6th Jun 2026 (16 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

As none of our family live in or near Sheffield his experience and knowledge were invaluable. We also really appreciated the friendly and professional way everything was handled - nothing was too much trouble. Highly recommended.

We have been assigned Katie as our property manager and I’ve had to contact her regarding a couple of issues now. She delivered quality customer care and escalated the report immediately leading to resolutions. I will certainly continue to contact Katie directly as there is always a response and all ways a demand for action.Our family is extremely grateful for her support and wish her all the success.

Ewe move will always be a first choice if we are to move again and we will always refer them to a friend who is moving. To finish off the sale we was handed a bottle of prosecco which was a lovely touch. ***HIGHLY RECOMMEND!!!***
15th May 2026 (19 weeks ago)We had 4 agents to evaluate our house and although they were all efficient there was one that stood out from the crowd. Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.

6th Sep 2026 (20 days ago)Avoid this company they made buying our first home an awful experience. I’d especially advise you to avoid Susie Ralston and Paul Howell. Told me the role as an estate agent is to list and sell a property and any chasing of a chain is simply a good will gesture and falls outside of the estate agent’s ethics.<br>They had the audacity to advise thier contact log showed 32 contact points since April. Yes 32 times I had to chase and ask for updates to which I was met with nothing meaningful and to contact my solicitor. They also had the cheek to say I knew the vendors daughter in law so I had updates from them - shouldn’t have to justify I know sometime from a school run not personally as a friend.<br>Ignored my complaint request for compensation.<br>Property onbudsman is my next step.

Failed to supply second for sale board I have paid for. Accompanied viewings, one of the two guys that did it just stood on front doorstep, turned up late, and one time even brought his kids who where left in his car, so he was backwards and forwards between car and front step

3rd Sep 2026 (23 days ago)Tried to appoint this firm for 3 properties but never returned calls despite reaching out to their office and Jordan (director) on her mobile. Just no communications or return calls, messages etc. Imagine if you were a buyer, would your price be communicated to the vendor with such inefficiency?

They sorted everything out weekly phone call from the team keeping me updated. First time selling a house and it was made so easy with the gleadless team.
