5th Jun 2026 (15 weeks ago)Went to 5 estate agents initially but chose to commission Darlows after a confident pitch from their lead agent. We doubted the valuation but were assured due diligence had been conducted, so we went with their expertise. Within 2 weeks, the person we had been dealing with left and we were asked to reduce the price by £25k. Photographs were poor and we had to have a second set created. For the 20 week period of the contract, we only had 1 viewing but the marketing report showed 2 as they counted the visit of the photographer being a visit. The 1 viewing we had, the estate agent asked if the house was listed in front of the potential buyers, which showed à lack of market knowledge, which left us lacking any confidence moving forwards. The 2nd person who acted as our contact has now left the branch and once our contract ends we’re looking to commission a new estate agent. Overall, an extremely disappointing experience and sadly, we can’t recommend Darlows to anyone.

She didn’t tell me what I wanted to hear, she told me what would maximise my chances of selling at a good price. I followed all her advice and sold at a better price than I’d dreamed of.

My house was valued and sold within within 3 weeks. Very impressed and wouldn't hesitate to go with CPS again.

12th Sep 2026 (5 days ago)Renting through Sales & Lettings Angels was a thoroughly stressful and frustrating experience. We were handed over a property that already had pre-existing issues—including broken cupboards—yet they attempted to deduct money from our deposit for those exact damages when we left.<br>During the tenancy, we also had to deal with serious damp and mould problems. Although the issue was eventually resolved while I was living there, they tried to use the tenancy's end as an opportunity to hit us with unfair charges. Even though all keys were handed over properly, they tried to claim for "missing keys" and attempted to push excessive, unwarranted deductions out of my deposit.<br>Fortunately, the deposit was secured with the DPS (Deposit Protection Service), who conducted a fair and independent review and ultimately returned my money back. Their deposit claim process feels predatory and dishonest.

We viewed a few properties with Kelvin Francis to say the least and every time they were very friendly and helpful. The buying process was great with Mark, he was very proactive and communication was on point, with continuous catch-ups and updates. Could not recommend them enough to others. From the initial valuation to the day of completion it’s been a pleasure to have him by our side. Communication has been outstanding, nothing was ever too much trouble, evening viewings accommodating around our work schedule and securing wonderful buyers, I can’t imagine another estate agent going above and beyond like Steve did for us. He was brilliant from start to finish, wonderfully professional and we went back to see him immediately when we sold our house six years later. Great sense of humour and no faffing around. Would highly recommend talking to Liam about your mortgage, even if you aren’t buying or selling through A&H. Great experience all round and will see him again for our remortgage.
