21st May 2026 (11 weeks ago)I am really surprised by this rate. This agency provides the worst service. Actually, it doesn’t provide anything, it just takes money from tenants. The houses are full of rodents, and pest control never visits despite all the complaints from tenants. The internet is not working properly, which prevents people from working from home. The food bin has been full for more than two months, and no one has taken it away. Where else should tenants complain to ensure basic safety standards are met? If nothing is fixed, I will upload photos so other people can see the conditions.

18th Apr 2024 (2 years ago)I didn't have a perfect experience with Franklyn James in terms if number of viewings although they were quick to advertise the property and the listing was strong. The market was incredibly slow too so it's hard to say if any other agent would have performed better.

22nd Aug 2023 (2 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

10th May 2026 (12 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.
28th Mar 2026 (18 weeks ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.

The lack of communication from this company is unbelievably furthermore when there is communication is with demands and ultimatums. Never again!- 18th May 2026 (11 weeks ago)Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw. Buyers should be very careful to independently verify all “confirmed” information provided during the sales process.

This agent doesn't have any reviews- 16th Sep 2025 (10 mo. ago)I moved into my flat in June and had a great experience with the sales agent, Kevin. I wasn't made aware at the time of move in though that the landlord doesn't actually use Chase Evans for repairs. I flagged that my shower head holder was broken and a safety hazard during my inspection on June 1st. It is now September 16th and I still have not been able to get someone to come repair it and the shower head has hit me on the head, leaving a bruise multiple times. The property manager, Andrew Karayiannis, and his manager Bethany are claiming they're doing all they can do but they rarely return my calls or follow through on what they say they're going to do and they're unable to get an appointment set. I have tried going through the landlord's person directly but he is unresponsive as well. This is by far the worst property management experience I've had in the UK and in the US. At the very least, make sure you understand if Chase Evans actually manages the property or just avoid altogether.

He was updated more than fully on multiple long emails etc. The market at this time was peak interest rates. I mentioned with regards to the saturation of the market on flats as well and with regards to the price, but he had bought high as is mostly the case and didnt want to lose money on the property and drop. He eventually did drop to the figure I mentioned with another agent and it was not at the same price. It was not 6 weeks, I noticed it when looking for comparables. It came off with me October 2024, it was remarketed and completed September 2025, 1 year later, this comment left June 2026!!They were not fictitious viewings. I was not evasive I talked how the market is whether a vendor wishes to hear this or not. Personal insults! They noticed all the awards on the outside of the shop and the website. Lowest rated from those with grudges, please read the answers below from those few reviews like that. Companies use companies that block low reviews and only then upload the higher reviews to Google, I dont. I have no issue if people want to leave reviews, freedom of speech, but at least let them be factual/correct and not with personal insults, I expect more/better , in this case from his line of employment he works in. Shirt not tucked in, that then gets tucked in, is this relative, food! I lost 3 stone, even though I was told I looked ok, a personal choice to be healthier.<br><br>Sam Ades<br><br>Your offers were going up in increments over a 1 month period.<br>The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search.<br><br>Rabi Dil<br><br>I have no information, that i have ever had dealings with you.<br><br>Candice Bonney<br><br>I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible.<br><br>Imran Khan<br><br>I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.

1st Dec 2025 (8 mo. ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

He has been involved from the outset, when he first showed us the flat, and has remained consistently engaged throughout, always included in communications and clearly overseeing matters with care and attention. The flat itself has also been excellent, which has made the whole experience all the more positive. Now, two years on, we’ve just completed an inspection with Mas, which was handled in a professional yet relaxed and friendly manner. It made what can sometimes be an uncomfortable process feel straightforward and at ease. It was also striking that he remembered small personal details about us, from meeting family members to our hobbies, something that is quite rare and much appreciated. He has always been flexible with timings and accommodating of our work schedules, which made a real difference. The wider team have also been excellent, responsive, professional, and knowledgeable. Overall, the experience has been smooth and stress free, and we would highly recommend them.

They were highly responsive, professional and proactive whenever we sought their help. All maintenance requests were handled efficiently, and we always felt well supported as tenants.
