10th Mar 2026 (16 weeks ago)We decided to instruct Good child's to sell our property for us as we felt we were getting value for money with what they offered. Communication was excellent from start to finish, they dealt with any questions we had and offered solutions. Everyone was knowledgeable about the progress of the house and we had regular emails and phone calls to keep us up to date. The photos were of a high quality and well presented for buyers. Highly recommended!

17th Apr 2026 (10 weeks ago)Beware when your purchaser takes out a mortgage through your estate agent Would like to give zero but not allowed . In my opinion Ashbourne Bagshaws Residential protected a so called ‘hot buyer ‘ to the detriment of my sale. Helen (manager) lied to my face and said sale was going well . All the while she knew the so called ‘buyer’ had no mortgage or buildings regulations for a conversion ie not proceedable . Nor even had they 5 weeks later carried out the security checks for conveyance . I lost property after property . This is now a law suit and far from me being a tricky vendor the purchaser were not proceedable at that time. Over 4 months later l withdrew as still no Exchange . Connells the owner of Bagshaws Residential were willing to completely forget their duty to me in favour of this so called hot buyer . They were happy to let this go on month after month until the purchaser was able to proceed. In my opinion it is dishonest to favour a buyer because they were purchasing their mortgage through Connells .

Definitely use Property Experts if you want a smooth sale without the promises other estate agents gave us and did not deliver.

From start to finish, Lisa went above and beyond to guide me through the process, staying professional and supportive, even with the unexpected delays. I truly believe the sale wouldn’t have completed without her efforts. Lisa’s communication was excellent, keeping me informed at every stage. I’m so grateful for all her help and would highly recommend her and the team.
2nd Jun 2026 (26 days ago)Absolute joke of an estate agents Understaffed, unprofessional and clearly in need of some training around the whole team. I spent weeks chasing them to view a property and it was a nightmare and if your thinking of selling a property with these I’d reconsider your choices
1st Oct 2024 (1 year ago)Would recommend the team here. They were patient, responsive to my needs and very professional. Julie Burdett and Nicola Clegg were particularly helpful with my transaction and supported well by Julie Gomersall when Nicola went on maternity leave. Claire Midgley was also great as a post sale progressor. Despite us and our sellers doing a lot of the communicating directly (through our sellers choice) she was very helpful, attentive, efficient and knowledgeable when I needed her. All round a great personal service and I have recommended them to a number of friends, family and colleagues.

Cannot fault abode for their professionalism, communication and getting the viewers in to view the house. Always kept us informed on any little matter, viewings and feedback . So pleased we decided to go with abode. Would not hesitate in recommending abode to anyone wanting to sell , buy or rent.

During all this time Lorna has always been extremely helpful and knowledgable guiding me in the right direction. When I sold my rental property it came with many problems which Lorna overcame with hard work and good advice. Her communication was always first class. I would highly recommend as her work ethic is second to none

A real standout for me was that they handled all my viewings on my behalf as I wasn’t able to get to the vacant property due to work commitments-something I truley appreciated. They communicated every update big or small, promptly and dealt with any issues in a way that was considerate to both myself and the buyer. I would definitely recommend Hunters if you’re looking for a friendly, personal and highly professional estate agents.

29th May 2026 (30 days ago)Claire, Claire, Claire… what can we say? Claire Midgley was our rock throughout a very long and difficult conveyancing process. Working in the industry myself, I can certainly recognise a special agent when I see one and she certainly is a true credit to Dourish & Day. She listened to me rant (probably like a broken record at times) , offered advice and promised me she would chase and subsequently update me… and true to her word she was every single time!! To get the good news call from her personally today was the icing on the cake for me & my partner. Thank you so much Claire for all your help throughout, we appreciate you hugely ??????

He was always available to chat, never made us feel like a nuisance, and his advice was spot on every time. It’s rare to find an agent who is this invested in their clients. He and his lovely colleague Liz pushed our sale over the line when things got tough, and we are now happily settled in a home we love. 15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
