3rd Mar 2026 (22 weeks ago)We were not impressed. The lack of communication being the biggest issue. The last email we received was confirmation of our cancellation and was told I would be called after the weekend on the Monday. I'm still waiting. It's been 3 weeks. It was almost like once they had got you to sign the ridiculously long contract they just whacked it on Rightmove then forgot about it. After informing them of our cancellation we received an email telling us all about the potential buyers they had introduced to our property. The list was huge. Where when and how did they introduce all of these potential buyers. We had 3 viewings in 6 months.

15th Jul 2026 (19 days ago)I have never before experienced such a poor service. Emails and messages go unanswered and when you are able to make contact they are rude and unprofessional. The whole of our chain has completed and moved apart from those using Bagshaws. As the solicitors are also part of their chain/group this has become increasingly difficult to get a clear idea of what is going on. Yes I have made a formal complaint, after being denied access to this process. I was also asked if I would like to close the complaint after 1 small update, needless to say that was the only update I have had, so I am continuing this process. I

It was important to us that we found tenants that would look after the property and be respectful of neighbours. We wanted to be responsible landlords, conscious that our property would be someone’s home. With Kerry’s honed expertise, she offered a selection of people and we secured the perfect tenants for our property. We found we could wholly rely on Kerry’s advice, who made the process efficient and hassle free. We felt she dealt with us with the utmost integrity and professionalism. She is very knowledgeable, answered all our queries and was very mindful of our requirements.<br>During the management of the property Sophie proved to be responsive, always answering the phone quickly, getting back to us when promised and dealing with management issues. We also found it useful to be reminded when landlord responsibilities were due for renewal and welcomed the comprehensive inspection reports.<br>The end of the tenancy process was well managed.<br>We would highly recommend Northwood’s management services.<br>Thank you to the whole team at Northwood.<br><br>Updated review following sale of the property<br><br>Northwood’s sales team were first class supporting us all the way through what at times can prove to be a very demanding process. The listing of the property went very smoothly and the quality of the photographs to support the sale were excellent. Viewings were dealt with by Northwood and were conducted in a very professional manner. We were informed at all times about the viewings and any feedback received from potential buyers. The house sold in the first week of being listed and we felt confident that the follow on process leading to completion was in safe hands. The solicitors recommended by Northwood were first rate and the process was relatively straight forward. Communication with Annie and Abi have been fantastic answering all our questions when requested and keeping us informed of progress all the way through from listing to completion. Special mention to Abi for chasing the solicitors and helping to move things forward while keeping us in the loop at all times. Annie and her team delivered for us and we could not ask for more. Highly recommended.

6th Jun 2023 (3 years ago)I was forced to live with rats for months and would not sort the problem as soon as I left they put it straight back onto the market I see this property come up on the market every six months due to the same rat problem I’m guessing terrible company! The whole building needs destroying! Rats in every property! Tramps

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

1st Nov 2025 (9 mo. ago)Well it all started good. Then when you try to phone, your call constantly goes to voicemail. They say they return all calls, well this was not the case. At the end of the 16 week contract we split with Woodward. We thought going for a small local company would be a good idea, this was unfortunately a bad idea. We did not sell, when was got the keys returned, rather than talk to us, to have any feedback, literally they posted the keys through the letterbox and ran off. Bad experience in general. I would not recommend.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Not the fault of the estate agent, however there was no adjustment to the online profile at any point to refresh the advert. Nothing posted on socials that I’m aware of either.

The only contact I had from my agent was to push for the price to be lowered. I decided to list with a dual agent and the property was sold in a few weeks.

We felt our preferences were considered seriously and incorporated into the advertising and photos. We were kept informed at every stage and were extremely patient listening to our queries and answered our questions in a really helpful manner. We never once felt as if we were being told 'leave it to the professionals', but felt as if we were a whole part of the process.
