Maddie kept us in the loop throughout the whole process which was stressful at times and kept in contact with our solicitor and notified us immediately about the current situation. We are extremely grateful and so happy we are now in our lovely new home. Moving is inevitably stressful but instructing Howkins and Harrison was the best decision we could have made. Whether it was sales progression, communication, negotiation or simply keeping everything moving, each person played an important part in making what can often be a stressful process feel straightforward and well managed.<br><br>Communication was consistently excellent throughout. The team were always proactive, responsive and willing to go the extra mile to resolve issues quickly. Rather than simply passing messages between solicitors, they genuinely helped drive the transactions forward and kept everyone aligned.<br><br>A special mention goes to Harry, who has clearly built a fantastic team and a genuinely well-oiled operation. It's evident that there's a strong culture of professionalism, teamwork and customer service throughout the business, and that filters through every interaction.<br><br>Buying and selling property is rarely without its challenges, but Alexanders made the whole experience as smooth and stress-free as possible. 31st Jul 2026 (12 days ago)I rarely leave reviews, but I feel it is important to share my experience with Carter Oliver Lettings.<br><br>During our tenancy, we experienced a persistent leak which, based on information provided to us during the course of the repairs, appears to have existed before we moved into the property. The leak caused water ingress, mould growth, damage to our belongings, and significant disruption to our living conditions. The issue took months to resolve despite being reported repeatedly. We have emails from the letting agent acknowledging that a failed roof repair was allowing water into the property, yet we were later told the resulting mould and damage were due to our lifestyle.<br><br>The property was subsequently inspected by the local authority, whose HHSRS assessment identified a Category 1 damp and mould hazard and recorded evidence of active water ingress at the property.<br><br>As an asthmatic tenant, I found the situation particularly distressing. The ongoing damp and mould affected my health and wellbeing, and we incurred losses including damage to our bed, clothing and other possessions.<br><br>When we raised concerns and sought compensation for the losses we had suffered, our concerns were dismissed. Instead of addressing the impact the situation had on us, much of the response focused on the condition of the property. I found the tone of the correspondence disappointing and, at times, personal.<br><br>We also experienced access to the property without our consent, which was later justified as an emergency despite there being disagreement over whether the circumstances met that threshold.<br><br>Following our complaints regarding the disrepair and compensation, we were served with a Section 21 notice. While others can draw their own conclusions, the timing of this left us feeling that our concerns were not being taken seriously.<br><br>Despite serving the Section 21 notice, no court proceedings had been commenced by the time of writing this review. I simply include this as part of the timeline of events surrounding our tenancy.<br><br>I would encourage prospective tenants to keep detailed records of all maintenance issues and correspondence.<br><br>This review reflects my honest experience as a tenant.

From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. There should be a five star plus rating to do justice to excellence like GianFanco’s. Thank you on behalf of our family.

I viewed a property on Adderley Road listed by Focus Property, and the viewing agent explicitly told me there was very little interest in it. However, when I tried to apply the very next day, my application was instantly denied. When I called the office to follow up, a staff member named Miglena Ivanova explicitly told me over the phone that the landlord chose a couple over me simply because I have children. When I pointed out that this is blatant discrimination against families with kids, she claimed it wasn’t. It feels highly unprofessional, and I strongly suspect the agent didn’t even put my application forward to the actual owner. Under UK housing guidance and the Renters' Rights framework, refusing tenants simply for having children is completely unacceptable. Avoid their services if you have a family.
28th Jul 2026 (15 days ago)Awful! They never vetted the tenant they put into our property. He had no landlord references, he said he previosly had a mortgage, think he still had a mortgage. Up Estates criteria for checking tennants fell well short. He certainly could not and did not pay his rent. Don't use Up Estated.The staff are just good talkers and are actually really annoying. I would never use Up Estates and would certainly not recommend them. There are much better companies, you may pay a bit more, but it will be worth it. AVOID Up Estates!!
