23rd Jan 2026 (21 weeks ago)AVOID THEM. They will rob you blind of your deposit and withold legal documents they "swear they'll get tomorrow" to avoid giving you your dues. Like many others said they will make dizzying claims about needing professional cleaners. Especially when you hired your own out of pocket to avoid these things. They are rude, dismissive and will trick you into doing everything over the calls to avoid leaving evidence of responsibility before gaslighting you wildly. Mohammed told us to sit outside in the peak of winter overnight when the lock which the locksmith WE had to hire said was "a decade out of date". Took days of arguing to get them to pay us back. It was -5 and mohammed knew full well I was asthmatic. Disgusting business with no morals. Watch your backs, avoid this lot.

Communication was always clear, prompt and professional, and he kept me updated at every stage of the process. Nothing was too much trouble, and any questions or concerns were dealt with efficiently and helpfully. Buying and moving house can be stressful, but Joe helped make the whole process as smooth as possible. I would not hesitate to recommend Maurice Kilbride to anyone looking to buy or sell a property. Thank you for all your help.

13th Jun 2026 (6 days ago)We felt unwelcome at the house viewing today. When I asked questions about the property, I was told that they were questions for the office, which left us feeling unable to get the information we needed during the viewing. We had several viewings with other estate agents today, and they were warm, friendly, and greeted us with enthusiasm. Unfortunately, this was not our experience at this viewing. Both my husband and I felt that the atmosphere was unwelcoming, and we left feeling disappointed by the overall experience

4th Jun 2026 (15 days ago)I am currently going through the purchase of a property listed by Edward Mellor, with my main point of contact being Katie Craddock but also being ably supported by Tai Chapman and others at the office. Katie was super responsive and helpful when I wanted to book a second viewing on the property and kept me updated and informed throughout the initial offer and acceptance process. She communicated upfront about her annual leave and guided me to who best to contact in her absence which was extremely useful and kept everything ticking over whilst she was gone. Thanks so much to everyone at Edward Mellor for their support so far!

13th Oct 2025 (8 mo. ago)Reduced it within a week of being on the market so just shows they got the valuation so wrong. Communication was very poor. Only had two viewings first I had to chase feedback. Never given feedback from the last viewing. When I gave notice I was emailed to say 3 viewings had taken place. They had not. We have changed estate agents as a result of poor service.

They set my expectations at the beginning, which was good. The process has been a smooth one. They fitted in visits around my shifts. I liked the fact that the viewings were done on one day without me being there (great when you live with a toddler) They have always been prompt in replying to any messages. They have made this part as stress free as possible for me.
