their money, You downright have to harass them to get a response when you have a maintenance issue that needs fixing and even then it will be some time before they come and fix in. Once the shower stopped functioning and they took over 2 weeks to send someone round to look at repairing it, a shower should be essential to be fixed quickly but Philip Martin felt it ok to leave us without one for over 2 weeks. The same shower leaked and left a hole in the kitchen ceiling which was never fixed. There was a leaking pipe outside the back door that was never fixed, the house was damp and hadn't been decorated since the 1970's. It also had some electrics that would not pass an inspection and in over 5 years not once was our boiler ever checked or serviced. In the time we were there however Philip Martin had no problem in collecting over £51,000 in rental payments. I would not recommend Philip Martin to anyone. The staff are rude and condescending and have zero customer service skills. The worst agent I've ever had the displeasure of dealing with by a country mile.... Read more

This company is the worst. Even tho before I moved out of the flat from them I 're painted it cleaned it all down look bran new. Never got my DEPOSIT BACK I then wrote this on Facebook. U I had over 150 that's right over 150 people comment saying they didn't get there deposit back either. So please dont go with this company. Also I've taken it to the papers I've also put posters up. They keep the deposit to them selves. Plz spread the word until we get are deposit s back... Read more
