I experienced an incredibly difficult and complex situation trying to secure my rental property, and it easily could have fallen through if it wasn’t for Hamza’s support and sheer determination. What truly set Hamza apart was the way he built a genuine relationship with both me and the landlord. By earning trust on both sides, he was able to successfully bridge the gap and push through every single hurdle. He completely went the extra mile for me, chasing the paperwork and refusing to give up until the keys were in my hand.
His communication was flawless throughout a stressful situation, and his commitment to his clients is unmatched.
If you want an agent who genuinely cares and will fight in your corner to get results, he is the absolute best in the business!

11th Sep 2026 (8 weeks ago)Very disappointing experience. After five years, I expected honesty, professionalism and clear communication. Instead, I received contradictory information about our money and experienced unacceptable treatment over the phone. Sadly, I cannot recommend this company.
29th Oct 2025 (1 year ago)I have been renting a property managed by Howard Baker Estates for three years. The property was presented really well and maintained periodically by them. Really impressed with their professionalism in handling things right from renting, maintenance, periodic checks etc. Sam and Team does a great job in managing all these aspects. Renters can feel relaxed if they get such expert property managers. I recommend Howard Baker Estates due to the quality of their properties.

I called this morning to ask about a property advertised. The phone reception was not good and I couldn't understand what he was saying on the other line. I asked him to repeat and HE HUNG UP ON ME. VERY RUDE AND UNPROFESSIONAL. What kind of a "reputable" company are you representing?

Text message after text message from them about Karma, and how spiritual and honest they are. While refusing to give me invoices for building works they had managed, and overcharged me for! As I am asking them to negotiate the cost of the roof, they have gone ahead, and started installing the roof! Roofers who replaced roof, threw all the concrete debris into the top floor attic room, through roof opening to save money on a second tip! Only found out after roof had been replaced.

Super responsive and have resolved any issues we've had within a few days - special shout out to Dorian who is always willing to drop by and help us out with whatever it is we need. Both our move-in and move out process was great and I would rent with them again if I could. 13th May 2026 (25 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early.
However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered.
After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time.
To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully.
I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.

16th May 2026 (25 weeks ago)Superb agents from start to finish. We bought through Wex and Co and Mike was so helpful. So many agents were arrogant or didn’t bother to find the time to help me, or even spend 10 mins to discuss my offers and concerns with certain properties .
Mike was patient, helpful and understood what is takes to have a fine balance between the sellers agent and a space for the buyer to get some help when buying a place.
Thanks again. I have already recommended you and Lak to my son in law, who are looking to buy their first home.

Not pushy and more importantly listened to what me and my family wanted.

Ray and Goisha were especially helpful and kind throughout my time here. I’m genuinely sad to be leaving and changing houses, as I felt very comfortable. I truly appreciate everything they’ve done.

12th Oct 2026 (25 days ago)Vishal was brilliant throughout the process of me buying my new flat. He was never too busy to show me round the flat whenever I wanted access to see it. He liaised with me and the seller to move things along and made the whole process of searching and then purchasing as stress free as possible.

My experience with this property and the people responsible for managing it was extremely disturbing. I experienced serious concerns regarding privacy, security, access to my accommodation, and the treatment of tenants. I also raised concerns about behaviour that I considered completely unacceptable, and I found the responses from those responsible deeply unsatisfactory.
I have personally encountered issues that left me feeling unsafe and unable to trust that my accommodation and belongings were being properly respected. I also have concerns about the way tenant information, mail and personal privacy were handled.
There were also serious disputes concerning the condition and management of the properties and the handling of deposits. I have retained documentation relating to my experiences and have reported matters to the appropriate authorities where I believed it was necessary.
What makes this particularly frustrating is the apparent lack of accountability. In my experience, complaints were not dealt with in a way that gave me any confidence that tenants' legitimate concerns were being taken seriously.
I strongly recommend that anyone considering renting through these people carries out extensive independent checks, gets everything in writing, documents the condition of the property, and keeps records of every interaction. Based on my own experience, I would not recommend them.
Do your due diligence before handing over money or personal information.
