20th Oct 2026 (12 days ago)Been with this company 10 years pay them a fee joint 2017 and in 2023 i got a letter saying you owe 20 grabd for council tax the first tenant owed over a grand to council and i ended up paying that coz debr collectors came banging on the door.i told bobby i shudnt be liable he goes oh u win some u loose some i pay them a fee every month to get a service its not like im gambling .lately my payments not been on time so now iv got bad credit coz they never zrnt my rental mony to pay my loan.i never had this problem when suki eas working at love yr post code she was so good alwayz asked my permision if i wanted something fixing and alwayz provided plumber recpiets shr was so fast and promt and her calculations were always correct im very disapointed in the service im getting

Nicole did everything she could to help me over this very difficult time. She was kind, efficient and extremely conscientious; she instantly understood the difficulty and contacted the people concerned immediately, dealing with them with impressive tact and diplomacy whilst ensuring the best result for me that she could.<br><br>I am extremely thankful to Nicole for dealing with this with such thoroughness, honesty and integrity which nowadays is quite rare.<br><br>I cannot recommend Nicole and the lettings department highly enough to anyone who requires property management or is a prospective tenant.
21st Oct 2026 (11 days ago)A £510,000 valuation, questionable financial assumptions and a deeply disappointing response to serious concerns.<br><br>In March 2019, Fraser Wood (Midlands) Ltd, Chartered Surveyors, valued a commercial business at £510,000 for NatWest, ahead of its purchase by my company.<br><br>I subsequently identified serious concerns about the financial information underlying that valuation.<br><br>First, the VAT discrepancy.<br><br>The valuation suggested that income from guest accommodation was exempt from VAT and therefore excluded from the VAT returns. This was an incorrect statement about the normal VAT treatment of such accommodation.<br><br>The assumption was used to estimate turnover, despite my concerns that the accommodation income was already reflected in the VAT figures. I have repeatedly questioned whether this resulted in turnover being overstated and why such a fundamental discrepancy was not properly investigated.<br><br>The valuation also referred to a separate property business, raising further questions about whether income and expenses attributable to other properties had been correctly distinguished from those of the pub. The valuer did not check or ask any questions.<br><br>Second, the valuation itself.<br><br>An independent professional viability assessment in January 2024 examined the business's historical performance and future commercial prospects.<br><br>The historical accounts showed EBITDA falling from £86,372 in 2016 to just £55,661 in 2018, a decline of approximately 36% before Fraser Wood's valuation.<br><br>The independent assessment estimated fair maintainable operating profit of approximately £33,500 annually, leaving only about £2,750 for the proprietor after illustrative borrowing costs.<br><br>It concluded that the business was no longer commercially viable as a public house.<br><br>Although the later assessment was not a retrospective valuation, it adopted a notional existing-use value of £450,000, compared with Fraser Wood's £510,000 valuation in 2019.<br><br>These findings raise serious questions about the original valuation's financial assumptions, especially given the deterioration in profitability already evident before the purchase.<br><br>Third, the firm's response.<br><br>Rather than providing a substantive reconciliation of the disputed financial information or explaining how its assumptions were verified, Fraser Wood has repeatedly emphasised that NatWest was its client and that it has no obligation to answer my questions or provide its underlying records.<br><br>In correspondence dated 21 October 2026, Stephen Smith MRICS also disputed the grounds for requiring the preservation of relevant records and warned of an application to strike out any court claim and seek costs.<br><br>I find this approach deeply disappointing.<br><br>My experience raises serious questions about the checks undertaken before a substantial commercial valuation was issued and the firm's subsequent willingness to explain its work.<br><br>A valuation is only as reliable as the information and assumptions underpinning it. When those assumptions are challenged with specific documentary evidence, surely a professional explanation is a reasonable expectation?<br><br>After years of correspondence, I remain without satisfactory answers to the central financial questions.<br><br>Based on my experience, I cannot recommend Fraser Wood for commercial property valuation services and I will continue to pursue this injustice which has cost me my life's earnings and likely bankruptcy.

I had only been looking for a house for about a month when I visited them, and I managed to get the keys to my new home in nearly two months!<br><br>The whole process was smooth and efficient, and they always gave me quick feedback and kept me updated. We changed to D B Roberts on the 23rd September 2026 and had an offer on the 21st October 2026, less than a month!!! They are so efficient, you can get them on the phone when needed which is rare these days. They keep you completely updated of what's going on, you don't have to chase them. We are so delighted that we put the house up for sale with them. I would 100% recommend them.

29th Oct 2026 (3 days ago)I can't praise the team at Shortheath Dixons enough. Hayley and Sally were amazing and they have heard me say this numerous times that it felt like old school selling again. Some estate agents I have had do not even show you the properties anymore and stand at the front door waiting for you to leave. Hayley knew the area and knew the people and then sold the life you could have not just bricks and mortar. After having my property on the market with a different agent, I was delighted when they managed to sell it after just the first viewing! What really stood out was the excellent communication. 11th Feb 2026 (8 mo. ago)Absolutely shocking service. Ringing multiple trying to get answers, so many times the phone cuts off without answering. Emailing countless times without any aknowledgment. Leaving a young female Tennant with mental health in need of resolutions for the flat & causing health deterioration due to no heating in property since when we had snow this year. WiFi being down for weeks. Draft through bedroom window. Paying rent for a service not provided. She even travelled from Dudley to the Smethwick office to seek answers, to which they still haven't resolved. Much better when landlord managed his own property. I don't know how they've won awards if this is the service they provide to the masses.

Unfortunately, my experience was very disappointing.<br>Naomi never managed the property properly and gave me a lot of incorrect information. If you tried to call the office, she would rarely answer the phone or return calls.<br>When I decided to end my contract, she aggressively tried to charge me additional fees because the tenant wanted to remain in the property, claiming that she had found the tenant.<br>I am so glad I switched to a different agency and have been with them ever since. She also never returned my property keys.<br>She comes across as nice at first, but in my experience, I would be very cautious. I found her to be unprofessional, and I would advise others to avoid this agency if possible.

The whole Team was fantastic including Fran, Nicola and Laura.<br><br>As first-time buyers, we couldn’t have asked for a smoother experience. We were kept in close contact with Fran who was extremely responsive, proactive and always on the ball, keeping us updated every step of the way. We genuinely felt like we were in safe hands throughout the entire process!<br><br>A massive thank you to Fran and team for making buying our first home such a positive experience.
