First class service from start to finish. Lauren managed the purchase of my house 2.5 years ago so it was a very easy choice to go with Reeds Rains when I decided to sell recently. Just another unlawfully discriminating Letting Agents in this country in a day and age when political correctness is rife be that right or wrong and the majority of peoples circumstances are respected regardless of race, gender and financial background...... however not when it comes to this abhorrent and wholly detestable industry that is potential renting from the buy to let agents. So my partner inquired about a two bedroom flat in Scarborough at £595 per month and was upfront and honest about the fact that we as a couple were claiming benefits at the moment due to our personal circumstances, both of us have worked solidly most of our lives in decent employment but as mentioned our circumstances have changed unfortunately. So what did we have to offer then....affordable finances of up to £1000 rent per month, two homeowner Guarantors, over fifteen years of clean rent references with no issues between landlord and tenant, deposit money available, non smokers or pets or children, and the ability to give notice of just a month with the current rental situation of which in London is costing £850 a month, substantially more than the £595 here.... What happens is some "employee" Nicki responds back to my partner saying the landlord wants someone in full time work thus immediately shutting the door in our faces without as much as a consideration, absolute clear and unlawful discrimination on the part of the trash that constitutes for a "landlord" who although in their right as the property owner can refuse but clearly thinks everyone on benefits must be low life trash, probably just another moron who bought the property cheap but couldn't afford it outright and has benefited disgracefully from the Buy to Let boom in the UK. This "Nicki" should learn to read English and reply having actually read the wording of the initial application instead of mentioning an actual viewing which gets peoples hopes up, perhaps she would be better of working in a Pound Shop or McDonald's where you don't get paid to think in a job......totally unprofessional in every way. Adding briefly to the above,we are both thoroughly decent people in life with hobbies and interests i being myself an historian and my partner a photographer so we don't need some narrow minded idiot judging our "suitability" for their two bit property. In summery of our experience here with these Agents i would advise people not to use their services especially if you are looking to rent and are on benefits in your current situation as you will most likely be disappointed and rejected immediately, ignore their positive reviews these people discriminate via the landlords they "serve" and do not wish thoroughly decent people who can easily afford their rents with excellent credentials to move into one of the properties they advertise. In all the time over the last year of trying to up and leave London for a better life and an affordable one i have never seen such a crooked and corrupt industry such as this one, the law will be changed one day and the kinds of Agents such as these people will not have a business anymore, nor will extremely greedy individuals in life hoping to make a quick buck in buying up cheap houses and flats have that ability anymore when there is such a need for the understanding that people have the right to afford a better life for themselves without disgusting and abhorrent discrimination on the part of said prospective landlords and middle men Agents who are nothing less than lackeys to those paying their wages in life. Leanne supported us every step of the way despite the various difficulties and delays imposed by lockdowns and covid restrictions. Never written a negative review in my life but this was a must. Strongly wouldn't recommend.Its not that the business which me and my wife built up sold too quickly, i asked you for the total cost and then asked if this could increase, was told no. I just wanted to know all costs prior to agreeing for you to sell for US.Came to you billing us and guess what....... more money. The sale went through quickly because of us and the buyer having to get on to your staff. That was a discount price ha ha ha ha!!... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
