23rd Oct 2026 (12 days ago)The worst agency ever... whoever is working in property management and answering the phones it is useless as hell and with such an attitude. Whatever you ask, there is no answer to the question or the answer is 'I don't know'. When you email them, the auto email reply comes and the issue is just hanging in the air until someone will reply to you it takes time... So so disappointed with this agency.

I experienced an incredibly difficult and complex situation trying to secure my rental property, and it easily could have fallen through if it wasn’t for Hamza’s support and sheer determination. What truly set Hamza apart was the way he built a genuine relationship with both me and the landlord. By earning trust on both sides, he was able to successfully bridge the gap and push through every single hurdle. He completely went the extra mile for me, chasing the paperwork and refusing to give up until the keys were in my hand. His communication was flawless throughout a stressful situation, and his commitment to his clients is unmatched. If you want an agent who genuinely cares and will fight in your corner to get results, he is the absolute best in the business! His kindness and support will not be forgotten. A forever friend! After a really poor experiece with another local agent working with Arron was a breath of fresh air. Communication was excellent throughout and he made sure everything went really smoothly throughout the sale.I wouldnt hesitate to work with Arron and his team again.

11th Oct 2026 (24 days ago)I would strongly recommend thinking carefully before choosing Hilton & Fox at wembley alperton as your letting agent. Unfortunately, my experience with them over several years was very disappointing.<br><br>To be fair, there are a few members of staff who are helpful and professional. However, my overall experience with the few of the staff was poor. I often received rude or dismissive responses, and I frequently had to contact them two or three times before getting a reply. Even after receiving a response, I was often left feeling that my concerns had not been properly understood or addressed.<br><br>What concerned me most was the way repairs, safety, and security issues were handled. Problems could take a very long time to be resolved, and sometimes I felt that there was little urgency or follow-up. As a tenant, I understand that expensive repairs may not always be completed immediately, but tenants deserve clear communication, regular updates, and reassurance that their safety and living conditions are being taken seriously.<br><br>I was particularly disappointed by comments such as, “If it were your own house, would you fix an expensive problem in one day, or would you try to find a cheaper price and wait?” I found this attitude very frustrating. The issue isn't necessarily about expecting everything to be fixed immediately; it is about how tenants are treated and communicated with while waiting for a solution.<br><br>I don't want to name individual staff members because I don't want anyone to lose their job. However, I genuinely believe the company needs to provide better training and make it clear that tenants should always be treated with respect, patience, and professionalism. Whatever pressures staff may be dealing with, those should never result in tenants receiving rude or dismissive treatment.<br><br>Looking back, I wish I had made a formal complaint much earlier. My advice to anyone considering renting through Hilton & Fox is simple: pay close attention to how they communicate with you from the beginning. If you receive a rude, dismissive, or unsatisfactory response, don't just accept it—raise a complaint and ask for the matter to be properly addressed.<br>Unfortunately, I continued to experience the same problems throughout my tenancy, right up until the end.<br>Overall, I am very disappointed with my experience. Tenants deserve to feel that their concerns, safety, and security matter. Based on my personal experience, this is an area where Hilton & Fox needs significant improvement.

Their highly personalised advice, support and guidance was invaluable.
12th Aug 2026 (12 weeks ago)We are extremely disappointed with the service we received from Daniels Estate Company, particularly Mason Beaumont and Hydar Alhakim.<br><br>From the very beginning, we felt that the process was not transparent. We sent numerous emails and left several messages requesting a call back, but our attempts to communicate were repeatedly ignored.<br><br>As a result, we lost a significant amount of money, and the buyer of our house also suffered financial loss. This experience has been extremely frustrating and disappointing.<br><br>Based on our experience, we would **not use Daniels Estate Company again**, and we would **not recommend them to anyone**. We expected a professional, transparent and responsive service, but unfortunately that was not our experience.

They dropped prices over a few weekends and gave the impression there was a problem but, the fact we sold it privately within days of making it available elsewhere only goes to show their lack of scruples.
